The open plan living area offers a dining area to seat 6 guests and two 3-seater sofas with an electric stove fire. Entertainment is provided by a flatscreen freeview TV, a provision of books and the availability of Wi-Fi. There are french doors that lead from the living area onto a balcony at the front of the property where guests can sit and enjoy the magnificent views

The kitchen is situated just off the dining area and is finished to a high standard with the provision of a large electric range cooker with gas hob, dishwasher and fridge freezer with a separate utility area housing the washer dryer.

The property sleeps up to six guests in three bedrooms. Bedroom One is a spacious well co-ordinated master suite with furniture comprising of a double divan bed with feature headboard, bedside cabinets with sidelights with matching wardrobe and a dressing table with stool. The room also benefits from an en suite shower room. Bedroom Two is a well co-ordinated twin bedroom with two single beds, three plus two drawer chest of drawers and a double wardrobe. Bedroom Three is furnished with bunk beds, a three drawer wicker basket unit and a single wardrobe with mirrored door.

Sand Rocks benefits from a bathroom and en suite shower room.The bathroom is finished to a high standard and comprises of a panelled bath with shoer over with glazed shower screen, low level WC and washbasin in vanity unit with a large feature mirror over. The en suite shower room comprises a corner shower cubicle with electric shower, low level WC and a wall mounted washbasin.

To the front of the property, accessed from the lounge is a decked balcony with stainless steel balustrades with glass screens offering wonderful views down the valley to the town, the River Dart and Kingswear with views across to the Daymark Tower. To the rear of the property is a large raised garden laid to lawn with mature shrubs and borders with two seating areas of a lower terrace with bench and a further raised decked terrace with summerhouse.ParkingTo the front of the property is a driveway offering off road parking for one car with ample on street parking available on this quite residential cul-de-sac location.
