In the living room there is a 42’’ Freeview TV, DVD/Blue Ray player and complimentary Wi-Fi internet access available. There is also a Sky aerial connection if you wish to bring your own Sky box. The stylish kitchen has all the mod-cons, including a large larder fridge, eye level oven and grill, five ring gas hob, dish washer, microwave oven, toaster and kettle. The separate utility room has a washing machine, tumble dryer and a freezer. There are four bedrooms, each with its own style. The two double bedrooms have modern en-suite shower rooms and there are a further two, twin bedrooms. The large family bathroom has a superb egg shaped bath, separate walk in shower, WC, wash basin and heated towel rail.

<p>Outside, the large lawned garden is a great area to relax. There is parking for up to three cars on the gated driveway with on street parking also available in the road.

<p>Access to the beach is across the road and here you are in the centre of the bay with panoramic views from Selsey Bill in the east to Portsmouth and the Isle of Wight to the west East Wittering village centre is about 1.25 miles away and offers a great selection of local shops and cafes as well as restaurants and two supermarkets.

<p>The sandy beach at West Wittering is one of the most popular on the south coast and is just a couple of miles down the road from Bracklesham. The beautiful cathedral City of Chichester lies 7 miles to the north and is famous for its Roman connections, Georgian architecture as well as the Festival Theatre which attracts some of the worlds top actors. Chichester centre is dominated by the Cathedral and is shopping centre has preserved its character and heritage. The Goodwood Estate lies two miles outside Chichester and along with its horse racing is now possibly even more famous for its ‘Goodwood Festival of Speed’ and ‘Goodwood Revival’ motor events.

<p>The location of ‘Happy Days’ offers easy access to the cities of Portsmouth and Brighton. Portsmouth offers attractions such as the Historic Shipyard, home of the Bristish Navy, H.M.S Victory and the Mary Rose. From Chichester has a main line railway station with access to London.

Bracklesham Bay is actually the name of the large sweeping bay that stretches from the entrance to Chichester Harbour in the west to Selsey Bill in the east. The villages of West Wittering, East Wittering and Bracklesham are situated along the beach front and it is here that you will find the properties offered by Baileys. The main village for supermarkets, banks, chemists and restaurants is East Wittering but both West Wittering and Bracklesham offer local shops and restaurants. Other villages in the area with popular pubs and walks include Itchenor and Birdham while the Cathedral city of Chichester is about 7 miles to the north.

Bracklesham Bay

Chichester is one of the most well-preserved Georgian cities in the UK, with its centre sitting within the famous old Roman walls. The four main pedestrianised streets, North, South, East and West converge on the central, ancient Market Cross and offer a comprehensive range of shops, bars and restaurants.

The arts are well catered for as Chichester is home to the world renowned Festival Theatre and smaller Minerva Theatre and also the Pallant House Art Gallery which is now enjoying a well deserved international reputation for its contemporary art. Annually the city plays host to a number of celebrated music and arts festivals centred around the Cathedral.

The waters of the Solent and Chichester Harbour are particularly popular with sailors. The harbour is made up of a series of tidal creeks and is designated an area of outstanding natural beauty with wonderful walks while Chichester Marina, Birdham Pool and Itchenor Sailing Club provide the nearest sailing facilities. The 'National Trust' reserve (1.5 miles) at East Head in West Wittering has perhaps the most picturesque 'blue flag' beach in West Sussex and the award winning coastline of the Witterings and Bracklesham Bay in general provides many opportunities for swimming, surfing, windsurfing, kitesurfing and landboarding.

Other recreational activities are well catered for, there is a multiplex cinema in Chichester and several Golf courses are in close proximity. Apart from its' internationally known racecourse which offers the 'Glorious Goodwood' meeting in the summer, Goodwood also provides many other facilities including golf, country club and airfield and plays host to the world famous annual 'Festival of Speed' and the motor 'Revival' meeting in September at the historic motor racing circuit.

There are exceptional walking, horse riding and mountain biking opportunities to be enjoyed in the South Downs countryside which now enjoys the status of a national park.
