Firstly, Ksenia is a really lovely owner, she is very helpful and friendly. The Villa is amazing, the view from the bedroom balcony is amazing, I still keep looking at our photos of the view and can still hear the waves crashing on the beach :o) We were there for my daughters wedding and my 50th birthday (Ksenia left me a bottle of wine for my birthday which I thought was really nice), there were 45 of us in total around Coral Bay and Paphos and everyone having a look at our villa said it was great. The Villa is about 10 minute walk from the main high street, the supermarket is about 15 - 20 minute walk but when I go back (and I will be going back to this Villa) I will hire a car. The taxis are a bit expensive. I have a prolapsed disc and it was one of my bad episodes so the walk was a bit much for me so did get taxis a few times and Ksenia dropped us off at the bus stop when she was just checking everything was ok. Take a tourch as there is not a lot of street lighting from the high street to the Villa but we felt perfectly safe walking in the dark. The Villa is very comfortable and the bedding is changed weekly (plus you have the washing machine and the weather to dry) and I loved the pool, it was very clean. Ksenia was at the end of the phone if we needed anything...she offered to take us to the local supermarket when we arrived but we said we would shop another day. If you're going to shop go to the supermarket rather than the high street shops as they a little expensive. The supermaket was well stocked and priced well...again a car is a must, wish I had hired one. There are plenty of restaurants and the food is really good. Remember to take mozzy bite stuff and be wary of the's fierce, remember the sun lotion. We went on a day trip...there are leaflets around and we had a great day and local pick up. The buses are fantastic the price is 1 euro to Paphos from Coral Bay and 1 euro does go up to 2 euros after 11pm...the bus is 652 from opposite the Blazing Saddle Bar, you get dropped off at the central bus station at Paphos harbour. I can't rate this Villa and Ksenia highly enough...we had a FANTASTIC 2 weeks and I can't wait until I can go again. Thank you Ksenia If anyone wants to ask questions please feel free as sometimes it's the silly things you forget to find out, but Ksenia would answer any questions you have as well.

“Coral Bay villa”

The villa is set in a quiet and relaxing area and everything that you need is either a nice walk or a short drive away. The villa itself is light and bright with a nice calm feeling. The owner, Ksenia, was extremely helpful although we didn't need to contact her much, as we had everything we needed. Prior to our holiday we read reviews and noted that there seemed to be an issue with the shower, however, this has now been resolved with a new water pump being fitted and we had no problem with the shower pressure. The view from the balcony, overlooking the sea was amazing and our favourite place was sitting on the balcony in the swing seat. The pool was brilliant, just what we needed to cool off! I would recommend that you take a torch, as the walk to the restaurants is in total pitch black in the evening (no street lights). Mosquitos were a big problem to us, even though we went in October and I recommend taking plenty of repellent! We hired a car, as we like to get out and about. We visited Polis and Latchi – the harbour at Latchi was lovely and I certainly recommend a drive there, up the mountains – the views on the drive up to Polis/Latchi were stunning! Our favourite restaurant was King Coral – I had the Lamb Kleftico, which was the best I’ve ever tasted!

“Perfect Location...perfect weather!”

We travelled to Cyprus for the third time in four years and this is the best situated Villa so far. Set just yards from the beach the view across Coral Bay is magnifcent. A quiet location too and somewhere to really relax and recharge those batteries. Even in the hot sun the garden is well tended and lush. The Villa has good sized bedrooms and a great balcony with a swing so that breakfast can be had whilst looking over the bay rocking gently to the sound of the sea, and enjoying the scenery. The pool is perfect..the Cypriot sun warms the water to bath temperature and the outside shower cools you when the sun becomes just a little too warm. Standing outside and claiming a few figs from the huge fig tree for breakfast is a very nice way to start the day. The air-conditioned bedrooms are a nice refuge when during the hottest hours you can escape and maybe read or snooze for an hour or so. Although a car is not strictly necessary as the Coral Bay 'strip' is a twenty minute stroll away, older people may find it a little strenuous in the heat. Once at the strip there are many restaurants and bars to choose from, ranging from the traditional to the Karaoke and themed night types. The strip does get busy and it can be difficult to find that place for a quiet dinner but there are places to be found. Our personal favourite was The Coral King which has the typical Cypriot fare and some evenings has traditional entertainment. The local air-conditioned buses run up and down to Paphos Harbour and other places en route and are a bargain at just one euro. Excursions can be booked via booking office in Coral Bay and there are many to choose from. A trip to the Troodos Mountains is highly recommended or even plan a day at the beach which is a short walk away, I recommend an early day at the beach and then a nice lunch at one of the many bars/restaurants nearby as the beach gets busy and very hot!! Transfers to and from the Villa from Paphos airport are aroung 40-50 Euro depending on size of your party. All in all a great place to stay and we were well looked after by Oleg and Ksenia even down to them running us up to the local supermarket to stock up on the essentials including a great butcher for all your BBQ needs. We will be back.

