Our luxury colonial style villa Zeytin Koru has a large private pool and is set in a large (over 1000 square meters) garden with trees on two sides and mature flowering Oleanda hedge rows around all four sides offering some privacy to our guests. With a choice of sea, lake, river and mountains all within the Dalyan delta you will be spoilt for choice for things to do. Villa Zeytin Koru is the closest to the restaraunts and bars of Dalyan at just 100 meters. (Best location in Dalyan) according to many of our satisfied gests over 8 years. The private 60 square metre pool enjoys sunshine all day and includes a large shallow end. Inside the villa there are a number of unique features with stone fireplaces as the central point of both sitting rooms on the ground and first floor. The accommodation comprises of 4 double bedrooms with luxury en suite shower rooms and single and double sofa beds in the 2 sitting rooms and 2 cots to comfortably sleep up to 10 people if required. The villa is air conditioned throughout and windows are double glazed with mosquito blinds. Although a car is not necessary there is a private drive at the rear of the property. THE MOST SIGNIFICANT FEATURE OF ALL IS THE MAGNIFICENT VIEWS OF THE LYCIAN ROCK TOMBS DIRECTLY TO THE FRONT OF THE VILLA.

The majestic Lycian Rock Tombs of Kaunos take pride of position and seem to oversee the whole of Dalyan life now as they have for the last two millennium. There are lots of things to do in Dalyan, including boat trips, sailing, mud baths, turtle spotting, Turkish baths, white water rafting, snorkelling, diving, a beautiful deserted beach and visiting the ancient ruins of Kaunos. Or you can of course just relax and enjoy the sun, sea and sand.
Since 1986, Dalyan and its delta has been a conservation area and wildlife sanctuary. Because of this, the small town on the South West coast of the Mediterranean has kept it's Turkish charm and appeal. Proudly guarded by the Dalyan authorities. Many people like us return year after year, a few never leave. Zeytin Koru is set amongst cotton fields and citrus fruit farms, itself built on the site of an olive grove. Many birds visit its garden and many birdwatchers come to Dalyan as there are over 200 different species to see.
Approximately 3 miles from the centre of Dalyan lays the 3 miles long sandbar Istuzu beach that juts out from the main land into the Mediterranean. This site was earmarked for development until it was brought to the authorities' attention that it was one of the last nesting grounds for the endangered Loggerhead Turtle. A campaign with David Bellamy and a local woman Kaptan June (Haimhoff) was successful in stopping the development of Iztuzu Beach. Visiting times to the beach are restricted to daytimes only from May - September when the Turtles are nesting. You can reach Iztuzu by Boat (approx. 40 mins) or Dolmus (approx. 20 mins). The boat winds its way down the channel, through the rustling reeds, where the “ African Queen” was filmed, to the open tip of the beach, with an opportunity to spot the turtles, and many species of birds. The Dolmus (local bus) travels lakeside and over the mountains through beautiful winding roads lined with Oleander. Both ways offer spectacular scenery and are well worth doing.
For an historic cultural experience take the rowing boat ferry across the river (200 yards from the villa) and walk down the back lanes to the ancient ruined city of Kaunos. This was a very significant city port, with ruined temples, an amphitheatre, castle and walls but unlike Greece or Rome you can take your viewing at leisure in the cooler parts of the day with few other tourists to compete with.
Held in the square every Saturday is not to be missed. As well as having fun haggling for 'Genuine Fakes', 'Cheaper than Asda price'. There are many varied stalls great for those holiday gifts and a must to stock up on your fruit and veg for the week.
EATING OUT IN DALYAN
It has to be said that we love Turkish food, one of the reasons we love Dalyan so much.
As there are over 50 restaurants to choose from it is hard to narrow down just a few to recommend. We do of course have our favourites and many good friends amongst the staff. Whilst those listed in our information pack offer very friendly service and good food and are located in the centre of town, half the fun is in exploring all the back streets and roads leading out from the centre where you will find many small local food bars. On the more rural lanes you will find garden restaurants out of town which offer a free pick up and drop off service.
From the rivers edge, by the boat moorings some restaurants leave food out for the huge river turtles to come in to feed off them. A Turkish meal or breakfast watching these fascinating creatures is expressed by everyone who sees it “an experience of a lifetime”.

"Another fantastic stay in this beautiful villa!"
In our opinion Zeytin Koru is in one of the best locations in Dalyan. This was our second stay in this villa, our first being in 2012. Everything you need is on your doorstep, i.e. restaurants, shops, supermarkets, cafes, walks by the river, chemists etc. Age range of our family was 15 to 75 years, and we all had plenty of space even with some of us sleeping in the living areas. Having en-suites to all bedrooms is a huge bonus. The pool is large and kept beautifully clean as are the gardens. On arrival at the villa on both occasions it has been spotless and so well equipped, we didn't want for anything. The mid stay clean was again very thorough. Sinan the villa manager is a gem, being on hand for anything that you require but not being intrusive at all. He arranged a lovely trip for us, crabbing, swimming and visiting the mud baths all with a lovely bbq cooked on board by Captain Zac. This was a favourite with the whole family. It is a huge bonus having Wifi at the villa especially with the teenagers, although it was lovely not having them glued to their gadgets for 2 weeks, they actually spent a lot of time with us, playing cards and chatting and playing in the pool!! We also felt very safe and with Sinan popping in to check on things regularly we felt that had we had any problems they would have been dealt with immediately. So all we can say is that we would recommend this villa every time and we hope to return sometime in the very near future :-D
