PLEASE NOTE - If you book this unit for 2 person you will only have access to ONE bedroom. If you need two bedrooms you will need to book the unit as 3 persons.

The complex has a well equipped gym, lovely pool and BBQ entertaining area, and secure single floor access security.

The apartment is ideal for anyone who wants a beautifully decorated, relaxing and comfortable base from which to explore Brisbane and SE Queensland has to offer without having to deal with the hassle and stress of the over crowed and expensive CBD.

For business users the apartment offers a short trip to the City (CBD is only a 10 minute journey but direct express bus every 10 minutes. Close to Prince Charles Hospital, Royal Brisbane Hospital, Holy Spirit and UQ Kelvin Grove.

PLEASE NOTE:

- This is a strictly non-smoking apartment. You will lose your full deposit if you smoke in the unit.

- The apartment accommodates four people maximum. No additional persons permitted.

- If you've searched for Rate for 2 person it is for only one room. (one or two beds) If you need two rooms you will have to pay the 40.00 per night for the 2nd room.

Chermside is where we are located is located only 10 minutes from the City business district and Southbank entertainment area with the GOMA, Queensland Museum, Queensland Art Gallery with some of Brisbane's most desirable restaurants, cinemas, night clubs, cafes, shops, and boutiques. We are directly across from Queensland's largest shopping mall featuring over 500 shops and restaurants, and a transit interchange for quick access to the city.

We are close to Prince Charles Hospital (700m), Holy Spirit (800m), and Royal Brisbane (6km on direct express bus) Hospitals

Chermside is only 15 minutes from Brisbane Airport.

We are one hour from the Gold Coast and Sunshine Coast Noosa area which makes exploring SE Queensland at your doorstep.

This is a private home and not a commerical hotel or accommodation.

I greet the guests on arrival and handle the check in and getting settled, including collection of cleaning fee, and wifi/transit/damage/key deposits. I'm available during the stay by phone for any questions or concerns. I then meet the guests on the morning of check out and handle the completion of their stay.

HOUSE RULES

SMOKING

All Guests are to be Non-smokers. This is a non smoking apartment and non smoking building. Security deposit will be forfeited. Do NOT book this apartment if you are a smoker. You will lose your deposit if you smoke in this building.

- If you set off smoke detectors and there is NO fire do not open the front door as it will trigger a Fire Response call out. All False alarm charges will be billed directly to you at 1675.00 per call out.

NOISE

We live in a quiet building, so loud music and large parties are prohibited. Guests must not make excessive noise or disturb neighbours and other residents. No excess noise or running in pool area.

DEPOSIT

A $500.00 deposit is held by Holiday Lettings and will be returned if no damage occurs. It will be refunded with key return and if apartment is in undamaged, clean and tidy condition. Pool towels washed, dishes clean and in cupboards. Yes, Burned pans are damaged if not cleaned.

RETURN OF KEYS

Please do not lose these keys. You will be charged $250.00 for each set to be replaced.

DAMAGE

STRICTLY NO eating or drinking including chocolates/lollies/crisps in bedrooms. Ample wardrobe space is provided and guests are asked to store their belongings in the wardrobe/drawers to avoid damaging walls.

Please note that guests are responsible for any damage or loss to the property. Please contact me prior to departure to notify me of any spills, damages or breakages.

CHECK-OUT

Check out is at 10:00 AM unless otherwise negotiated.

CHECK IN

Check in normally takes place at 3pm or after on arrival day, although by prior arrangement you can usually arrive and leave your luggage at the apartment after 12:00 PM, whilst the cleaning cycle is being finished. If you need early check in you will need to book the night prior to ensure the apartment is available.

**check in between 2pm and 7pm. late check in may be possible for additional charge but please advise before booking to confirm***

Keys are provided by myself (or a check in person on my behalf) by meeting you at the apartment at a pre arranged time. You will normally have the opportunity to be shown around and to ask questions at this time. We will let you know how to access the building, the pool, BBQ and gym area, parking if booked, and also show you where the linens/towels are kept.

The bedding arrangements should be advised before check in; 4 singles or 2 kings, or 1 king with two singles.

ELECTRICITY and GAS

Included. Please be courteous with your usage. Please note that this is a large apartment and lights are expensive, so please turn off lights whenever possible to conserve energy.

WATER

Included – yes I PAY for Water. Brisbane and Australia have an extreme water shortage. We pay per litre for water. Please be respectful of myself and the environment and keep showers to a reasonable length and one per day per person.

Extra persons

You will be charged for any additional persons using the unit if you have not booked the unit for the exact number of persons staying in the unit. If you book the unit as 2 persons you will only have access to One bedroom. Please enquire if you need both bedrooms for 2 person as there is an addtional charge.

This is a private home and not a commerical hotel or accommodation. It is self catering so you will be responsible for cleaning and supplies during your stay.

Brisbane is a city that has come of age. Arts and culture, sports, bushwalking, cycling, rockclimbing- whatever your interest you will find it somewhere nearby in our great city.

With the well respected Gallery of Modern Art, State Library, Queensland Museum and Performing arts centre QPAC the city offers much more than the quiet town it appears to be. There are plenty of vibrant cafes and galleries in the city and inner suburbs, art-lovers and foodies alike are spoilt for choice.

As home to numerous sporting teams Brisbane never disappoints the sports fans. And if leisure activities are more to your liking then you will find endless possibilities: numerous bike trails to explore, bushwalking and heritage trails to enjoy, rockclimbing at Kangaroo Point, sailing on the Bay or wading into City Beach at Southbank to mention but a few.

Many of the suburbs are on, or close by the river and the various beaches within an hour or so of the city.

From October to April you will find most Brisbane people out enjoying the water and the sunshine!

Many Brisbane people take advantage of the facilities located along the city reaches of the river - Southbank parklands and its manmade lagoons, weekend markets, restaurants and cafes, Queensland Performing Arts Centre (QPAC) , Gallery of Modern Art (GOMA) and the Wheel of Brisbane.

A popular visitor past time is boarding the commuter ferries to explore the reaches of the River - a great way to see the city.

Moreton Island, a large sand island, located around 50 kilometres north east of Brisbane, is very popular with visitors and locals alike. The Tangalooma ferry will take you across to the island, where you can feed dolphins or swim in the crystal clear waters. The Tangalooma ferry is around 30 minutes drive from Brisbane CBD

Within easy driving distance of the world renowned Gold and Sunshine Coasts and not far from the gateway to the Great Barrier Reef, Brisbane makes a great travel base. A one hour south takes you to all the action of the Gold Coast. A one hour drive north takes you to the quieter Sunshine Coast with fantastic restaurants and endless beaches

House rules

If you were to set off the smoke detector in the unit DO NOT open the front door if there is no fire. Open the sliding doors to air out apartment. If you open front door the Fire department comes and it's $1875.00 for false alarms so we don't want that.

STRICTLY no eating including chocolates/lollies/crisps and drinking in bedrooms.
