From the owner

Lemon Grove Villa boasts a sparkling 10m x 5m pool; larger than average, with underwater lighting, and sunbeds shaded by swaying palm trees. The pool has the added feature of a child safety fence for that extra piece of mind. Situated in large private, level gardens which families will particularly enjoy. No other properties overlook the garden. The garden is tranquil and very private, with a large patio area, shaded seating areas, barbecue with bench seating, and a well- manicured lawn to picnic on or as an area for children to play. There is a shaded carport next to the house, with additional driveway parking for a further two cars. Level access for pushchairs & wheelchairs.

Inside, the villa is stylishly decorated and comfortably furnished, and boasts a cool sunken lounge area with a 50 inch TV with surround sound, BluRay, DVD, satellite, and internet box. There are several USB charge points throughout the villa. The lounge and kitchen both enjoy views over the lovely pool and garden. The inside dining area has seating for 8, and the white oak fitted kitchen provides all the equipment you will need, including bottle cooler, microwave, cooker, hob, iron, washing machine & dishwasher. The villa- especially the kitchen- is very well equipped, with everything you would need for a comfortable home-from-home.

The 4 bedrooms are all large rooms, and all are ensuite, so you won't be fighting for the shower. The ground floor double bedroom has an ensuite shower room. It's dual aspect, with views over the garden & pool, and patio doors giving private level access to the patio and garden. (It's just 7 steps to the sparkling pool.) This would be a perfect room for grandparents.

The spacious upstairs master bedroom boasts a king size bed, garden views and glimpsed sea views, an ensuite shower room, and a separate dressing room large enough to take a cot bed if required.

One of the twin bedrooms upstairs also has a fold out bed, essentially creating 3 single beds.. In addition, it also large enough to take a cot (please request when booking.) Both of the twin bedrooms are dual aspect with lovely views over the garden, pool, adjoining fields and mountains beyond, and both have fitted wardrobes. One twin has an ensuite shower room, the larger upstairs twin has an ensuite bathroom with over-bath shower.

Upstairs is a small balcony to enjoy the lovely mountain views at sunset. There is a downstairs cloakroom decorated with handmade mosaics.

The villa has a well-stocked DVD, Blu Ray, book and games library for all ages. There is a safe, and entry alarm system. All bedrooms and the lounge have air conditioning which is included in 2022 prices . All bedrooms have a ceiling fan. We provide villa towels and a beach towel for each guest. Hairdryers are provided. A high chair and child safety gate are provided free of charge on request. (Please note the safety gate can be fitted to bedroom doorways, but not on the stairs). A cot bed can be provided but as we hire these in on request, there is a small additional cost.

The highlight of the villa must be the large level patio with shaded seating and dining areas overlooking the large private pool & BBQ. There are two picnic tables; one for adults, and a mini one for small children. The villa enjoys pretty gardens, swaying palm trees, and a small grove of citrus trees (help yourself to lemons for your gin & tonic!). Fully enclosed private and beautiful gardens with lawn area, level access (suitable for wheelchair or pushchair) and very private position make the villa's outside areas a delight to enjoy.

We have installed a pool safety fence, to ensure the safety of the littlest members of your party.

There will be a small welcome pack waiting for you when you arrive (included in the cost) but should you have any special requirements, please let us know when confirming the booking.

The villa is in a quiet area just a short stroll from Coral Bay's restaurants, bars, beaches & an excellent bus service.

The nearest beach, Corallia, is a short ten minute stroll from the villa. There are numerous bars, restaurants and amenities in Coral Bay, a short walk away. The resort of Paphos, with its charming harbour & archaeological sites is just a 10 minute drive along the coast. The beautiful Akamas peninsula & national park is a 5 minute drive up the coast. This is particularly stunning in Spring, when it's carpeted with wildflowers.

The villa can be booked as a 3 or 4 bed villa with prices for up to 6 and up to 8 guests. Prices shown are for the 4 bed option; please contact the owner for prices for the 3 bed option.

Please note that the normal changeover days for Paphos are Wednesday and Saturday. This booking portal does not offer these booking restrictions. We would ask that should you wish to book for other changeover days then please contact us so we can discuss options before committing to your booking as regrettably we may have to decline bookings made for other days.

Kevin, the owner, is available via email or phone to answer any queries or questions, and help with any further information you may need. Lemon Grove Villa has its own website, packed with useful information and photos. Kevin & Jo lived in the villa for four years, so know the area very well. Our property manager, Max ,has received so much praise for his helpfulness, and delights in seeing guests'faces when they enter the villa. He goes out of his way to ensure guests are happy, and has even been known to drive to the airport to deliver a forgotten teddy to its owner. He will meet you when you arrive and show you around the villa, and will be available during your stay should you have any questions or queries.

Guests must shower off sun cream before using the pool. Excessive sun cream can effect the pool chemicals and could render the pool unusable.

Smoking is not permitted in any part of the house or the grounds.

I'm sorry that the air conditioning charge was not apparent when you booked but TripAdvisor does not have the ability to show additional costs so including it in the description was the only option. To prevent future confusion, we have included the charge in all new bookings. The fridge was not that old and although we contacted the supplier as soon as you reported problems, they were too busy to attend whilst you were there. The bottle cooler is not actually a fridge unit and is only designed to keep bottles cool rather than chilled and I will add that information into the villa notes. I'm glad that you enjoyed everything that the villa had to offer and that the booking process was painless. If you do wish to rebook, please mention this booking so that we can offer you a loyalty discount.

How do damage deposits work?

If Kevin (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
