Villa Pinecliffs is a luxury villa for those who wish to relax in a quiet setting. Guests can explore the amenities of the 5 star Sheraton Resort and Golf Club on a non-resident basis, as well as the bars and restaurants located within a short walk. Falesia Beach is a short walk away, famous for its sandy beach that stretches along the Algarve. The villa has been completely refurbished, and is equipped with Satellite TV (with many English channels) and high-quality solid furniture inside and out. It provides the perfect setting to relax and enjoy the sun.

We require a 25% deposit in order to secure your booking, with the remaining balance plus refundable breakage deposit due 6 weeks prior to arrival.

Our minimum night stay is 3 nights. Please note, any stay of less than 5 nights includes a short stay supplement, and works out more expensive nightly.

The standard check in time is 14:00 and check out 11:00. We try to be as flexible as we can, if other bookings permit. If we are unable to grant you with an earlier/later check in/out, we will be happy to store your bags for you until required.

As you enter Villa Pinecliffs through the solid wooden door, the living room is to your right. This room benefits from 3 large leather sofas, solid wood and glass coffee table and a large Smart TV with Satellite TV (has many English channels). The living room leads out onto the pool and garden area, via large sliding glass doors.

The open plan dining area is located beside the sitting room and looks onto the pool through large sliding glass doors.

The kitchen is beside the dining area. This is a large room with fully integrated appliances, such as: dish washer, fridge freezer, electric hob and oven. It is furnished with a solid granite worktop, with modern solid self-closing unit doors. There is a breakfast bar and breakfast table.

Bedroom 1: Located at end of the corridor to the left of the entrance, this bedroom has has twin beds, integrated wardrobes, Jack N Jill en-suite shower room (shared with house shower room.

The main shower room is located on the ground floor near the kitchen with a huge mirror and glass bowl sink

Bedroom 3: Located beside the dining room, has a double bed, integrated wardrobes, en suite shower room

Bedroom 4: Located beside the lounge, has twin beds, integrated wardrobes, and uses house shower room.

In addition there is a cloakroom / W.C. with attractive glass bowl sink located close to the lounge.

All windows and doors have shutters that can be used for additional security.

As you enter the property, there is a driveway to the left of the house. The property is surrounded by grass, mature plants and high bushes.

The stunning villa is located on a no through road, with very little traffic, on a corner plot overlooking the grounds of the Sheraton Resort.

The pool is located on the right-hand side of the property, South to North facing to enjoy the sun throughout the day. Beside the pool is the BBQ, which can also be easily accessed via the kitchen and is great for a Summer evening BBQ.

Just outside the living room and dining area, are 2 covered areas if you wish to enjoy being outside, without direct sun light.

The pool can be heated upon request.at an additional charge. If you would like the pool to be heated, please advise us at your earliest convenience. Please contact us for quotes and more information.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send the property manager a message.

If the property manager agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
