casa Bonita - is situated on a fabulous mountain-side location in Kalimas which is on the Cumbre del Sol area between Moraira and Javea.

Set on a south-facing elevated flat plot of 8OO m2, enjoying magnificent views towards the sea and the Ifach rock at Calpe in the distance, it is a short drive to Moraira and Javea, and close to all local amenities (supermarket, restaurant, bars, chemist and a bank).

The villa is set on two levels, within a large plot, with a long drive suitable for parking of upto 3-4 cars: there is also a garage suitable for one car.

You enter the ground floor, via a covered ramp, to an entrance hallway, so would be suitable for wheelchair users as the accommodation is flat, apart from the upstairs twin and master bedroom. To the right you will find a fully-fitted kitchen.

The living room is very bright, airy and furnished with two sofas and two arm chairs, a 37” flat-screen digital Satellite television*, and a DVD player. A large picture

A large picture window frames the Montgo mountain, in the distance, beautifully, and there is another opening window, to allow cooling summer breezes into the villa (both windows have electric blinds). Patio doors lead into a large conservatory furnished with a dining suite, and overlooks the pool terrace, and has direct access via patio doors, and has fantastic sea and mountain views.

A hallway off the living room leads to a family bathroom, next door is a double bedroom with two arched windows, one with sea views and the other overlooks the garden, Pergola and barbecue area. From the hallway a flight of stairs leads to the first floor twin Bedroom with a large window with sea views and built-in wardrobes. Across the hallway is the en-suite wet room. The hallway leads to the master bedroom which has a large picture window with magnificent sea and mountain views and a door leading onto a private terrace, off the master bedroom is a walk in wardrobe that leads to an en-suite wet room with 'His & Hers' vanity units.

Outside - The 8 x 4 metre swimming pool has Roman steps and hand rail for assistance on entering or leaving the pool, there is an outside shower and is surrounded by a large sun terrace. This leads onto a further large sun terrace where you find the built-in barbecue, close to a Pergola, with dinning suite - this looks out onto the enclosed garden area and a gravelled seating area. There are gates at the end of the pool terrace and garden area, so that the area is totally secure, especially for children.

Please note - There is a temporary barrier between Pergola and Garage, to make area secure for children: this will be replaced by a permanent wall during the winter of 2016/17.

Heating - For the winter lets the villa has full gas central heating - charged extra based upon meter readings taken at the beginning and end of your stay.

Air-conditioning and warm-air heating - Charged extra based upon meter usage.

Usage Deposits - A 25 Pound deposit per system per week (except summer for central heating), irrespective of whether you will be using it or not, is required for above. This will appear automatically on the booking form.

Internet Access - A free ADSL broadband connection is available for guests' use. You must take your own device to connect up: the router can be accessed by wireless, instructions at the villa.

*Digital Satellite Television - Note that the satellite system provides subscription channels which includes sports/movie channels and BBC programmes.
