Beautiful 2 bedroom 2 bathroom property with balcony set in perfect location. 10 minutes walk to the beach and to the town centre. High quality furnishings throughout. Smart TV, DVD player, DVDs, Xbox with games, books and board games. Free fibre WiFi. South facing.ORP. Bedding and towels included.

Set in the prestigious East Cliff area of Bournemouth on the Christchurch road which runs parallel to the seafront. It is just a 10 minute stroll away from the golden sands of Bournemouth's beaches.

The apartment is on the 2nd floor with a good sized lift. Both the bedrooms and living room are south facing so get the sun flooding in throughout the day.

The living room features large windows, a 3 seater brown leather sofa and matching 2 seater sofa with a mechanical pull out sofa bed. There is a large TV, DVD player with 50 top title DVDs and a Xbox with 2 controllers and games. I have also included board games including Cluedo and Trivial Pursuit, Jenga, Twister and packs of cards. There is also a selection of Best selling books, tourist information and magazines. The dining area features a solid wood dining table and brown leather chairs.

The kitchen has an electric double oven and grill, with 4 hobs and extractor hood. There is a microwave, kettle, 4 slice toaster, lots of pans and saucepans. I have provided plenty of plates, bowls, crockery, utensils, cutlery, mugs, glasses, oven trays etc. I leave tea, coffee, sugar, milk and biscuits for all guests. There is a pull out drawer with double rack of condiments including salt, pepper and herbs for cooking. In the corner of the kitchen is a full size fridge freezer.

Bedroom one has a king size bed, large wardrobe, bedside tables and lamps, alarm clock and radio alarm clock. In the wardrobe there are lots of hangers and a digital safe to keep your belongings extra protected if you wish. The bedroom leads onto the balcony through lockable french doors which are double glazed. On the balcony there is a wooden table and chairs.

Next door is bedroom 2 with a further king size bed and a single bed. There is another large wardrobe with hangers. Further bedside tables and lamps. There are 2 dressing tables, with mirror, stool and a hair dryer. Bedroom 2 has a large en-suite tiled bathroom with toilet, sink, mirror with lights, shaver sockets, shelving, large heated chrome towel rails, soap dispenser, soap dish, tooth brush holder and a good sized shower cubicle with sliding glass doors.

Both bedrooms have wooden headboards and lots of plug sockets. There are light switches on the headboards to turn the main lights off in the bedroom. All the furniture throughout the apartment is solid, sturdy wood. There are deep pile cream carpets. There is a beach and nautical theme throughout the apartment with pictures and ornaments.

In the entrance hall is an intercom entry phone, chrome shoe rack, digital heating thermostat, key hook, coat hanging bracket and alarm control box. The main bathroom is also in the hall by the front door. This features a very large walk in shower with sliding door, toilet, sink, mirror with lights, glass shelf, shaver sockets and soap dispenser.

There is an electric boiler system which is very easy to operate. This provides the hot water in the apartment and heating to the radiators and underfloor heating. No gas in the property. The windows and french door are all white UPVC double glazed. The windows have both blinds and great quality lined curtains.

I provide an iron, ironing board, a clothes horse, travel cot, high chair and a plastic bath and bowl to wash infants. There is a fire extinguisher, fire blanket, smoke alarm and first aid kit for your added safety.

Outside there is one allocated parking space to the front of the building and to the rear is a large grassy garden with trees and hedging.

Train station just 10 minutes walk away Can hire a pay as you go car from just along Christchurch road if you sign up to co-wheels car rentals. Hire a pay as you go bicycle through the Beryl bikes app. Located throughout the town with no docking stations. Just check the app to find the locations through GPS Can walk along seafront or along road in and out of Bournemouth
