Beautiful new apartment set in 13 hectare natural park the famous La Croix de Gardes. Vast balconies from every room and large windows letting in the light. Set within meticulously well designed gardens with large swimming pool. First floor apartment, bedrooms are fitted with super kingsized 6ft beds that can be singles, English TV all mod.cons., Free WIFI internet access& printerto use. Manhattan style large lounge with air con, leather sofas and Ottoman to put your feet up and relax! Separate kitchen, dining inside or out on the balcony. Everything at your doorstep to go into Cannes or discover the fabulous Cote de Azur, jump on the high speed TGV train and be in Italy even in 40mins its superb place to have a holiday! Shops are 5mins walk away as timed by my husband and myself.There are hairdressers, post office,bakers,butchers,chemist ATM, cafe, bar and supermarket.Good bus service outside complex down to La Crossette.

If you do not pay in full 61 days before departure, we reserve the right to cancel your booking, and the cancellation charges below will apply. If you make a holiday booking within 61 days of your departure date, then you must pay the full cost of the holiday at the booking stage.

Cancellation. In the event of your cancellation the following conditions will apply:

Prior to 61 days before departure – deposit forfeited.

60-42 days before departure – 30% of total holiday cost.

41-28 days before departure – 60% of total holiday cost.

27-7 days before departure - 90% of total holiday cost.

We advise taking out your own holiday insurance for holiday cancellation.

For groups of more than 4 persons extra charge of £30 for bedding, towels use of sofa bed if wanted this includes children over the age of 18 months, a travel cot is available to use but cot bedding is not provided.

Want more than a suntan? Cannes has so much to offer besides the fabulous beaches, restaurants and fashion galore! It's early fame as the winter salon of the worlds aristocracy is eay to understand, the beauty of its setting, its mild climate and magnificent festivals.

Visit lively St-Tropez, Old Antibes, Cap Ferrat, Menton, Grasse to name just a few, there is somthing for everyone and every budget. The high speed TGV train is fantastic, be in the centre of Nice in 20 mins, Montecarlo 35min and Italy in 60mins the views on the train will take your breath away! Investigate picturesque villages some perched like an eagles nest on a hilltop like Eze, Tourrettes-s-loop, Gourdon the list is endless! Skking is only 1hr away ISOLA 2000 and Golf 20 courses along the coast to enjoy.


If you fly into Nice you will see the stunning alps that lie behind the Riviera and the hills that roll down to the really blue sea! It seems to me that all along the coast are marinas but Cannes, Monaco and Menton are long established pleasure boat ports, beautiful yachts with gleaming steelwork lie anchored in the bays or are moored to the quays. If you fancy more than a swim, there are many water based activities all along the beach front water skiing, jet bikes and par ascending are very popular.

You don't have to have your own boat, many companies hire out on a daily basis or hop on one of the boats that come into Cannes port two companies have day trips you can visit the Ile de Porquerolles, St-Tropez, Monaco and San Remo (Italy). In the bay of Cannes are 2 islands one famous for being a prison and holding the infamous man in an iron mask and the famous murals by painter Jean Le Gac its now a sea museum that you can visit by boat.

"This apartment has it all - classy"

Our stay at the apartment was extremely comfortable and enjoyable, it was decorated, furnished, equipped and cleaned to a very high standard everything you need to make your stay relaxed. The balcony was very pleasant and bathed in sunshine all day, we enjoyed a few glasses of vino out there (which we chilled in the ice bucket very handy) . The underground private parking was an added bonus which took the stress out of finding a parking space. The location was excellent in easy reach of Cannes Centre which we walked too on a couple of occasion (approx 30 min walk ). The maps and information pack were very helpful and detailed, Tracy had obviously put a lot of time and effort in putting this together, we loved the Casino Supermarket which Tracy suggested we try. Stayed in many places and this apartment ranks as one of the highest spec encountered and a great location to explore all that Cannes has to offer. Many thanks to Tracy

"You should have called it Sunset Apartment!"

