Set in the most idyllic and stunning countryside Parsons Pightle is a spacious, bright and airy property that has the benefit of rural tranquillity in a picturesque village with beaches and a variety of amenities just minutes away.

The property itself is set in a third of an acre with wonderful views of the countryside especially from the floor to ceiling picture window of the lounge.

The gardens are private and secure for both children and pets (at no additional charge), with the added features of a play area complete with climbing frame, rope swing, swings, slides and a play house. There is also a separate fenced dog exercise area.

There is parking for 4 to 5 cars on a secure private drive and the open drive and an outside under cover store.

The property itself is walled and gated at each side to provide further security and privacy with the front bedroom windows being elevated above groundfloor level. Within this the annexe sits adjacent to the bungalow

The bungalow is entered via a porch and spacious hallway and has three bedrooms which are arranged as one kingsize room, one children's room with bunkbeds (a selection of children's books, games and toys are provided) both of which overlook the front gardens, and a further superkingsize room which overlooks the rear garden which can easily accommodate as a twin room with full size single zip and link beds.

In addition a sofa bed can accommodate additional guests if required and a mamas and papas full size cot, mattress and change mat are supplied upon request, as is a baby carrying backpack for those longer explorations.

There is a fully tiled family bathroom complete with large quadrant Mira Sport shower, a separate extra deep bath, sink, WC and has the benefit of underfloor heating.

The kitchen/diner is fitted and overlooks the rear garden. The kitchen has an integrated oven & hob, ironing board, slimline dishwasher and a fridge/freezer and microwave. The kitchen being the heart of the home has at it's centre a Rayburn which provides background heat, cooking facilities and comfort to the whole property.

The kitchen is fully equipped with a range of cooking, dining and entertaining utensils, a Tassimo Joy drinks maker and a high chair upon request. There is a solid pine extendable table and dining chairs for eight with additional chairs if required.

The lounge is a large and bright space with a floor to ceiling picture window which affords views of the beautiful Sterridge Valley. The lounge has two 3 seater sofas, one of which houses the double sofa bed and other seating such as a large bean bag and children's chairs.

Also provided is a 42 inch HD ready TV with Sky, a DVD player and games console with a selection of games, music, DVD's and books, and a safe to ensure security needs are met. A multi-fuel log burner completes this space for cosy nights in and a basket of logs are provided with our complements, additional logs can be provided upon request.

The annex provides further flexible accommodation with a large superkingsize bedroom again which can be converted to two full size single beds through the zip and link system. Provided in this accommodation is a TV with integrated DVD player. There is a separate toilet and sink and this adjacent room also houses the automatic washing machine, tumble dryer, laundry equipment, and a second hairdryer and tea making facilities.

There is a covered walkway to the rear of the property providing a covered drying space and there is a further airer in the rear garden. The sloped rear garden is a perfect haven of peace & tranquility with views over the valley.

To the side of the bungalow there is also a covered area and store with some outside/beach toys and equipment (beach towels can be provided upon request), additional chairs and a BBQ.

The BBQ is ready to light with our compliments, additional coals can be provided upon request.

The front garden has two entrances, a pedestrian single gate at the front of the garden and a separate double gate at the side which allows vehicle access on to the large parking area. Both these gates can be locked.

The patio at the front of the house allows for "Al-fresco" dining and barbecues and has a dining table, parasol and eight dining chairs to take in the views and enjoy the evening sun.

Berrynarbor is a small olde world village set in North Devon between Combe Martin and Ilfracombe. Sterridge Valley lies to the west of the village and is a sleepy valley of beautiful character and stunning woodlands.

The village is the perfect picture of charm and character, from the Olde Globe public house to the community owned village post office and shop.

To enjoy North Devon you will need transport, that said Berrynarbor and Sterridge Valley have some wonderful areas for simply walking at a gentle pace, either to the large woods at the top of the valley or a gentle amble down to Watermouth Caste and Watermouth Cove. The cove, Sandycove Hotel, Sandycove beach and The Sawmills public house are situated close by for exploration, dog walking, food, drinks and a fun day out for the family can be had at the Castle.

Within the village itself there is a park, a playing field, a dog exercise area, a free car park, Miss Muffet's tea room and the Manor Hall where local events are a regular occurrence and visitors most welcome.Within a few minutes drive are Combe Martin, Lynton, Ilfracombe, Braunton, Woolacombe and Croyde with beaches, walks, cycle hire, surf and kayak hire, horse riding, swimming pools, shops, restaurants, public houses, cafes, take aways, supermarkets, crazy golf, arcades, harbours, parks, landmarks (such as Damien Hirst's Verity and the famous cliff railway), museums, churches, bus routes, cinemas, the dinosaur & wildlife park and cashpoints. Within half an hour drive is the market town of Barnstaple.

The ancient borough town has daily markets, a range of independent and national chain shops, events, historical landmarks, a cinema, leisure centre, parks and a large variety of restaurants and cafes.

The village of Combe Martin is closest and has two wonderful beaches (one of which is dog friendly all year round) and cafes, seasonal and traditional shops, small supermarkets, a post office, a museum, two garages, the dinosaur and wildlife park, public houses overlooking the beach which serve great food, with the The Olde George & Dragon offering reasonably priced refined dining.

Combe Martin is only 5 mins in the car, with ample parking next to the beach or part way up the village next to the park or at the famous Pack O' Cards public house.

Slightly further afield but within an hour's drive are the market town of South Molton, Bideford, Clovelly, Dartington Crystal, RHS Rosemoor, Exmoor National Park, The Big Sheep and The Milky Way. “Lovely cottage nice and peaceful relaxing holiday.”

We staid here first 2 weeks in july .couldn't have asked.for a better location and peaceful. Holiday. The cottage was lovely and the kids and dog loved the garden .Mum and dad made use of the peace and quiet in the annex .A lovely little valley and the people.in the village couldn't have been nicer and more welcoming.Easy reach of places and the Oldest Globe pub meals lovely . Would defo consider going back again .Thanks for.a lovely holiday cottage and the welcome package left .
