Your English host has been living in France for many years and has created a warm and welcoming Bed & Breakfast environment within the smart but comfortable top floor apartment that she is happy to share with you.

52 Clichy is the only B&B in the 2016 Frommer's Paris Day by Day guidebook and it is listed as the Best Value property in Paris.

As the B&B overlooks an inner courtyard and private gardens, 52 Clichy is an oasis of calm and peace where birdsong is normally the loudest noise you will hear - this is surprising because you are in the heart of the city.

Your bedroom can be organised to accommodate either a very comfortable 2m wide bed with feather mattress or 2 twin beds. Bedlinen is luxury 400 count thread cotton. However you won't need to spend too much time in the bedroom because you are encouraged to spend your time in the rest of the apartment, especially the wonderfully sunny terrace (from which breakfast will be provided on warm mornings); take an aperitif

You could also spend the evenings sitting on the comfortable sofas in the living room resting your feet after walking around the city all day.

Another advantage - there are NO steps / stairs to the top floor - there is an elevator to the front door of the apartment. Wheelchair friendly - Internal doors are at least 80cms / 31 inches wide so if you need a wheelchair at times the B&B is perfect. You need to be able to take a couple of steps if you come to the B&B, not completely wheelchair - bound. If you are completely wheelchair-bound take a look at my apartment by searching for '52 Clichy apartment ' as it is completely functional for wheelchair users.

Your ensuite bathroom has a shower in bath. Your private WC is opposite (as in most French homes the toilet is separate from the bathroom).

The washing machine and / or the dryer is available to all guests at €5 per usage. They are in the kitchen so are accessible to both the owner and the guests.

There is Free (and very fast - 100 Mb/s) fibre optic internet access and Wifi. The internet provider also offers free telephone calls to almost all landlines around the World and calls to cell phones in the USA and Canada.

'Make yourselves at home' is the only house rule.

We are so central, we are an ideal base for walking / visiting all that Paris has to offer.We are surrounded by theatres and restaurants. In less than 10 minutes walking you can be in Montmartre with the famous Moulin Rouge up to the fabulous Sacré Coeur that dominates the Parisian skyline or you can pop down the road to the Opéra Garnier and the upmarket shopping area of Galéries Lafayette & Printemps.

Transportation is excellent, there are 3 metro stations on rue de Clichy (which is only half mile long), the metros come every 2 minutes on average and there are dozens of buses from Place de Clichy and St Lazare going to all the places you want to go.

If you are driving there is a secure Car Park very close by (ask for the internet link) and if you book in advance it is half price.

'Vélib' & 'Autolib' (bike & car hire) stations are just opposite the building for the brave at heart.

Why stay here and not opposite Notre Dame ? If you take your map of Paris and draw a line from Montmartre/SacréCoeur church in the North, to the Arc de Triomphe in the West, scoop round the Eiffel Tower to Notre Dame and back to Montmartre you have a triangle with the Opera and the luxury shopping area of Galeries Lafayette and Printemps in the middle. Rue de Clichy is 3 minutes from there. Also we are not bothered by the downside of any of the very touristy areas ; constant traffic noise, millions of tourists and the accompanying tourist restaurants. Here we are close enough to walk to everything but just far enough away to have an amazing garden view, THAT terrace, birdsong, no traffic noise and excellent local restaurants.

What does anyone need to write about being in Paris!

If you must leave us it is only 45 minutes on a TGV train to the Champagne region and Reims from the Gare du Nord.

From St Lazare train station at the bottom of the road you can take a train to Bayeux and the Normandy coastline.

A shorter journey from St Lazare takes you directly to Giverny and Monet's Gardens.

A 30 minute shuttle is the easiest way to get to the Chateau de Versailles....

Central Paris

Left, left and 2nd left are the directions necessary to arrive in less than 5 minutes at the Moulin Rouge and the base of Montmartre. Walk straight down the hill to the luxury Grands Magasins (Galeries Lafayette & Printemps) and the Opéra all in less than 10 minutes.

Surrounded by excellent restaurants in this local area you are close to everything but without being disturbed by the bustle of tourists.

“Feels like home, and great, convenient location.”

