The interior of Metford Mill is extremely spacious. Many of the rooms have lovely views over the gardens and the master bedroom has a luxury en suite bathroom. As well as patios, lawns and flowerbeds the grounds contain a very pretty disused former mill building, a leat and rectangular pond all bounded by the River Frome in the distance with 200 metres of double bank private fishing. (Stables and a paddock which are separate from the rest of the property are let and are not included.) Very large, light kitchen with integral appliances, breakfast table and 'conservatory' area leading out to the garden. Utility room off kitchen. Door to dining room. Stairs from inner hallway to first floor landing. Master bedroom with kingsize bed. En suite bathroom/wc with bath, shower cubicle and bidet. Second bedroom with kingsize bed. Separate bathroom/wc. Stairs from landing to two further bedrooms with sloping ceilings, one double and one twin. Separate wc with basin.

Outside: 8½ acres of meadows, garden with patio (furniture and barbecue), lawns, flower beds, former mill house, leat and water feature, all bounded by the River Frome.

The Mill is very conveniently located for exploring this very attractive part of South Dorset, much of which is an Area of Outstanding Natural Beauty (AONB). A region of country roads, green lanes and hidden hamlets, it is ideal for walkers and cyclists. Eggardon Hill and the Cerne Abbas Giant are nearby, while a long stretch of the South Dorset World Heritage coast from Weymouth to Lyme Regis is within a 25 mile drive. The whole area is rich in places of interest; Monkey World and the Bovington Tank Museum near Wareham, Hardy's Cottage and the Puddletown Martyrs' Museum just east of Dorchester and great houses such as Athelhampton, Barrington Court and Montacute. The historic market town of Dorchester (Dinosaur and County museums) is 10 miles away.
