This is a light and spacious 3 bedroom apartment equipped with everything you will need for a comfortable stay in Bournemouth. The apartment is located on the 1st floor of a block of just 6 luxury apartments near the beach. There is lift access to the first floor. The block is on a very quiet, tree lined street in a prestigious part of Bournemouth. At the end of the road is the clifftop and a zig-zag path down to blue flag beaches of Southbourne and Boscombe. Bournemouth beach is just a short stroll away.

This is a light and spacious 3 bedroom apartment equipped with everything you will need for a comfortable stay in Bournemouth. The apartment is located on the 1st floor of a block of just 6 luxury apartments near the beach. There is lift access to the first floor. The block is on a very quiet, tree lined street in a prestigious part of Bournemouth. At the end of the road is the clifftop and a zig-zag path down to blue flag beaches of Southbourne and Boscombe. Bournemouth beach is just a short stroll away.

The apartment comprises of: A large open plan living/dining room. The room is very light with a bay window and 2 further double glazed windows. There are 2, 2 seater leather sofas, a 3 seater double pull out sofa bed, an arm chair, coffee table, 32inch Samsung Freeview Smart LED TV and Blu-ray DVD player. I have also included a Sony Playstation 2 with 4 controllers and lots of top title games to play. There is a large oak dining table with 6 dining chairs and further folding chairs including high chair.

There is free WiFi broadband and a large bookcase containing over 100 DVDs, board games, books, tourist information leaflets and booklets including maps. I have also made a folder with local takeaway menus if you fancy a break from cooking. I also include a usb plug with a micro usb and iphone charging cables if you forget your own.

There is a separate kitchen with a large dishwasher, fridge/freezer, 5 hob gas stove with extractor fan, large electric oven/grill and microwave. Please note there is no washing machine but there are launderettes locally if you so need. There is a Combi boiler meaning all hot water is instant. Gas, Electricity and Water Bills are obviously included. There is a large selection of crockery, cutlery, pots, pans, kitchen utensils and other kitchen accessories for your use. The entire apartment is neutrally decorated with tasteful nautical themed pictures.

Bedroom 1 is the master bedroom with a double divan bed with memory pocket sprung mattress and 4 drawers. There are 2 bedside cabinets with touch control lamps. There is a huge mirrored sliding wardrobe with plenty of space and clothes hangers for all your belongings. There is a bedroom seat and TV with integrated DVD player and a Roberts DAB radio alarm clock. The master has an en-suite bathroom with toilet, basin, shaver socket, all modern luxury chrome fittings and walk in shower. Bedroom 2 is the smallest bedroom with a comfortable small double bed, chest of 3 drawers and some hanging hooks. Bedroom 3 features a double bed with pocket sprung mattress, 2 bedside 3 drawer cabinets, a triple wardrobe and TV with DVD player. The family bathroom has a bath with overhead shower, toilet, basin, 2 bathroom cabinets and heated towel rails. Although the bathroom and en-suite bathroom are fully tiled, please take care not to excessively spill water onto the floor as they are not wet rooms.

BEDDING IS PROVIDED but towels and toiletries are not so please bring your own. I do provide toilet rolls, shower gel and hand wash. I include a Welcome pack with helpful information for your stay along with some tea, coffee, milk, sugar and biscuits to help you settle on arrival.

Outside: There is a small communal garden and one designated off road parking space. All other vehicles can park for free on the quiet and safe road to the front. There are always parking spaces there. There is an intercom entry system to the building if needed. Lift access to the first floor. Please note the apartment is no smoking. There is an ash tray outside the main entrance for your use. Just around the corner from the property are private tennis courts which you can access with a fob key provided. I also provide 4 tennis rackets and balls.

Bournemouth town centre is only 5 minutes away in a car or taxi. Southbourne and Boscombe high streets with shops, cafes and bars are only short strolls away.

I also have a beach hut which is available to hire and is fully equipped with everything you need. There is a gas stove, kettle, pan, nearby drinking water tap, tea, coffee, fruit cordial, mugs, cups, plates, cutlery, lots of beach games, lilos, football, boules, cricket set, rounders set and much more.

Please note before making a booking: I do not accept Hen or Stag parties. I also do not accept groups of guests who are all aged 21 years and under. Check in is from 2pm and check out is at 11am. I require a refundable £250 damage deposit payment which is held by Trip Advisor and automatically returned to you by them after your stay (can take up to 10 working days). The property is NO-SMOKING throughout. If smoking outside, please dispose of cigarette ends in the ash tray opposite the main entrance. Please do not BBQ at the property, there is a park just around the corner and you can also BBQ at the cliff top and beach at the end of the road. Please keep noise down between 11pm and 8am in respect to the neighbours. No loud music is permitted at any time.The apartment is not to be used as a place to just party in. Please do not wear shoes in the apartment as there are cream carpets throughout. There are shoe cabinets in the hall. Please leave the apartment in the same condition as when you entered (ie clean and tidy) otherwise cleaning costs may be deducted from your damage deposit. Cleaning products and dishwasher tablets are provided under the sink as well as a vacuum cleaner in the kitchen. There is an iron, ironing board and hair dryer. When you leave the apartment at night to go out and explore Bournemouth and the surrounding area, please do not leave windows open or the heating and the lights on.