Hi Tracy We had a brilliant few days, we loved apartment it was well equiped, your little extras saved me as I forgot my shower bag and you kindly had left some things. I happily replaced them so thank you. Apartment was clean and warm when we arrived and beds where very comfy- we all slept well but that may have been the local Rose too!!! Took some of your suggestions in the information folder and had a refreshing boat trip to the Lerins followed by lunch on the beach it was such a nice day that I will remember for a long time! Apartment views in the early evening watching the sunset over the hills really was pretty and I am sure many guests like us will return again soon. I certainly will recommend to my friends! Many thanks

"Wonderful Apartment in a great location"

Rented apartment with friends for a long weekend away and we had a great time! Tracy owner really helped with places to visit and it was easy to get around using the local transport. The apartment was warm and welcoming- we appreciated the simple system of being able to have a cup of tea on arrival! We liked all the extras provided especially the hair straightens, hand soap, air freshners and cleaning products. The information in the apartment was good as we used the WIFI and walked to shops for supplies and got bus back only 5 mins! The night life was brill, the bar in The Carlton hotel is great! Had some wonderful nights out and day trip to Monaco. No issue with parking as we used the owners garage and not anothers apartments parking. A great place, a great location- we hope to return soon! "Very Nice Apartment and great base to explore but still waiting for deposit money back over 4 weeks after stay."

Positives - Great apartment with good quality furnishings and very comfortable. - Nice views from lounge balcony - Fairly close to general amenities and Cannes centre Negatives - beds were not made up when we arrived - would have been nice to have welcome milk, bread etc... especially when arrive late in the day. However, only items that other guests had left was available. - flat instructions and general information on site facilities and getting around could have been better. Hand drawn maps and poor English made for some unnecessary issues. WARNING Be careful using any of the parking outside of the apartments. We mistakenly parked in Bay C03 one evening, only to find the next day that our car had been vandalised (keyed all over !) by the owner of that Bay (Cyprus Building). Unfortunately, the '24hr site security' did nothing to assist us find which apartment the Bay belonged to, when we eventually managed to get hold of them. Not a nice experience really !

Unfortuately our guest did have issues by parking in another apartments private parking bay and was very unhappy with me. We have never had an issue with this before (in last 6 years of letting)- as we have a private garage below the apartment and there are visitors parking bays (6 of them) outside apartment as well. Due to booking taken a couple of days prior to arrival meant that the good house keeping deposit had to be paid by credit card £100, as guests know who book- I normally only take a deposit bond by cheque and destroy it after their stay. This was not possible - delay caused by waiting for their details for repayment. I was not asked for any provisions to be left for them on arrival and I have a system that all my guests appreciate in that I leave key essentials long life milk, tea/coffee condiments, loo rolls etc and if guests use them I ask that they be replaced for the next guest. I am sorry our guest did not like my map hand drawn to shops and bus stops, most guests really appreciate any help. We do our very best to ensure all our guests enjoy their stay at our apartment and any changes I can make to improve this I will. As such I have put in place a system for credit card deposit returns if paid this way and notices in apartment to use visitor parking bays or our garage. kindest regards Tracy Owner

"Beautiful Apartment"

A well appointed, spacious apartment, tastefully furnished to a very high standard. It's like home from home. A good selection of books, dvd's and games are also provided.Situated within a 10 minute drive from the centre of Cannes. A good base to stay if visiting the French Riviera. Italy is only 1 1/2 hour drive from here.

"Very Comfortable and Well Equipped with Easy Access to Coast & Mountains"

Really lovely apartment with everything you could need all in one place. Comfortable lounge and bedrooms and nice balconies to watch the sun go down. A real cooks kitchen with all the equipment you could need. Set back from the bustle of Cannes it allows you to have peaceful evenings at home. Would recommend travelling into Italy and back beyond Grass - beaches towards Frejus are quiet and unspoiled. A super base - would recommend