Great, homey apartment. Has everything you need from clean bathrooms, bright natural light in the unit, to amazing breakfast (homemade yogurt, beautiful fruit plate, and amazing breads and pastries). It is located just a 10 minutes' walk from Galeries Lafayette: close enough to the city-center, yet far enough to not feel suffocated.

We stayed with Rosemary for 5 nights in October. Lovely apartment, our room was very comfortable as was our entire stay. Breakfast was beautiful with Rosemary presenting us each morning with a different selection of fresh pastries and breads from the local bakery, along with fresh fruit, orange juice and coffee. The location is fantastic, as it is easy to get around to see all the sights and sounds of Paris. Rosemary saved us time with helpful tips on how to better plan our activities. The neighborhood restaurants in the area were fantastic and we chose three of them from Rosemary's website. The locals in the area were very friendly and we felt safe walking up to Montmartre and Sacre Coeur in the evenings. We plan on returning next year.

We stayed with Rosemary in her B&B for three nights early this month. It was like staying with a friend. When we arrived we were invited to make ourselves at home and offered lots of information about the area and the restaurants we might like to try. Our room was attractively furnished, very clean and the bed extremely comfortable. The breakfast Rosemary prepared and shared with us in the common living area was wonderful: juice, fresh fruit, yoghurt, coffee and tea, and each morning Rosemary bought a different baguette or pastry for us to try. The apartment is a real oasis from all the hustle and bustle of this vibrant exciting area of Montmartre, and Rosemary is an extremely agreeable hostess.

This was our first trip to Paris and we were thankful to have a hostess who spoke English and could help us find our way around the city. Rosemary gave us exactly the right advice that we needed to make our plans and find our way without too much difficulty. Rue de Clichy is about midway between the Opera and Moulin Rouge, so it's not on the river; hence the traffic and crowds are not as bad. The condo is in a very nice place with excellent security; the balcony a very pleasant place to have breakfast and visit. Rosemary ate breakfast with us and that was a good way to catch up and and plan for the day. She bought fresh pastries from a local bakery every morning and provided that along with varied fruits and yogurts and juice. The bedroom and bath are nice and very clean. We really appreciated all that Rosemary did to help make our stay enjoyable. We were there for 6 nights.

Our stay at 52 Clichy was as wonderful as the Rosemary, a great hostess with a lovely sense of humour and charm. Rosemary made our holiday that much better with her advice on places to see, travel within Paris and where to eat. All added up to a excellent experience. We shared her appartment and we felt very comfortable in doing so. It felt so much like visiting and staying with a good friend. Recommend to anyone wanting to experience staying in Paris with a local.

This was a same day booking and Rosemary could not have been more accommodating. The apartment was very conveniently located. Rosemary was very welcoming and the room and bathroom were spotless. Everything worked out very well and we would certainly recommend staying with Rosemary to others.

52 Clichy B&B is located in a great area of Paris with many wonderful restaurants, bakeries, shops, etc. close by along with access to transportation links that will take you wherever you want to go in Paris as well as Versailles. Our host provided a true "French" breakfast each morning as well as wonderful tips on what to see, best ways to move around the city, places to eat, etc. Can't say enough good things about the experience. Only negative was that we wish we could have stayed longer!

Last May a friend and I stayed at Rosemary's for the first time. It was a little slice of heaven. Sitting on her beautiful balcony and the incredible breakfast - fruit, yogurt, fresh pastries picked up that morning and french press coffee would be enough to make it special, but having an English host who can give you all sorts of tips and help is invaluable. The building is beautiful, very secure, has an elevator and is central to transportation so you can get anywhere if you don't want to walk. When I surprisingly got another opportunity to go to Paris this year, I contacted Rosemary right away to book her place. I took a different friend this year and she fell in love with 52 Clichy and Rosemary, just as we did last year.

I've already sent prospective guests to Rosemary for their Parisian stay. What a lovely apartment with awesome building views out of all the windows. The delicious breakfasts are beautiful too. Rosemary made a coffee drinker out of me with her French press coffee each morning! She also is extremely helpful with where you need to go, how you need to get there and what you need to do. I made a dear friend staying in Rosemary's apartment.

The title says it all, except that Rosemary is a welcoming and knowledgable host - and for those who don't know Paris she is a fount of useful information. Breakfast for me was perfect, the flat was warm, and the beds very comfortable. The location is very central with easy access to the Metro. To be recommended.