Local shops and Amenities: Southbourne high street is only a 15 minute stroll away with its charming shops, bars and cafes including the very popular Ludo Lounge and the Larder House. Cafe Riva and the Commodore pub sit on the clifftop with beautiful views over the clifftops and beaches.In the opposite direction is Boscombe high street with a large Sainsburys, post office, coffee shops, street market on Thursday and Saturdays, restaurants and take aways (McDonalds, Subway and KFC). There is also a Wetherspoons pub and the award winning Chaplins cellar bar with great food and live music. Situated at the end of Keswick road is the excellent Little Pickle Deli Cafe where you can buy local food and drinks.Bournemouth town centre is approximately a 40minute stroll along the beach, or 10 minutes by bus or car. Here you will find cinemas, bars, nightclubs, restaurants, theatres, the BIC (international concert venue), a large selection of shops with both high street chains and designer. From the town centre, you can walk through the gardens to the pier, perhaps stopping on the way to play crazy golf or fly high in the Hot Air Balloon to get an amazing view of the area.Just around the corner from the property is Shelley Manor where there is a medical practice and pharmacy. There is also an attached theatre with local productions. Shelley Manor has a large park behind it which leads onto the clifftop and beaches. There are private tennis courts which you can access via the fob key provided. If you would like to play, please contact us and we will book you an hour slot. We can also provide you with tennis rackets and balls. There is also a childrens playground in the park with swings and climbing frames. Other nearby facilities:Just a 10 minute walk away is Kings Park which is home to Bournemouth football club. There is also a skate and BMX park, crown green bowling square plus a large Athletics stadium. Just past Kings park is Queens park which has a golf club open to the public. The Littledown Leisure centre is a 10minute drive away, and has swimming pools and waterslides, outdoor and indoor football courts and gyms. Next to the centre is a park with a small lake, paddling pool and the Altitude High Rope Adventure ParkJ ust across the road from the centre is a large 24 hour Tesco superstore. Behind Tesco is Christchurch Golf centre and driving ranges which are open to the public. A further 5 minute drive from Tesco is Castlepoint shopping centre with many large high street retailers including M&S, Next, Asda, Sainsburys, Sports Direct, Currys, Topshop, Gap, Game, River Isalnd, cafes and restaurants such as Nandos and Franky and Bennys. To the beach: To access the beach, simply turn right out of the property and walk 200m to the end of the road and you will be on the clifftop.(If you look to the East / left, you should be able to see the Isle of Wight). Turn right and walk 100m to the Manor zig-zag which takes you down to the beach. It;s that easy!! At the bottom there is a small shop open in the summer months selling hot food, ice creams and drinks. There are also public toilets.If you turn right at the beach and promenade, you will see Boscombe pier. There is the excellent Urban Reef restaurant and bar and a Harvester pub. There is Sorted Surf shop where you can hire surfboards, wetsuits, paddle boards and kayaks. Lessons are available throughout the year. If you walk past Boscombe pier, you will see Bournemouth pier in the distance. It is approximately a 30minute walk away or alternatively you can hire a bicycle from the surf school which is situated just up the hill from the pier next to Reef Encounter bar/restaurant. If you want to stay down the beach and enjoy the beautiful weather (fingers crossed) then you can hire some deck chairs or even a beach hut from the seafront office. The beautiful sandy, blue flag beach stretches for 12km from Hegistbury head in the East to Sandbanks in the West. There is a promenade along most of the stretch so walking and cycling are very easy and enjoyable. Hengistbury head is a nature reserve and is the site of an ancient settlement. There is a brand new visitor;s centre which houses all the historic tools and pottery discovered by archaeologists and there are also cameras showing the nesting sites of protected birds in the area. There is also an outdoor activity centre where you can sail, kayak and windsurf..Sandbanks at the western end of the beach is known for being the 4th most expensive place on earth to live. There are beach side mansions, a few bars and cafes and a watersports centre. You can use the chain ferry to access Studland beach and further beyond is the pretty sea side town of Swanage via car or bus (number 50).

Everything is within walking distance. Alternatively there is a very frequent bus service at the end of the street. Also a list of taxi numbers within the welcome folder. Pokesdown train station is nearby if you want to visit Poole, Weymouth, the New Forest, Southampton or London.
