This cottage is well equipped, with modern comforts but still retains character with beamed ceilings throughout, traditional chestnut windows and floors, and an open fireplace in the kitchen.
At the back of the property is a small track leading down to the river where it is possible to fish for trout, or for children to play for hours.
The extensive garden with orchard is fully fenced and boarders a river ,a covered pergola for al fresco dining, BBQ, terrace and a gated pool (8M x 4M).
This house is a little remote, set in the depths of the countryside, with meadows and barns, and the mountains in the distance.
The house is around 4km from the mediaeval walled village of Castiglione, where there are basic shops and a couple of restaurants.

The hallway also leads to a dining area and a living area leading with doors leading to garden. There is a TV and CD player.WIFI
There is also a downstairs WC.
Upstairs the house has two double bedrooms and a large landing area with twin beds.
There is also a bathroom with tub and shower over. Off the landing area is a small terrace perfect for relaxing with a glass of wine.
Outside there is a fully fenced garden with orchard, with covered pergola for eating al fresco, as well as a terraced area immediately outside of the house. There is also a private gated pool - 8M x 4M and a BBQ.
Just behind the house and down the slope is a wonderful river, which can be heard running from the garden - so relaxing!!!!!. Wifi internet available - €20 per week

The Tuscany region
The Tuscan Region of Italy is well known for its warm balmy summers, beautiful countryside, rolling hills, mouth - watering food, and of course its towns and villages, rich with mediaeval architecture…
The Garfagnana region of Tuscany, often known as its 'Green Lung' is situated away from the milling crowds that can often be found at the most famous Tuscan locations and is totally unspoilt, remaining untouched by tourism.
The scenery is spectacular, green and mountainous with views of both the Apuane and Appenine mountains at every turn…And, due to the altitude whilst the weather can be very hot, it is always pleasantly cool for sleeping…
The food is usually home made, using home grown produce, and is typically simple and extremely tasty. Prices here remain very reasonable due to the fact that food is prepared with the locals, and not tourists in mind…The local wine is cheap and surprisingly drinkable!
The pace of life is slow and peaceful – spend your days enjoying secluded picnics, swimming in rivers, or watching locals play bocce or 'cheese throwing'. Visit hundreds of ancient hill top villages, or relax at home basking in stunning scenery.
For 'townie' days, visit the mediaeval towns of Barga, Lucca, Castelnuovo, with Pisa and Florence within easy reach too…

Castiglione di Garfagnana
The house is situated 4km from the mediaeval town of Castiglione which has a couple of restaurants and bars, and is famous for its still intact walls and wonderful views.Castiglione itself is around a 15 minute drive from the market town of Castelnuovo with its popular Thursday morning market, bars and restaurants, and around 1 hr 5 mins from the fully walled, mediaeval City of Lucca which is a wonderful day out. Pisa is around 90 minutes, and Florence under 2 hours. The tiny city of Barga with its windy cobbled streets, outdoor music and numerous restaurants is a 30 minute drive.This house is set in the depths of the country and is fairly remote in many respects, but if relaxing, picnicking and having a dip become too much then there is still the opportunity for sightseeing.

"Great escape and lovely outdoor space but too remote for me"
Everywhere we stay in future, we will be comparing the amount of space to that at casa rosita. The peace and privacy were so relaxing and Rosita was very helpful especially when we needed vouchers printed for the Uffizi gallery. The house is very rustic but has everything needed. My husband quite fancies retiring in surroundings such as these but for me I would want to stay somewhere I could walk to local amenities and restaurants and not have to take the car every time we go out. I would recommend a stay here as long as people knew just how remote it is.