“Great villa and very helpful landlord”

We are a family of five: Mum, Dad and three grown up kids. This was our first holiday in Cyprus and we were looking for somewhere to relax for a week with pretty well guaranteed good weather. The villa met our expectations and the service from Oleg, the owner, was second to none. Having arranged an airport transfer, we arrived early evening. Oleg was there to greet us and show us the property. We had not hired a car (it's really not necessary) so Oleg kindly offered to drive us to the local supermarket so that we could stock up on essentials. The villa is well-situated although there is some building work in the area which is beginning to detract from the view over the sea. The first floor balconies offer stunning views. We spent a lot of time simply sunbathing and realxing in and around the pool. We enjoyed a couple of barbecues. There is even a battery-powered motor to drive the built-in rotating skewer holders for that authentic Greek/Cypriot barbecue experience! We had only a couple of problems. Firstly, the mosquito screens across the doors were badly damaged and had been repaired but really needed to be replaced. The mosquitoes are pretty fierce too! There was also a misunderstanding with the water heating - which isn't needed in the summer months. This was not made clear to us on arrival and we inadvertantly switched on the heater by means of an unmarked switch. Some labelling and/or a folder with information and "dos and don'ts" would be a useful addition. The low water pressure made showering a tedious process but this may have been linked to the misunderstanding about the water heating. We were offered the use of the family's bicycles - another example of the lengths to which Oleg will go to make your stay as comfortable as possible. The "Strip", the local area with shops and restaurants, is a 10-15 minute easy walk. There is a choice of restaurants of varying styles and price ranges. It's not a gourmet's paradise but there are some very good, upmarket restaurants, as well as a "Brits Abroad-style" pub (where we watched England crash out of The Euros)! If you prefer a beach to the pool, the nearest is literally 5 minutes from the villa - out of the gate, across the road and down the path! A larger beach with more amenities is about a 15 minute walk. On our departure day our flight home was quite late. No problem: Oleg allowed us to remain in the villa even though he had private guests arriving that evening. A very accommodating host! If you are looking for a comfortable and well-equipped villa in a nice location with a great landlord, we can thoroughly recommend Villa Ksenia!

“Best choice for the best vacation”

It was the second time as we’ve rest there and the second time in August (from 08/08/2011 till 08/22/2011) the hottest time for Cyprus. Big, comfortable villa with 3 bedrooms appointed by air-conditioners where easily took places 5 people (2 families), and believe me it’s not the limit. The good surprise it’s fantastic view to the best beach in Paphos – Coral Bay. In 5 minutes from villa is Coral Bay main street where settled a lot of suit restaurants and cafes with the best Cyprus’ delicious. If you’ve never been to Cyprus before this place is the best opportunity to visit the most popular places like Aphrodite’s bath, Kikkos monastery or Trodos etc. Hospitable and friendly villa’s owners are always ready to meet you, to accompany or show you the city/country as guide or translator. Everyone will like Ksenia villa: who likes the active or calm rest, who likes the sea (in 100 m.) and who doesn’t (the own swimming pool will be the best alternative and will help you to save you from the hot sun). I really recommend you to visit this place and to feel as in paradise.

“The best summer ever!”

It was our first trip to Cyprus and we will certainly return and we will rent this house with pleasure! It is situated in two minutes walk from the nice beach and the view from the upper floor is spectacular - you can see the whole Coral Bay! Our favorite thing to do was to sit and relax out at the balcony watching the sun going down into the sea. The house is very well furnished, there is all you need in the kitchen, bath and yard. The swimming pool is perfect, you can cool down when it's very hot at the beach or swim at night! The Coral Bay is a very nice part of Paphos with plenty of restaurants and bars to go. It is also a good idea to hire a car to go to see other places of interest, as Adonis waterfalls! The owners are very nice, sympathetic people and were always ready to help us! Thank you very much for this never-to-be-forgotten holiday!
