Las Roques is a beautiful traditional Tarnaise former farmhouse with private fenced swimming pool perching on the edge of a valley between the medieval towns of Cordes sur Ciel and Albi. Built from local white stone between the 17-19th centuries, Las Roques is rare in remaining a truly authentic character property, retaining original tiled floors, fireplaces, exposed beams and two-storey hallway and staircase. Recently it has benefited from a sympathetic restoration, including a fully equipped luxury Schmidt kitchen with granite worktops. The house and private grounds enjoy spectacular views over unspoilt countryside, and a wide-ranging network of footpaths, bridleways and country lanes can be accessed directly from the property. The 12x6m saltwater pool has additional 4m wide steps to one side, the broader top one of which forms a paddling/sitting area beside a 4x6m shallow end (1.2m) which gently slopes down to a 2m deep end, resulting in a pool which can be used for relaxing, playing or serious exercise. The grounds also include a walled terraced garden flanked by two grand old stone pigeonniers in front of the house; lawns including a children's play area; a range of disused stone barns enclosing the property to the rear; and parking for several cars. A range of garden furniture including loungers and a barbeque are provided. There are three first floor bedrooms: a 35m square master bedroom with a double bed and generous en-suite bathroom; another double bedroom and a twin bedroom sharing shower room, wash basin and WC. The large ground floor lounge has a further fold-out double bed. Adjoining the 30m square dining kitchen, equipped with hob, Neff oven and microwave, dishwasher and fridge freezer there is a 36m square dining room and a further large covered open air eating area. The nearby village of Virac boasts an award winning vineyard, where wine can be tasted and bought, and other local produce is on sale in the village. The stunning hilltop town of Cordes Sur Ciel, on the bastide trail of medieval villages dotted about the rolling countryside, is less than 10 minutes drive, offering a range of cafes, bars, restaurants, shops and a popular market, while the UNESCO world heritage town of Albi, with its famous medieval cathedral and Toulouse Lautrec museum, is only 20 minutes. The wine centre of Gaillac is 30 minutes; the regional capital of Toulouse under an hour.The 600-acre Cap Decouverte leisure park is under 10 minutes, with lakeside beaches, cable cars, giant zip wire, toboggan run, skate/bike park, karting, dry ski slope, water skiing, and more. The spectacular Aveyron Gorge, offering kayaking, walking, cycling and rock climbing is under 30 minutes. Airports: Toulouse (1hr 15), Rodez(1:10), Carcassonne (1:50). Calais (9 hr).

It certainly is a hidden gem. As this was our first year of rentals, we appreciate our guests comments and have responded to the points raised above. The bed in the master bedroom is a standard double bed and has a new mattress (it probably seems somewhat overwhelmed in the 20ft square bedroom). Fans and mosquito nets are now installed for this season's rentals, and we are now using a different internet provider. We hope this ensures future quests enjoy Las Roques as much as all of last seasons guests did.

How do damage deposits work?
