The two bedrooms, beautifully styled property offers comfortable accommodation for up to a family of 4 { and two extra at the owner's discretion) where you can relax and spend quality time with friends and family, comfortable in summer, as well as a 'cozy' perfect retreat in winter curled up in front of the York stone fire place. Perfect for Christmas getaways. The accommodation offers also outside living with pretty patio and solar lights, Accommodation newly updated.

The accommodation consists of two double bedrooms, one room with a comfortable double bed, the other with 2 single comfortable beds. and a double sofa bed. Please note however, that the accommodation is set on two floors and may not be suitable inside or outside in the garden for unsupervised younger children.

All bed linens and towels will be provided.

The accommodation and the kitchen is fully equipped with all household essentials including a dishwasher , washing machine, fridge freezer so that you can make the most of having that perfect time spent here in Brighton without any worry.

Provided on arrival is our complimentary 'welcome hamper' including milk, tea, coffee, sugar, to get you started with a 'surprise' seasonal extra to enjoy - our gift from us for thanking you for trusting us with your holiday accommodation.

Unwind in the luxury bathroom/shower after a long day's visiting the city or a day spent at the beach - a better alternative to just a hotel room!

This beautifully presented cottage accommodation is set back ten to fifteen minutes walk from Brighton beach and the Brighton Pier, and twenty minutes to the heart of the city centre, the Lanes, and the popular North Laines - great for shopping, steeped in history and packed full of restaurants, cafes, pubs, bars, high street and bespoke shops.

During the festive season from late November onward the accommodation will be 'seasonally' decorated finished with a beautiful 'real' tree for Christmas completely ready for the party season.

Please, no smoking and no pets.

Please take a minute to familiarize yourself with the safety instructions for the accommodation found in our house guide for yours and your guests safety during your stay.

Place used towels in the washing machine on leaving.

Courteously leave the house and patio garden as you found for fellow visitors to the accommodation.

Please feel free to use the herbs from the garden put there for your convenience.

On leaving please place all your rubbish/trash and recycle to the outside bins provided for collection. place any used towels in the washing machine in readiness for washing.

If on foot you are ten minutes walk away from the Royal Pavilion, the famous historic Brighton Lanes; the fabulous Brighton Eye, The Dome; (Where AbbA famously won the Eurovision Song Contest.) The Theatre Royal, and many other concert venues and museums; seasonal, winter. ice skating in the grounds in front of the romantic Royal Pavilion especially wonderful at Christmas. ;Hanover; offers the luxury facility of; FREE PARKING; city parking, right outside the accommodation, Pubs, and restaurants are located nearly on every corner of Hanover approximately a minute walk from the house, offer live music and interesting menus, and buses run conveniently every few minutes to any centrally destination including Hove,

Hanover has it owns unique quintessential feel and your visit to Brighton will definitely start here with plenty of pubs and eateries just a minute walk away

A local ‘convenient’ corner shop is situated at the end of the Road. Turn right out of the house to the end onto Southover Street and turn right again and the shop is just across the road. The pub, the Dover Castle, at the end of the road, and other local pubs on Southover Street also provides live music and open mikes nights frequently, especial at the weekends. Also many of the local pubs on Southover Street serve Sunday lunches and other menus. All information can be found in our ‘welcome folder’. A frequent bus service also runs on Southover Street. The nearest Pharmacy can be found on Elm Grove. Supermarket Morrisons can be found on St James’ Street, going towards the seafront, or Aldi, Sainsburys, Coop on London Road. Hanover has a unique 'vibrant' village atmosphere.

There are 6 inexpensive, traditional English pubs and restaurants including The Geese, The Dover Castle the 'Grays', the St Charles Napier where you sample a traditional English Sunday Lunch/roast and local real ales and bears from local breweries...

Also remember to check out the newly refurbished Dover Castle pub right at the end of the street '' which features weekend live entertainment of local Brighton bands right at the end of the street!

Additionally, Hanover caters numerous international style take-a-ways including italian, Chinese, english fish and chips and Indian all within a convenient 5 minute walking distance from the accommodation.

Alternatively phone and order and they will be delivered right to the door if you don't fancy venturing out...

Savour the experience of the welcoming Hanover night vibe you will not be disappointed. Something for everyone!

Plenty to do and see, there are two local public swimming pools, within five to ten minutes walk of the accommodation, plus clay and concrete tennis courts close by in beautiful Queens park with its Victorian renaissance clock tower and arched entrance - The secluded park itself offers a wonderful peaceful setting with a small pond and cafe close to the waters edge, good for a lazy afternoon with a picnic, great for children perfect for watching wildlife that live there - recommended to find, which only the locals are in the know of,

(we are always amazed how lovely it is) and a world away from the famous busy tourist Brighton beach, but which again is only fifteen minutes leisurely walk away if you want a complete quick change of scene down to the beach for a dip in the sea or a walk on the pier. Take Volkes railway to the Marina for a whole different experience; Also close by is. the vibrant park on the Level which has an excellent children adventure area, skate park, and lovely cyclists cafe. Always a nice place to sit and watch the diverse people of Brighton in the summer months.

Accommodation is suitable for children over two and who can climb stairs safely. However, the terrace garden patio upper tier is not safe for smaller children. Children should be supervised at all time.

Pretty style patio garden has the addition of soft furnishing, which kindly must be brought in at the end of the day or in the event of rain.

Guests should be mindful of their neighbours when arriving at the accommodation at any time of day.
