Situated in the small hamlet of Le Pech, this traditional small house, cottage and converted barn are in a very tranquil, relaxing location with hot air balloons regularly drifting overhead and the sight of the River Dordogne meandering below. However, we are not stuck in the middle of nowhere, there is a footpath leading down to the beautiful village of Beynac, just a fifteen minute walk away - perfect for lunch, dinner or even a trip out for some baguettes or ice cream.
We are within 15 minutes of 5 beautiful chateaux - Beynac, Castelnaud, Marqueyssac, Milandes and Fayrac - as well as countless beautiful market towns, such as Sarlat and Domme. The area is also renowned for its spectacular caves, including Lascaux, which is a UNESCO World Heritage Site. For the more active, the area is great for cycling, walking, canoeing, horse riding, hot air ballooning and tennis.
The layout of the three properties (Barn, Cottage and Small House) is perfect for friends or family who want to holiday together, but also retain a degree of privacy. Each house has its own patio for outdoor dining, but there are also terraces near the pool which are perfect for large groups to eat outside together.
You can choose to rent either the Barn, the Small House or the Cottage individually or any combination of the three properties together, depending on the size of your party. In low season the Small House is the only property available as it has heating. Whichever you choose, you will have exclusive access to the property and pool. We will not rent out the Barn if someone is staying in the Cottage, and vice versa. Please message us your requirements and we’ll happily send you a quote.
To make it simpler to work out the price, we have added an image in the photo section that shows the rental price and cleaning costs, based on the season and which properties you want.
Between October and the end of March we only rent out the Small House as it has underfloor heating, a log burner and electric radiators. The other two properties do not have sufficient heating for those months. There will be a charge for heating, based on meter readings.
The price listed is for the Barn and Cottage. If you wish to book 1 or all 3 of the properties, then please send us a booking request and we can respond with a quote.
The Grange is a traditional stone barn, lovingly restored and converted with an open plan feel. Downstairs there is a traditional farmhouse kitchen diner, plus a large dining table in front of an open fireplace and a shower room. There’s also a table football and a darts board for entertainment. The second floor has 2 double bedrooms with shower rooms, plus a lounge area with pull down cinema screen and projector. The large open plan top floor has 2 single beds at either end.
The Cottage is over 200 years old and has been lovingly restored over the last 10 years, retaining its original character. It sleeps 8 and is laid out over 3 floors, with a large double bedroom with shower room in the loft. The middle floor has 2 double bedrooms (one of which also contains bunk beds) and a large bathroom. Downstairs there is a kitchen diner leading out onto a terrace, a lounge with a large dining table, an office space with internet, a shower room and laundry facilities. There is a television and a DVD player, plus various children's toys and games.
The Small House is also over 200 years old and has also been restored to retain its character. It sleeps 2 and is laid out over 3 floors, with a double bedroom in the loft with a connected bathroom. The middle floor has a log burning stove, flat screen TV with a DVD player with 2 armchairs, a stereo with CD player and a dining table with 6 chairs. Downstairs there’s an open plan kitchen with underfloor heating and a table and 6 chairs. Off the kitchen there’s a cellar which houses the washing machine. The stairs in the house are fairly steep and winding. It’s not ideal for children or people with mobility issues.
Between the properties is a lovely swimming pool which can be heated by warm water pump if needed. There are plenty of outdoor dining/seating areas together with a table tennis table and boules.
A cleaning cost is charged separately dependent on the number of properties. The cleaning charge is collected by the property manager when they greet you on your arrival. They will also collect the refundable damage deposit. Linen can be rented, or you are welcome to take your own. They can also help with cots and other baby equipment. All these can be paid via credit card, cheque or cash. We can let you know the exact cleaning cost when you request a quote.
Ground floor layout:
Including a beer fridge and ice-maker.
Convenient for pool use and outside activities; there is a shower and WC close to the main entrance.
Large oak table seating up to 12 and grand open fireplace; large double doors opening to the court and two staircases to mid-level bedrooms and sun lounge. Above there are galleries from two levels.
Farm style oak units, double butler sink, microwave, dishwasher, fridge/freezer, large oak breakfast table seating up to 8, cooker (electric with gas hob) and a wood-fired bread oven. Plentiful range of utensils, crockery, glassware. Double doors leading out onto a patio with table and chairs.
First floor layout:
Overlooking the Dordogne valley to the West and also a gallery overlooking the dining area below. It has a range of comfortable chairs, an audio system, ceiling mounted overhead projector and 2 metre pull-down screen for DVD films or presentations from your PC/laptop. Two main double bedrooms with shower lead off either side.
Please note: the Grange has wireless internet, digital projector and music keyboard but has no TV!
North and South bedrooms: at mid level, they are identical in facilities. The South, has a full length door overlooking the pool. There is a double bed (140cm) and connected shower room with WC, wash basin and radiators. The North bedroom also has double bed (140cm) and connected shower room with WC, wash basin and radiators.
2nd floor layout:
Open plan over the entire length of Grange, the gallery overlooks the two lower floors. There are two single day beds at either end.
Mid level. Two double bedrooms (king size), one with view of the Dordogne and one with full sized bunk beds. Both bedrooms are close to a spacious beamed bathroom with bath, shower, two washbasins, WC and radiator.
Overlooking both the Dordogne (with perhaps the best view) and the pool, it has a large double bed (king size), seating, table and washbasin; there's a connected shower room, with basin, shower, WC and radiators. This suite also has a beamed mezzanine and gallery – a great play area or 'camping' for kids!
Kitchen, lower level, opening to small terrace
Cooker with gas hob, electric oven, butler's sink, microwave and convection/grill, fridge/freezer, wood stove, full range of utensils, crockery and glasses, breakfast table and radiator.
Comfortable chairs; TV with local TV reception only, DVD Player; large oak dining table; radiator.
Washing machine, sink and clothes drying rack, outside access.
Study and more
Desk and bookcase, wireless internet, and radiator. Off this room is a shower, washbasin and WC.

