It's also ideal for walkers with miles of countryside walks.Within a few minutes drive is the award-winning beach and open air lido at Saltdean and beautiful Rottingdean, home of Rudyard Kipling, with its smugglers tea shops, 18-hole mini golf and surfing. Walk from here along the seafront to Brighton Marina with its bars & restaurants, cinema, bowling alley and casino.Brighton itself offers everything from culture and the arts, theatre and concerts through to beach bathing and recreation, including lovely restaurants on the beach. And of course, shopping!The Brighton Festival is on throughout May offering a fabulous variety of events and entertainment every day. Stay at our holiday home on The Promenade and enjoy the Festival from a relaxing location - from where it's easy to park!

From our property, it's a short walk down to some small shingly beaches and rock pools, places to fish and safe places to cycle. Fishing for sea bass and collecting crabs is a popular pastime. Along the clifftop is the Meridian monument (it marks the exact spot for Greenwich Mean Time), a kiddies playground and recreation area which holds a variety of events throughout the year. It's a two minute drive to Peacehaven's 9 hole golf course or to park for walks along the South Downs.The local shops include banks & building societies and the small covered shopping centre seems to have everything, including an indoor market twice a week. There's a carvery & take-aways, plus the famous Thai Elephant 2. You must book!

The accomadation was stunning, the views were amazing. This tranquil location is probably the best we have ever stayed at. Everything you could wish for, like being at home, well almost. I would recomend this little part of heaven to everyone. Will be booking again next year, carnt wait. Dave & Linda, Yorkshire ( Gods Country) with The Promenade coming a close second

Firstly Geraldine the owner was super efficient in every way, from our initial booking to meeting us at the property and making us feel very welcome! The property has uninterrupted views out to see, it was wonderful to sit outside for breakfast and enjoy the peace and tranquility. The kitchen had everything we needed, the bathroom has a gorgeous bath and great shower. There are cliff top walks, walks by sea. Peacehaven has all you need amenities wise with lovely Rottingdean 5mins drive down the road. We thoroughly enjoyed our stay at The Promenade and will definitely stay there again.

We have just come back from a lovely weekend at the promenade, we traveled with my Grandmother and the bungalow is perfect for anyone with limited mobility. We especially loved the amazing view and the short walk to the beach along the promenade, it's perfect for dog walking. The house has everything you need, great touch to arrive to cupboards stocked with the essentials and Wifi was perfect for our teenager. The newly fitted bathroom was lovely, the bath is especially luxurious! It's just a short drive in to Brighton and only a few minutes drive, 5-10 minute walk to local shops with everything you need. Personal touches from the owner made our trip, Geraldine is lovely and very helpful. Luckily we had great weather and would love to go back.

“Peaceful”

Though it was stormy outside, the house is quiet and cosy, and watching the wildish weather from the front conservatory in the warm was quite a winter treat. Accommodation is very good, and position for Brighton and surrounds perfect. We love a sea view and that is exactly what you get. There are immediate walks outside the front gate, and there are also the promenade walks a very short distance to and beneath the chalk cliffs. Don't know if this is the norm, but we had a warm and personal welcome from Geraldine on arrival - whatever, the accommodation itself and position provide all you will need for a great break.

The Promenade was everything that the pictures showed. It was well equiped for a family stay in comfort. A home from home with excellent sea views,things to see and do and good shops only a short walk away, with the added bonus of weather as good as it gets. Who could ask for more, when you can sit out well into the evening on the patio to make the most of a lovely place.

I'm delighted our holiday home was everything you expected and so glad you had a comfortable and enjoyable stay.

We have stayed here twice and will definitely stay again. We like the quiet location and the extremely comfortable, spacious, very well equipped cottage. Fantastic sea views with ever-changing skies and colours and wonderful cliff walks right outside the front gate. Excellent and reliable free wi-fi. Travelling from Australia this is the perfect place to recover from the flight and jetlag. Our Brighton family loved visiting us here and it was easy to cook for all of us. Easy to walk to local shops and a great bus service with timetable to go into Brighton and then up to the beautiful South Downs. We both very highly recommend The Promenade

“Not enough time to see all that's worth looking at”

The house is a wonderful base to start exploring the area from. It is comfortable and offers a really stunning seaview. If you buy 7-days saver tickets for the bus you can drive where ever you want at a minimum expense. I got there with a friend and three teenagers who liked going to Brighton, the pier and the beach very much. I can really recommend the place.

It was a pleasure having you and the teenagers at The Promenade and I'm glad you liked our holiday home.

We arrived early but the owner was so helpful, The accommodation was first class with everything you could need, The beds were all very comfortable and the views from the bungalow were truly stunning, there was plenty to do only being a short distance from Brighton,Newhaven,etc. We would love to return to The Promenade and would highly recommend it to anyone. “Wonderful place to be”

The two of us stayed in this wonderful place for one week. We both enjoyed the house and the surroundings. The house had everything we needed and more. Brighton is nearby en lovely to visit. We made wonderful walks along the seaside and in the neighbourhood. After one week we went home to the Netherlands with lots of new energy. We really would like to come back some day.
