THE HOUSE: LARGE AND QUIET

My spacious semi-detached villa in a tree-lined quiet residential road in central London (Islington) is in a no-through road and set well back from the road.

There may be other paying guests in my home but my home is not nor feels like a traditional B&B or hotel.

THE ROOMS: PRIVATE AND COSY

The rooms are in the basement, quite separate from the other bedrooms and living areas. The bedroom (11m2) has a double bed (150x200cm) and overlooks a sunken fernery garden and has a shower room ensuite (5m2); the living room (15m2) has a single bed (90x190cm) and a double sofa bed (160X190cm when open); it has French doors leading straight to patio and back garden. So you have a total of 31m2 for your exclusive use.

However, please do note the obvious: the more people you are the less comfortable you are going to be - the price varies with the number of guests and works out cheaper per person the more you are.

The rooms are nice and cosy in winter and cool in summer. In the unlikely event that it gets too hot (it is England after all!) I can supply a portable air-conditioning unit.

THE LOCATION: CENTRAL AND NOT TOURISTY

Within minutes you can reach Upper Street, the high street of the area, which boasts over 100 restaurants, gastropubs and bars, plus theatres and lovely shops, where chains still coexist with quirky boutiques and antiques shops. Many food shops are also within walking distance. However, the house is in a very residential area, away from the hassle and bustle, and has a true sense of peace and tranquillity more associated with the country than a metropolis.

The house is truly central, not like many properties advertised as such: the closest underground station is the first one of zone 2, out of 8 underground zones; Trafalgar Square, the official centre of London, is 6 km away and a leisurely 30-minute bike ride; the Eurostar station at St Pancras International is 1 tube stop away.

The house is 800m from the Highbury & Islington tube station (or 8 minutes walk at a fast pace, 12 minutes at an average pace, 17 minutes at a slow pace) according to the official Transport for London website. The house is 450m to the Canonbury overground station. Many bus stops are similarly close.

The house is within walking distance of the Islington Town Hall, the Arsenal Stadium, the Islington Design Centre at the Angel, Sadler's Wells dance venue, the Almeida theatre. The house is also very convenient via public transport for the British Library, the British Museum and the city in general. If you are into street art, the Time Out self-guided walk dedicated to it starts very close to my home.

THE HOUSE RULES: BORING BUT IMPORTANT

You will have exclusive use of the three rooms in the basement as detailed in the listing but no use of the rest of the house, except for passage. If you want to cook for yourself, please enquire as this may be possible in certain circumstances.

You may go in the garden and indeed the guest's living room has direct access to a reasonably private patio at the back.

The whole property is strictly no smoking. Please do not rent my home if you smoke.

You'd be coming into a family home in a very residential, quiet area - please do not make excessive noise, especially at night and/or outside.

I will need to see passport details and keep a copy of these upon arrival.

No people other than the ones booked with me should be allowed in my house at any time.

You will be coming into a family home, so you may hear some noise, especially early in the morning and late afternoon early evening when the children are with me (they not always are) - otherwise my house is very quiet.
