The magnificent Nordic interior styled 'Blackdown Barn' lies at the foot of the Blackdown Hills – officially recognised as an area of outstanding natural beauty thanks to its breath-taking mix of ancient heath and native woodland. Located within the 13th Century parish of Broadhembury and nestled within the soft, East Devon countryside, from the grounds of the property you can see not only the Torrs of Dartmoor but also the coastline of Lyme Bay, whilst benefiting from being just half an hour from the beautiful beaches of Devon's Jurassic Coast, the rugged beauty of the Exmoor National Park and by way of contrast; the theatres, restaurants and high class shopping of Exeter – the shire's very own Cathedral City.

Blackdown Barn is a self-contained detached building in it's own privately fenced grounds, and offers guests a fabulous degree of space on a luxurious scale. A massive 100sq metres of galleried living space beneath a high, open-beamed timber ceiling, providing an unparalleled sense of freedom and refreshment the moment you walk through the Barn's double doors. The Barn brings you face to face with nature too, thanks to all its six west facing windows which look straight into the tall sycamore trees of the property's very own woodland copse – the home of Tawny owls, Tree-creepers, Woodpeckers and other woodland birds.

With its gym, pool table room, surround-sound home cinema system with 55" Smart TV' lounge area, cosy library and family indoor games zones, magnificent large solid elm dining table, Blackdown Barn's multiple features offer relaxation and entertainment for everyone no matter what the weather holds! In the summer, there is the shared outdoor heated swimming pool (Mid April to Sept) with family barbeque & outdoor dining, along with large secluded gardens for summer games [please note the pool and gardens are only shared with us as owners so that our children have a chance to use the pool in the summer too!, but we are very aware of guests privacy]. The property provides a fantastic location for families or groups of friends, with the convenience of our local pub within a very short walking distance.

Accommodation comprises: Massive 100sq.m central living area, 1 x 40 sq.m mezzanine galleried gym room; 1 x 40 sq.m mezzanine galleried games room with 7ft pool table (also with oak top for further table top games); 3 bedrooms: 1 master/family bedroom with kingsize bed and additional full single size French day bed; 1 twin room with two extra wide single beds; 1 double bedroom with en suite shower room. Additional family bathroom with freestanding bath, and one further cloakroom (this cloakroom has a loo only, not shower room as in the summary below). Fully equipped kitchen with our popular lime green Smeg larder fridge, complete with electric cooker and hob, microwave cooking facilities, and 8kg washer/dryer. Boot room providing ample space for footwear, luggage or buggy storage. Two sofa beds provide flexible extra sleeping if required, however, we recommendation a maximum of 9 guests. Cot & high chair also provided.

All bed linen and towels supplied, along with swimming/beach towels, and double size sleeping bags and blankets for the sofa beds. Well behaved dogs/pets are welcome with permission - please advise the owner of your breed of dog and add the additional £50 pet fee to your booking. Plenty of hot water and centrally heated with a direct oil boiler, the property is warm and welcoming.

The property is owned by a family with 4 children, and much thought has been given to the requirements of families or groups. We hope very much you consider staying with us!

Thank you for your comments and your lovely note left in our Visitor's Book. On your family leaving, it was good to hear you had enjoyed your time at the barn. We are sorry the bathroom arrangements didn't suit your family, we do carefully describe the exact layout in our property details so that guests can decide whether it is suitable for them before booking to avoid any disappointments. The property is very large and we installed the largest external direct boiler available at the time, and it provides constant hot water, even for larger groups. Thank you for mentioning the slant on the pool table, we were not aware of this and will check and adjust it accordingly. The pool is an outdoor pool and is partially heated by a solar cover, as well as an electric heater. We endeavour to maintain the pool at around 84-86 degrees, and it can increase up to 90 in periods of hot sunshine. The average temperature of an outdoor pool in the UK is 82. We do our very best to maintain a nice comfortable pool temperature, but we appreciate if the air temperature on the day is colder at this time of year, it feels less warm to swim, this is more of a challenge in Sept compared to the hotter summer months. With regard to damages, we never charge for general wear and tear items like broken glasses, plates, saucepans etc, but we do charge for avoidable damages to items that do need to be replaced. We are sorry that the check-in time had to be extended, this is to allow every item in the property to be thoroughly cleaned and proper disinfection routines, which has increased the time it takes on changeover days. We are committed to ensuring the property is safe and properly cleaned prior to our guests arrival during this time of pandemic. We are delighted you enjoyed the produce from our garden and apple trees, and wish you and your family all the very best.

How do damage deposits work?

If Michaela (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
