La Fenice is part of an award winning restoration of a substantial farmhouse. The accommodation is over 140sq m restored with terracotta floors and wooden beamed ceilings. Downstairs consists of a large lounge/dining room seating 6 at the table and with comfortable seating around the open fireplace for 6.
The dining area leads through a brick arch to a large fully equipped kitchen with its own double doors to the patio.There is a cloakroom with toilet, basin and washing machine. Upstairs there are 3 bedrooms, 2 double and one twin, two of which have additional mezzanine areas above. There are two shower rooms with shower, toilet, bidet and basin.
Outside there is a shaded patio and private hedged gardens and a path leading to the shared beautiful pool with shower and changing room and tremendous views over to the hilltown of Cortona.

The well equipped kitchen (with the all important dishwasher) is larger than most and has a separate breakfast/preparation marble table. The units are solid wood with marble worktops. We have the added luxury of a coffee machine for making espresso and cappuccino.
3 large bedrooms, 2 doubles and a twin bedded room. The rooms are fitted with traditional Italian handmade solid wood furniture with plenty of storage and dressing space.
All have beautiful views across the Val Di Chiana towards Cortona and being North facing are cooler at night. The bedrooms have internal solid wood shutters for blocking out the daylight and insect screens to allow them to be opened for ventilation.
The lounge has an open fireplace and a very efficient central heating system for winter use.

Access to the patio and garden is from both the kitchen and the lounge and the patio has a large table which will seat 8.It is a fine place to sit and watch the stars shine and the lights glimmer from Cortona, across the valley, with a glass of wine in the hand.
There are barbecue facilities outside on the patio area. We have an electric 'Foreman' grill if the weather changes suddenly.

Whilst the location is rural La Fenice is convenient for visiting all parts of Tuscany.The villa situated in Southern Tuscany is perfect for visiting all the beautiful Renaissance hill towns of Cortona, Arezzo, Siena, Perugia, Lucignano, Pienza, Montepulciano within 30 to 45 minutes drive.
Assisi is just over an hour. Day trips to Florence and Rome are possible by rail from the nearby station of Terontola. Lake Trasimeno with boat trips and water sports and walking and cycling in the Val di Chiana and the Val D'Orcia are both within a 20 minute drive.
The Etruscan hill town of Cortona,with artworks, museums, unique shops and first class restaurants is only 15 minutes by car. For the more serious shopper the Val di Chiana Outlet Village is easily accessible by car. The area is in/adjacent to one of the top three wine areas of Italy, Brunello at Montalcino and nearer vineyards to visit in the Montepulciano region.
Cortona beckons (15 minutes up to the top) as it can be seen from the house. It is just as described in 'Under the Tuscan Sun'. Cortona has wonderful medieval streets, theatre,shops and restaurants to cater for all budgets and tastes. The Etruscan exhibition in the museum is accessible and fascinating and history and culture abounds-local Etruscan tombs and the frescoes of Pierra della Francesca in Arezzo (30 minutes drive or two train stops!).
Cycling and walking are popular activities in the area.
Lake Trasimeno is 20 minutes away where sailing and boat trips to the islands and around the lake are available.
Golfers are well catered for from a local 9 hole course to the prestigious Perugia golf club.
