MAGNOLIA COTTAGE OVERVIEW
This character cottage is located in the heart of Braunton village, just a short stroll from a selection of pubs, restaurants and local shops. Reputedly one of the largest villages in England it is situated only 2 miles away from the golden sands of Saunton Beach, whilst the renowned blue flag surfing beaches of Croyde and Woolacombe are also within easy reach. MAGNOLIA COTTAGE is a quaint character-filled home-from-home, sleeping 6 with 3 bedrooms. This home has an open-plan living space comprising 2 lounge areas/sun room, kitchen, diner, family bathroom, separate WC, and a parking permit is provided for 1 car. Situated up a quiet lane in the centre of Braunton, one is spoilt for choice with direct routes to all the tourist hot spots. Just outside the village further along the coast, you will find historic villages, heritage sites, golf courses, coastal paths, your biggest difficulty is what to do first!
As you enter MAGNOLIA COTTAGE you are greeted by a traditional cottage feel, where feature walls in a floral design complement the neutral painted walls. MAGNOLIA COTTAGE has two living areas filled with character and charm, offering plenty of space for comfortable living and family relaxation. A spacious and welcoming sun-filled lounge contains a fireplace plus dining room with a working wood burner, perfect to keep you warm while enjoying a romantic dinner. The lounge has been charmingly and lovingly decorated, with built in cupboards and shelving above containing a wide selection of CDs and DVDs. The lounge area has a TV with Freeview, a DVD/VCR player, plus a selection of children's toys, books and board games for your enjoyment. There is ample seating with a large sofa.
The fully fitted kitchen boasts all the facilities you would expect form a property of this quality. Shaker style kitchen units are topped with a solid wood surface and combine well with the slate floor. Appliances include a coffee machine, washer/drier, dishwasher, microwave, kettle, oven, gas hob and a large fridge with good freezer space.
A staircase leads to the classic country bedrooms and expansive family bathroom.
Bedroom 1 is the master bedroom, which has been lovingly decorated and enjoys views over the village. It contains a large double bed and storage is provided in the form of 2 large dresser. There is also a travel cot available.
Bedroom 2 has twin beds and 2 large wardrobes. Bedroom 3 has a double bed and also enjoys stunning views over the village and garden.
The large family bathroom consists of a separate shower, classic bath, WC and pedestal wash basin, all in a Victorian-style. The white suite combines with the chequerboard black and white floor tiles and gorgeous Tilbury feature to create a powerful, clean feel to this room. Near the entrance is a downstairs cloakroom with w/c and hand basin.
From the sun-room, you are greeted by a quaint country garden with pebbled area containing a gas BBQ. Heading away from the house, there is a raised grass area with bistro-style chairs and large outdoor dining table. At the rear of the garden, you have commanding views over the village and countryside and, for your convenience, there is an ample wood store. This lovingly decorated family home is not to be missed and will, without doubt, provide you with the holiday you deserve.

A coastline of spectacular cliffs, secret coves and golden beaches together with a hinterland of wild moorland, sparkling river valleys and lush rolling hills make North Devon and Exmoor a very special place to visit.
WALK TO - Braunton and surrounds is a great place for days out with family and friends. Many local restaurants and pubs offer a superb variety of food and entertainment such as Squires (great fish and chips), At One (Tapas Evenings), The George Pub (great local food as well as Thai Cuisine) and The Williams Arms (well renowned Sunday roasts). Entertainment facilities are available for all ages.
CYCLE TO - cyclists can enjoy the 30-mile Tarka Trail tracking the scenic coastline of North Devon.
DRIVE TO - the beaches of Saunton, Croyde, Putsborough and Woolacombe are only a short drive away (note to pet owners: Saunton, Putsborough and Woolacombe have demarcated pet-friendly areas for your dog). A day at historic Braunton Burrows, (historic site of D-Day Landing preparations), is great for walkers and where one can walk for hours through the majestic dunes. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance.
For the more adventurous, kite surfing, surfing, horse riding and kayaking are popular sports in the area. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth and many more. Saunton Golf Course is a mere 3 miles down the road with its 2 famous links courses. Finally, picturesque walks through beautiful forested areas and running rivers such as at Watersmeet will complete your wonderful stay in the beautiful part of England.
