Set in the Waveney valley on the Norfolk Suffolk borders. Pump cottage dates back to the 17th century a grade 2 listed building. we have renovated and retained may of the original features. The old Pump is still just outside the door.
You enter into a spacious open plan Kitchen, with dishwasher, fridgefreezer, electric cooker,microwave, dining room with woodburner, leading into a cosy Lounge, with digital television, video, and DVD player with a collection of films,
New Bathroom with bath overhead electric shower, wc, and wash basin.
The cottage is ideal for families and up to two well behaved dogs are welcome by arrangement.
A four poster can make it a romantic getaway for two.
Pump cottage shares the 2 acres of garden and woodland that run down to the banks of the river Waveney . Fishing available in season, there are also many local fishing lakes in the area.
You can relax, unwind and watch the wildlife, including kingfishers, Owls, Otter, Swans and Ducks. local pubs and restaurants within easy reach.
Ideally situated and central for Norwich, Ipswich, Bury st Edmunds, or the Suffolk coast is within easy reach across the beautiful Suffolk countryside.

The East Anglia region
The Waveney Valley is situated on the Norfolk / Suffolk Border in south Norfolk, which gives easy access to many places of interest the area has many local market towns such as Diss with its 4 acre mere in the centre of town, and local golf course, Wymondham with its Abbey, Harleston a small market town, with individual privately owned shops only 3miles away, with pubs restaurants and take-away's. In Beccles you can take a boat trip, or sit by the quay and watch the boats, all are within easy distance, Bury St Edmunds is a large market town, with its beautiful Abbey and Gardens, market day is Wednesday, Saturdays.
We are central for Norwich, Ipswich, Bury St Edmunds and Coast all about 25miles. The Waveney valley is also known for the angles foot path, that runs from Lopham fen near Diss, and runs along the river, as far as Great Yarmouth.
Brockdish is a small village, with local Inn, The olde Kings head a short walk from the olde coach house. Harleston is the nearest town, with a good range of shops pubs and restaurants. The market town of Diss is 6 miles with a mixture of supermarkets and small individual shops.Market day is Friday,also on a Friday at Gaze sale yard a large auction of household and antique furniture.
Bressingham gardens and steam experience only a few miles away, reminds you of the golden age of steam, with its collection of Locomotives and traction engines, the victorian steam rounderabout or just walk around the gardens, wood and meadows, the 6acre "Dell Garden", and Dads army museum. something for everyone.
The 100th Bomb Group Memorial Museum, an amazing memorial to the members of this wartime base,
with many personal stories and photos,also Flixton air museum, with free admission.

"Great property in a great location with great hosts"
The property is in a great location to explore all that Norfolk can offer. The property was very clean and is in a very safe area with good private parking. The very friendly owners live onsite and are always available to help, provide local information and to provide suggestions of places to visit. A great place to get away from it all.

"Beautiful comfortable country cottage"
A lovely cottage , with every comfort and every thing you could wish to find in a home, heated modern shower, very clean and well maintained. comfortable beds made up for your arrival, nice bottle of wine in fridge and cream tea what could be better. Jackie and John fantastic hosts, beautiful grounds leading down to the river and fishing . plenty of safe private parking and lots of peace and quiet in a beautiful setting . Very reasonable cost and you get a lot for your money. The location is good for traveling around with plenty to do and see in the area , and given the fact the cottage is heated it is suitable for winter and out of season breaks too. will be more than happy to visit again. Love the place

"Character cottage in wonderful countryside location."
We have just returned from a weeks stay at Pump cottage. This is our second visit and would recommend this cottage. A wonderful cream tea awaited our arrival, along with the friendly hosts John and Jackie who made us feel more than welcom. The cottage is set in idylic countryside with outstanding gardens which lead dowm to the river. A really remarkable holiday cottage well worth a visit.

Lovely well appointed cottage, with period features. Comfy beds, and extensive dvd collection, loved the disney cartoons! We spent several lovely hours by the river at the end of the garden although i failed to catch the big chub, we saw numerous kingfishers and watched the bats as adrkness fell. Owners were great, we had cakes and a complimentary bottle of wine in the fridge when we arrived!! Owners also have green fingers and much fruit and veg was home grown and cheaply available. Our dog Zebedee loved it, although he was a bit confused by the hedgehog he met!! Will recommend to our friends.

"TO GOOD TO BE TRUE"
When you go to the property the first thing that meets you is the warmth of Jacky and John. You are then shown your cottage which is wonderful. Your stay there then starts and whatever you like to do is all at hand ( walking fishing sightseeing or just relaxing) . I have been about ten times and have never been disapointed. I will also be going back for more. Its the ideal place to get away from the ratrace.

"The accomadation and owners are highly recommendable and truely wonderful!"
I used to go on holiday here and spent a christmas here with my family when i was a child and to be able to now take my two children here on holiday giving them the experience that i had when i was a child just shows what a truely wonderful cottage and surrounding grounds this place is. Jackie and John are two wonderful people who do everything to make you welcome! The cottage is beautiful and feels just like home. The gardens and river at the bottom of the garden are just perfect and truely magical. The kids and i had a lovely holiday!

"You'd have to go a long way to find better than this"
Jackie & John Spooner make all their guests extremely welcome including our dogs and are always willing to solve any problems that may arise, nothing is too much trouble for them. The cottage is very comfortable and well equipped - home from home. The grounds are lovely and with the river at the end of the gardens there is always somewhere peaceful to sit and watch the ducks, swans and kingfishers. It is always difficult to leave at the end of our holiday but we keep on returning. We have made eight visits so far and there will be more to follow.
