This beautiful Provencal-style 4 bedroom villa with private pool in the 'Croix de Gardes' area of Cannes is luxury standard and highly renovated. Facing south on the hill beyond the old village of Cannes (Le Suquet), the villa borders great parkland on two sides, and has lovely walks with magnificent views down to the bay of Cannes, and Provence-Alpes in the north. It's a lovely quiet location, yet very close to the town.

Set over 3 levels and built on a hillside the villa is 280 sq meters and comprises a beautiful living/dining area, well-equipped kitchen, utility area, four bedrooms, each with en-suite bathroom, two independent WC's, beautifully landscaped gardens, large swimming pool, a pool house with dining table, open fire and barbeque, and further outside dining at the pool. There's partial air conditioning and parking for three cars.

It's in a great location at the top of a secure, modern village-type domain, within walking distance of local shops, boulangerie, supermarket and bus network. It's possible to walk down to Cannes-Le Suquet within about 20 minutes. One can also enjoy the beaches and town centre of Cannes with its many restaurants, cafes and designer shops! Or take a train along the coast.

The villa has a maximum occupancy of 8 adults and 2 children (plus babies) and would be perfect for a large family or group of friends.

Living room: is a lovely bright room on ground floor level, tastefully furnished with seating for 6 people, writing desk, TV (international), DVD player and two stereo´s with Ipod connector. French doors lead out to the fabulous dining terrace and pool.

Dining area: between kitchen & living room, furnished with lovely round table & chairs for six. Further dining for eight in a wonderful pool-house next to the kitchen.

Kitchen: well-equipped for cooking and with beautiful dining wear - with oven, hob, hood, dishwasher, fridge, freezer, toaster, coffee machine, iron & ironing board.

Utility room: on lower floor with washing machine and dryer – only available by special arrangement.

Bedrooms: four in total. Master bedroom on first floor is large with king-size bed (200cm wide), fitted wardrobes, dressing table and door to balcony with great views over bay of Cannes. Air conditioning unit and en-suite bathroom. Second bedroom also on first floor with double bed (140cm), additional wrought iron single sofa-bed (90cm) and en-suite shower room. Third bedroom on lower level with large double bed (180cm), naturally cool down here in summer and has large en-suite bathroom. Fourth bedroom also on lower floor with 2 x single beds (90cm each, or king placed together) and fitted wardrobes and en-suite shower room; please note this room has no window (there's a lovely mural of one!) but it has an AC unit. The lower floor also has a wide hallway with a clic-clac type double sofa bed. A foldaway single bed can also be found in the cupboard, electric fans available. Safe deposit box.

Bathrooms: each bedroom has its own en-suite bath or shower room, and there are two independent WC's. Master bedroom has bath, large shower area, washbasin and lovely views over the pool to sea. Second bedroom has good shower area & washbasin and lovely old tiles. This level has an independent WC located up a few steps. Third bedroom has large bathroom with over-bath shower, washbasin, WC, lovely tiles and a small sauna (currently used for storage). Fourth bedroom has very modern shower cubicle & washbasin. Another independent WC can be found on the ground floor level. Hairdryer available.

Other rooms: double garage underneath the house, but locked for the owners.

Outside: located at the top of a private domain with own private drive, parking for up to 3 cars. It has south-facing gardens, totally enclosed and with Mediterranean plants and trees, maintained by gardener once/week. Lovely dining table in front of the house with up to 10 chairs and sun canopy; another table and 4 chairs further down the garden.

Swimming pool: 8x5 metres in size with alarm and pool side shower, cleaned every Monday; sun loungers and chairs around it. Pool house with kitchen, dining table and chairs for 8, gas barbeque, fireplace and sink. Pool area is about 250 sq.m.

Bed & bathroom linen: has been priced separately to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are 30 Euros per person including pool towels, paid directly to the owner.

Electric & water: included in the rental cost.

Winter heating: included in the rental cost.

End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It's 300 Euros and paid directly to the owner.

Taxe de Séjour: not requested here.

Damage deposit: the owner requests a damage deposit of 2500 Euros by way of credit card guarantee, made with us in advance of arrival. This will be refunded at the end of your stay less the replacement cost of any breakages.

Change over day: normally a Saturday however the owners may be flexible upon request.

Long weekend stays: not possible here - sorry.

Pets: some permitted upon request - please ask for details.

Smoking: not permitted inside – sorry.

Supplementary services: extra housekeeping (maid service), hospitality service and events like cocktail party on request. Shopping. The owners also arrange helicopter flights from/to airport, Monaco or St. Tropez, private limousine, drivers etc. Small gym equipment available.

The French Riviera - Cote d'Azur region

Sightseeing is endless; you have the historical old town of Le Suquet-Cannes; the restaurants and yachts in the port; a stroll along the famous Croisette with its designer shops and ‘Palais de Festival’; the charming Mediterranean towns of Antibes and Golfe-Juan; the casinos and port of Cannes; boat trips over to the Isles de Llerins; superb walks in the natural parkland Esterel; and a day trip to Nice and Monaco to name just a few. It is also possible to cross over the border to experience the flavour of Italy!

Other entertainment includes shopping, the casinos & nightlife of Cannes, boat trips to St Tropez, cinema, wine tasting, helicopter rides, or just good old relaxing on the beach!

Cannes

Local shops, boulangerie and small supermarket can be found just a few hundred metres away, right outside the domain. You also have a great selection of shops and restaurants in Cannes, which is about 5 minutes away by car or 20 minutes’ walk. Here's there’s a great choice of shopping in the department stores, designer shops and gift shops.

Local markets are held at the Forville covered market every morning in Cannes. Here you can choose from a wonderful array of fresh fish, meat, vegetables, olives, Provencal produce and flowers. There’s also an antiques market held near to the seafront, and other smaller markets around and about.

Sporting activities in the area are abundant– there is swimming, sailing, water-skiing, wind-surfing, diving, parasailing, fishing, jet-skiing, golf, tennis, snorkeling/diving, jogging and rollerblading along the promenade; and of course the beaches for just relaxing and sunbathing. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

Beaches are lovely and sandy, and can be found just 2 km away at Cannes then right around the bay of La Napoule. From here you can enjoy the sun glittering on the azure blue waters of the Med, and south-westerly views across to the ‘Isles de Llerins’ and Esterel Mountains.

The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!

Getting around is very easy from here. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop is within 10 minutes’ walk. A car is not essential here, however shopping and sightseeing would be easier if you did.
