From the owner

Kirkbeck is a 19th century traditional Lakeland family home. It adjoins one other and stands in a delightful enclosed garden. It is quietly situated close to the centre of the picturesque Lakeland village of Coniston, with local shops, great pubs and only a short level walk to the lake.

The property has many original features and has a spacious feel. Recent additions have sympathetically combined the old and modern to create a wonderful home with excellent facilities.

It is particularly well suited to mixed family groups being perfect for family anniversaries and birthday celebrations. Also, suitable for groups of singles - we can accommodate 15 people in separate beds.

Kirkbeck has been our family house for the last 30 years. We've opened the doors to, what we believe, is the finest, friendliest, family-oriented self-catering let in the South Lakes area.

This popular, yet quiet, Lakeland village has two small supermarkets (one, with a very good butchers), a post office, four pubs (The Black Bull a must for all real ale drinkers) and several cafes all serving food.

Kirkbeck is ideal for children, with it's enclosed gardens and play park opposite. The school, which is next to the house, has an outdoor swimming pool open during the summer holidays and tennis courts. The lake with its boating centre is only a short walk away.

Bedrooms: Eight bedrooms: 3 x double, 1 x double en-suite 2 x twin, 1 x quad, 1 x triple en-suite, 1 decent put-u-up to be placed in any room
Linen: All linen is provided including towels
Bathrooms: Two x bathrooms with showers, 1 x separate toilet, 1 x downstairs toilet shower room 2 x en-suite bathrooms.

Swimming Pool: There is an outdoor pool in the school (2 minutes walk) open to the public in the summer months.
Parking: Parking for 8 cars.
Telecom Facilities: Bring mobiles. Wireless broadband.
Smoking: No smoking in the house, but we do have a lovely smoking veranda.
Pets: Maximum of 2 well behaved pets. There is a small extra charge of £16 per pet made for cleaning.
Games Room: With slate-bed pool table and video games console. The 2nd sitting room has a good selection of of box and card games for adults and children.