Lounge and dining room
Table to seat 6 or so, bookcase and sideboard with glassware, crockery and tableware. Flat screen TV with DVD player; CD/audio unit; wood-fired stove in grand stone fireplace. Door leading out to terrace with table, chairs and barbecue. On the same level as the court.
Kitchen and breakfast area
Cooker (all electric); microwave/convection/grill; table to seat 6; fridge/freezer; full range of utensils, crockery and glasses including blender. Access to outside (road) with stable door and to cave (wine cellar) with washing machine.
With a large gas fired BBQ with rotisserie, table and parasol.
A swimming area of some 6.5 metres square with curved steps: rail for children's access, a shallow area and a deep area suitable for diving. There is underwater lighting and a powerful flow system for endless swimming; steps from the deep end (1.8m). Poolside table, chairs and parasol and sunbeds.
Parking for several cars, floodlight for evening boules or table tennis on the all-weather table. Children's swing under the tree.

We booked and paid the deposit. Then owner emailed us saying that there is a 200 euro compulsory cleaning charge. This was despite the website statement of "no hidden charges". As a result we decided to cancel as this charge is way too high. We cancelled on the 8th of March and we have not received the deposit back and it is the 24th of March
“Comfortable and relaxed house in a beautiful location for family or group.”
This property was ideal for our family group. Beautiful location, within easy reach of activities and for visiting nearby attractions. Although you would need a car. A well equiped house, everything you need for a comfortable stay. Great swimming pool, which we made good use of. The property is located in a small hamlet, traditional French country houses, authentic, with tolerant neighbours. The owners of the property were very responsive to our questions. We would definitely book again.

Owner's reply: Thanks for your review. I'm sorry you feel the house wasn't clean enough. I'll look into that, but it is a large property in the country so there are inevitably some cobwebs. As for not being informed about the cleaning cost - it's in the listing on Holiday Lettings and in the contract which everyone has to sign. The Grange mattresses were certainly fine last year when we slept on them and at least one of the Cottage mattresses is brand new, but we'll check on our return. All in all, I'm glad you had a good stay and it's always useful to have feedback so we can check everything over on our next visit.

“Perfect location and accommodation.”
We rented the Barn and the Cottage to accommodate fourteen family members to celebrate our Goldn Wedding. We were delighted with both properties. The Barn has been very tastefully converted and both properties are very well equipped. When not barbecuing we all sat around the large table in the Barn for our evening meal. We also found plenty of good eating establishments to sample at lunch time or in the evening. The swimming pool was a great hit with us all either taking a dip or sitting around and enjoying the sunshine, with plenty of comfortable chairs to relax in. Our river excursions had to be cancelled because of adverse weather conditions and high river levels. However there were plenty of interesting day trips to suit all ages within driving distance. A good time was had by all. Thank you Sarah and the Letting Agent for all your help.
