This small, beautiful and unique penthouse apartment directly faces the sea right at the front of this iconic Grade II* listed Modernist building, enjoying stunning uninterrupted panoramic sea views from the living room, bedroom, and 7.3 x 1.7m private sun terrace. French doors open directly onto the terrace from both the living room and bedroom to make the most of the wonderful sea view. We can also offer on-site parking at a nightly rate that is cheaper than on-street parking or the nearest car parks, a rarity with Brighton and Hove holiday apartments. Please note that while the apartment can sleep four with the sofa bed it is best suited to a couple, or two adults with up to two children. We are unable to accept bookings for three or four adults.

The apartment is furnished and equipped to a very high standard with everything you may need for your stay, including high quality Egyptian cotton bedlinen and soft White Company towels. Fast Wi-Fi is available throughout the apartment and there are wall-mounted LCD televisions in both living room and bedroom. It has a beautiful bespoke Italian blue granite kitchen and a stunning bespoke designer bathroom that has luxurious under-floor heating. Embassy Court is a beautiful Grade II* listed 1930s Modernist building with a distinctive L-shape, some apartments facing the sea and some to the side (this apartment faces the sea). The apartment is on the top floor of apartments and these were the first ever purpose-built penthouses in the UK, so it has a lovely architectural significance. The architect Wells Coates's top priority for the apartment was pleasure and making the most of the panoramic view so the private sun terrace, windows and glass doors run the length of the apartment giving a real sense of light, openness and space. The bedroom is small but with the uninterrupted sea views pouring through the windows and French doors you can sit up in bed and look out to sea!
The apartment is close to all that Brighton and Hove has to offer with its coveted shops and restaurants, and the Pier and famous Lanes are just a short stroll along the seafront. We have many fantastic amenities on our doorstep including one of the best rated restaurants in Brighton (The Gingerman). Waitrose, Sainsbury's and Taj supermarkets are a few minutes walk, Brighton and Hove stations are a few minutes by taxi, Gatwick Airport is thirty minutes by train, and London fifty minutes by train.
There is lift access but as a listed building with some steps and the lifts being very small we regret that there is no wheelchair access. Travel cot with mattress and highchair provided on request free of charge and the apartment is equipped with children's cutlery, cups and plates.
Please also note that the apartment is for the quiet enjoyment of those named on the booking and the number of guests on the booking only, and parties and gatherings are not permitted. Sorry, we cannot accept pets.

