This airy and spacious family house with deck and small garden is the perfect base for a family holiday in the UK. As this is a residential area we are sorry but we are unable to accept Hen party or Stag weekend bookings... unless you are able to convince us that you will be a sedate, quiet and respectful group! Situated in central Brighton, East Sussex there are regular trains to London and the rest of the UK. Gatwick is only 25 minutes away and Heathrow 90 minutes. There are regular buses into town from a bus stop nearby.

We love our house but are away as we have another residence about half an hour away. This house is very much a family home. It isn't perfect but it is very lovely! It is cheerful, warm and welcoming. We are used to children and like them a lot, they are very welcome (so long as they don't draw on the carpet)!. There will be toys to play with and books to read. We have a travel cot suitable for a baby or toddler.

The house is decorated simply with splashes of colour everywhere and bold artwork on the walls. There are six bedrooms; three doubles and three singles (one of the singles' bed is slightly smaller than usual but any medium sized adult will be comfortable sleeping here) as well as a comfortable double sofa bed in the living room and another in a first floor room that also has a double bed. NB if you are requesting the house to sleep 16 there are two single futons in each of the upstairs rooms and a single mattress under the master bed which you can pull out as well. If you are requesting the house for any guests over 11 then there will be an extra charge of £35 per person per night added to the quote.

There is one bathroom with a deep bath, shower and loo and a separate loo next to this. The master bedroom has an ensuite shower and sink. There is also a small utility room with a washing machine and separate dryer.

The huge kitchen/diner is the heart of the house. The kitchen boasts a large six ring hob with a double oven. There are two fridges, one of which will be empty with a freezer that will have an empty shelf. There is a dishwasher, microwave and griddle as well as a toaster and kettle. TThe large pine table seats 6 easily (8 at a pinch) and can be linked with a fold down table and another table to accommodate either 4 more or 8 more, making a total of 16. There are chairs all over the house so you'll all have somewhere to sit.

The living room is spacious and elegant and a great place to relax in.

The back garden is small but pretty and is a suntrap in the middle of the day. To the side of the house we have built a deck that is perfect for evening meals or barbecues. We have a large but simple barbecue and tools but you will need to bring your own charcoal.

Our house is in central Brighton. The 5B bus stops just down the road every 10 minutes, it is a 15 minute ride to the sea. The walk into town is lovely through Preston Park and takes 30-35 minutes. This is a residential area but over the road is a small food shop which is open from 8am to 8pm everyday. Down the road there is a pharmacy, florist, pizza take away, off license, fish and chip shop, family run cafe and delicatessen. Just up the road at Fiveways there is another fish & chip shop, a post office, sweet shop, a well stocked fruit and veg shop and a few restaurants. There are several good pubs within easy walking distance and just around the corner on Lowther Road there is a lovely cafe with delicious home made cakes called Lark on Lowther.

Brighton is famous for The Pier - fun rides and excitement day and night, The Pavilion and its amazing architecture and well known across the world for its artistic and free thinking community, buzzing night life, great restaurants, magical winding Lanes and quirky North Laine shops.You will never be bored in Brighton, there is always something to do here, but when you come back to the house you will relish its tranquility!

If you are celebrating why not let us help? Claudia runs a busy party/gift/cake decorating supplies shop called purple-heart in the centre of Brighton. So if you need helium balloons, bunting (although there is lots up in the house and garden anyway), party bag gifts, hats, streamers and more just let us know and we can have these ready and waiting for you!

Need a cake? We can almost certainly organise a gorgeous bespoke one as Claudia is a very keen and experienced baker! Just name your flavour and theme and ask for a quote! If you want to look at cakes Claudia has made just say and we'll point you in the right direction. Fancy a cupcake decorating lesson held in the house? We can set this up for you too, you'll learn loads and have lots of fun too!!! We can also organise a pampering party in the house and recommend other fun group activities, just ask...

Now for the boring but important bit! Parking!!! Please bear in mind that parking in Brighton is tight and the Green council do not encourage cars. The road this house is on became part of a Controlled Parking Zone (CPZ) at the end of September 2014. It is the very north boundary of the newly extended area J CPZ. This means there are more spaces available with voucher parking directly outside - but please note, all the roads north of Preston Drove are not included in the CPZ, so you are likely to be able to find free parking literally just around the corner (our house is a corner house and so is half in the CPZ and half out). If you want to park right outside we can offer you a visitors parking permit which will entitle you to roadside parking outside at a cost of £5 per car per day - but we are keen to use as few vouchers as possible, as they are limited to a certain amount per household. To understand the situation better please search our postcode BN1 6LE - all roads north of Preston Drove ARE NOT CONTROLLED and the parking is free, although spaces at night are limited. The controlled hours are between 9am and 8pm every day, outside of this parking is free. On the other side of the road there is a pay and display bay which almost always has spaces at a rate of 4 hours for £3. So, if you coming for the weekend, you can park here in the afternoon and over night more cheaply than using a voucher. All of this will become much clearer when you arrive and see the situation. We will leave the vouchers out for you to use if you need them, so there is no need to book them in advance – just leave £5 for each voucher that you use – but do bear in mind that once you get here you will probably find a free space anyway!

“Fantastic home for Christmas”

We stayed in this lovely house for Christmas with extended family. We ranged in ages from 9 to mid 70's . This house suited everyone. It was beautifully decorated by the owner and felt just like home which is so important for a Christmas stay. The house was extremely comfortable for the 12 of us to stay in and every thing you could imagine you would need was there. The location was great, we had a large park nearby which the children enjoyed playing in and it was not far to walk into Brighton town . We could not have been happier .

“An ideal house to host a large group holiday”

Finding accommodation for a group of 15 girls for a weekend in Brighton was a really difficult task, but I'm so glad we came across Claudia's beautiful and spacious home. The place is fully equipped to cater for a large group, so at no point were we squeezed in or eating dinner sat on the floor or furiously washing mugs so more tea could be drunk. The kitchen is incredible, and sustained a heavy cooking and baking schedule one evening, the rooms are bright and cheery and very comfortable, and having the garden and outdoor space is just the icing on the cake. Claudia was a communicative, helpful and generous host, and made the whole process so easy in terms of organisation, in the lead up to the stay, on arrival, and after we left. A definite recommendation to anyone who needs a place for a large group heading to Brighton for a chilled, chatty holiday - a real home away from home!

“Great house for a family party”

We rented this house for a family birthday party with a group of 13 people with ages ranging from 5 to 88 and we all had a great time. The house is large and spacious, more so than you might expect from the pictures, and is cheerful, full of colour and imaginatively decorated. It is Claudia's family home, so we had the use of her family's toys and games, including Lego, training weights and acoustic guitars, and the children had fun playing hide and seek up and down the stairs. A lovely big kitchen for family meals, and a comfortable lounge with TV. Claudia has been friendly and helpful. I would certainly come back again if we had another large group holiday. [Note to anyone reading this review - the 88 year old does not have mobility problems. There are a lot of stairs in this house and it wouldn't suit anyone who has difficulty with mobility]