During this period we will provide comfortable temporary beds for children.*

“Just perfect, even better than the photos!!”
Stayed with my husband and my 9 year old son for a week in late July . Everything you need for a holiday is there, splendid sea view from the 10th floor, only a few steps to the beach, very clean room with art decor interior, cable TV, high speed wifi, fully equipped kitchen and easy access to the city centre. Waitrose is only 5 minutes on foot and I enjoyed cooking. Olivia is the great host with generous hospitality. We can't thank her enough. We were actually thinking about staying in London, but we had a very good choice to stay at Embassy Court instead. I would recommend to everyone. This is the best holiday rental we've ever stayed, and we can't imagine there is a better place!
“Very nice apartment in the light and the sea”
This apartment is located beautifully directly on the sea. There is a wonderful view from the 10th floor. The equipment is modern and all present. Very clean and stylish furnishings. We come back in any case, a super great time and so many nice people in Brighton, thank you very much for the warm welcome.
“That is some view!”
I have stayed in this flat on three different occasions. It’s my first choice when staying in Brighton. The reasons are ... 1. Location: One of the main attractions of Brighton is the sea. And here you are right by it and the uninterrupted view over the sea is wonderful! Also it takes 15 minutes to walk to Brighton train station. It takes less than five minutes to get to a wide selection of supermarkets and restaurants. And you can walk into the centre of Brighton in about 10 to 15 minutes. (I do have long legs and walk fast but I still think those time are about right for most people). 2. The flat itself: It is a small flat but it has everything you will need either for a few days, for a couple of weeks or longer. Whenever I have stayed it has been very clean and inviting. Kitchen is really well equipped even down to a spare iphone charger in a draw in the kitchen, which came in very handy as I had forgotten mine. Also anytime it’s not too windy the large balcony is a fantastic place to enjoy the sun and the view of the sea. Also despite being so central you cannot hear traffic from below. You just get the soft sounds of the sea when there are waves. 3. Brighton is a great place to visit. The sea is a visual treat any time of year and the city is packed with really good places to eat regardless of your food preferences. (I am veggie and Brighton has some fantastic vegetarian restaurants). Also if you are staying more than a few days then go for a walk on the South Downs it si well worth it.
“An amazing place”
Hi, I stayed in the flat with my wife and my 3-year-old daughter between the 23th and the 29th of September 2015 (yes, that was yesterday). We had a delightful time and I would recommended this flat without any hesitation : it is an amazing place. We especially loved the big terrace with the seaview. The flat is on the last floor (10th) of the Embassy Court (a splendid building btw) and it is a wonderful sight to see the sea (and the sunsets) from there; we had the feeling we were on a boat! The flat is really bright and modern and well equipped (from the Blu-ray player -not that we watched any- to the dishwasher…). The flat is not large (the bedroom is quite small) but we never felt cramped and the space is very well used. The living room is a warm and pleasant room with a sofa bed. The flat is child-friendly. We were just paying attention for our daughter not to go on her own on the terrace (maybe we were being overcautious since the railing is really high) (but still there are a table, 2 chairs and 2 planters she could climb on – and with children you never know). She slept in the sofa bed (the owner bought safety bed rails especially for us, there are now in the flat). There was a high chair too and even plastic plates and cutlery. There is also a very good quality Wifi (always important!). The owner is really friendly and took very good care of us, she was always replying to our emails very fast and you can see that she really cares about her guests and wants them to have a good time and everything they need. Most importantly, it seems that she likes Brighton a lot, and that says a lot about her personality… ;) We had a wonderful time and I just hope it will be available next time we plan to go back to Brighton! “Best stay ever”
My daughter (15) and I had the best stay ever here. The apartment is small but beautiful and has everything. The view is so fantastic, you fall asleep and wake up to the sound of the sea. Olivia is an excellent host. We wish we could keep this apartment as a secret and never share it with anyone :)
This penthouse apartment has mouth watering views all along the Brighton and Hove sea fronts from a spacious terrace. We stayed there for a week as we wanted to revisit old haunts and catch up with friends and it proved an ideal location for the beach, pier and restaurants. The apartment is well equipped, quiet and restful and we hope to return next year.
“Ideal,inside and out!”
A great amount of care has been taken with the furnishing and decorating of this apartment,plus the kitchen and bathroom are outstanding.The terrace is roomy and the sea views fantastic,as far as the marina in one direction and far into Hove the other.For us,the location is perfect,walkable into Hove or into Brighton,all along the seafront,plus only a few minutes walk to Western Road with it's choice of shops,pubs and restaurants. Despite the floor to ceiling windows and doors (fantastic views!) there was no traffic or street noise to be heard. Building security was good,the lifts small,but vital for the 10th floor. All in all we loved it ,a perfect short break base. Olivia,who I liaised with,was most helpful and friendly.
“Fabulous view of Brighton's seafront”
The apartment is on the top floor of the building and has a great balcony and view overlooking the sea front. When the sun shines, the balcony gets the sun for a large part of the day. The apartment has everything you need with modern equipment and decor. The double bedroom is very small and not for those who like to be surrounded by space, but we found the bed very comfortable and the room perfectly adequate. The parking space is an added bonus in Brighton. Although we did not meet Olivia in person, she was very friendly and responsive to our questions etc. We will definitely be returning another time.
“Wow, what a fabulous place”
Don't like Brighton and had no intention of going there, noisy crowded and a bit tacky. However, looked and looked for a hotel with a seaview for a quiet break after an incredibly stressful time. In desperation looked in Brighton, still no suitable hotel, checked finally for a rental and found this place. GOOD CALL! Fantastic sea view, and high enough that the noise and dramas of a Brighton weekend could have been on another planet. So much better than the best Hotel, as we just sat on the balcony, cooked our own food (big saving on overpriced noisy restaurants) and enjoyed the killer view. The place wasn't big but absolutely perfect for a couple, and we reckon we'll go back and take the kids - we'll fit, and it'll be worth it. Finally, the icing on the cake was the very best and most genuine service from the owner/manager. No customer care course graduate this, just someone who was enthusiastic, friendly and efficient. Nothing matches this. However hard I try I can't think of anything negative to say - the only downside was the bongo drummer on the beach below in teh middle fo the night, and I can't blame the owner for that!
I already fell in love with the apartment at Embassy Court when I saw the photos for the first time. After booking it I could hardly wait to get there. Often, when expectations are that high, you're going to be disappointed. Not so in this case. Everything was even better than expected. When I entered the apartment I was surrounded by light and brightness (I was really lucky with the weather!), and I immediately felt welcome and at home. I felt like this every single time I opened the door to the apartment, and I was looking forward to going "home" every day of my two-week stay. At this point I should perhaps mention that Brighton and Hove have so much to offer that you could stay there for weeks without wishing to get back inside. But Embassy Court is situated in the perfect spot, right between Brighton and Hove, and convenient to walk to every place you could imagine. Great restaurants, cafès, shops and supermarkets are literally just around the corner, as are bus stops and of course the beach! When you stay at Embassy Court you can enjoy the busy life in a great city and yet, within a minute, you can be up in heaven, in a peaceful and quiet apartment at eye level with the seagulls. The bathroom and kitchen are much bigger than you expect from the photos and extremely well equipped. Everything is new and shiny and spotlessly clean, and the whole apartment is very tastefully furnished. Sheets and towels are provided, and as I was staying for two weeks I was even offered a fresh set of towels for the second week. And the bed was very, very comfortable! The giant flatscreen TV is much better than the one we have at home and allows you to watch hundreds of channels. Theoretically, because in practice you will only want to look outside and enjoy the amazing sea view! By the way, most reviews forget to mention that there is also a fabulous view over Brighton and Hove from the rear! What also made staying at this apartment such a joy was the fact that the whole booking, arriving and checking-in-process was so simple, and dealing with the owner, Olivia, was always a pleasure. She responds to every question you might have within hours or even minutes and is extremely friendly. The same is true for Haley who greeted me on arrival and showed me around. Thank you both very much! I could go on for hours praising the apartment, but who wants to read such long reviews? There is only one last thing I would like to point out: the apartment is also heaven for everybody who is interested in modern architecture. Embassy Court is a landmark of Modernist architecture which has been restored to its original beauty only recently. It's a joy just to walk through the gorgeous entrance door, and if you let yourself in for it, a stay at Embassy Court can even take you back in time. Heaven indeed!
