Our Beautiful house is perfect for a holiday away with family and friends, ideal for families, the house is very child friendly with a secure gated area and at the back around the corner from the house is a secure children's play area with swings and slides.

No 31 is a kick off your shoes and relax kind of holiday house, perfect for an escape any time of the year.

After being in the business of providing quality holiday accommodation for a while, we know a thing or two about how to make your stay special and we go the extra mile.

Every effort is made to ensure your stay is one you will want to repeat. Quality bed linens, Goose feather and down duvets (Hypoallergenic duvets available on request) and Christy fluffy towels, The White Company toiletries are all part of the pleasure of a stay at No 31 plus plenty of little extra thoughtful touches.

The bathroom has a power shower over a low bath. Toilet roll and hand soaps provided.

Above average equipped kitchen as well as the standard appliances it also comes equipped with a washing machine, tumble dryer (washing liquid and softener provided) and dishwasher (tablets provided)

We also have Denby crockery as standard.

We like to stand out from the average self catering accommodation and so we leave the little extras you so often don't find elsewhere all you should need is your food!

We understand the first thing you will enjoy upon your arrival is a refreshing drink so have included lots of coffee, tea, milk and sugar to welcome you.

FREE UNLIMITED BT WIFI and BT Broadband we even have 4G (subject to your mobile provider) in the house and garden.

There is a Private drive for safe Off road parking which is not very steep and levels off at the top and a 8" ~ 9" step which is a front porch area before entering the house.

WE LET BY THE WEEK - regrettably no short breaks are available. No Pets , Non Smoking Property.

We take our cleanliness very seriously at No 31, Mattress and Pillow protectors are changed after each and every guests stay.

If you are staying more than one week you will be provided with extra bed linen, towels and kitchen towels.

On a perfect summers day it feels like the best place on earth, a holiday here is nothing short of a walkers paradise. There are many spectacular hill and dale walks to choose from among'st them Dovedale and the famous stepping stones and Lathkill Dale.

The towns of Bakewell, Matlock, Ashbourne and Buxton are a short drive away with historic buildings nearby such as Haddon Hall and the magnificent Chatsworth House and Kedleston Hall where the recent film "The Duchess" the life of Georgiana the 5th Duke of Devonshires' wife was filmed.

Enjoy the stunning local scenery, visitor attractions, excellent eateries and pubs and enjoy endless things to do and places to go. The fantastic range of local restaurants and pubs will provide an endless choice of great food, it also has a fully restored Cinema.

Belper is becoming well known as a destination for foodies with regular Food and Real Ale Festivals in the town center showcasing the towns and areas talented artisans also a gateway to a thriving Arts and crafts society with many a festival going on throughout the year, it also has and a monthly farmers market every second Saturday of the month.

We are only a short drive to Crich Tramway Village Museum, Heage Working Windmill, Carsington Water, Chatsworth Estate, Matlock Bath, the world famous Denby Potteries and the scenic limestone dales of the southern Peak National Park, ideal for cyclists, also very near to the High Peak & Tissington trails.

Belper is only 30mins drive to Derby Town centre.

You will never be bored with a visit here, there is so much to see and do.

“Home comforts”

A very well-equipped home with everything we needed provided. The pretty and private garden was safe for our grandson. On top of a hill, walkable into town for the energetic but there is also an hourly daytime bus from the end of the road. Tracey made us welcome and responded quickly to our queries. Extremely comfortable bed and very quiet area.

“Our second visit ~ so we knew it would be excellent.”

We once again spent a very enjoyable week at the bungalow. The property is in a lovely neighbourhood which is also quiet, peaceful and perfectly placed for all amenities and places of interest to visit. We were exceptionally comfortable, with all needs catered for.......and more. The owners of the property have thought of absolutely everything to make a holiday perfect. We would not hesitate to recommend this property to anyone wishing for a home-from-home break away.

We were very warmly welcomed by the owners who had also left us lots of treats such as flowers, chocolates, wine and essentials e.g milk, "bon maman" jam which is poignant to us as we live in France and lots of other nice things. The cottage is very well stocked with everything you could ever need. It is very comfortable including the beds and lovely and warm being February it was very cold outside so it was a pleasure going back there after a day of exploring. It is also in a nice quiet spot but just outside the town of Belper so you have everything on your doorstep. I am really pleased I chose it for our stay in Derbyshire.

“Lovely, comfortable and peaceful accommodation.”

The cottage is very well equipped with everything you would need for a self catering holiday. We always use self catering accommodation and this is the best we have stayed in. It is in a peaceful location with lovely walks on the doorstep but still very close to all amenities. There is lots to do in the vicinity; good shopping, National Trust properties, nice restaurants and beautiful countryside.

“Just perfect!”

We spent just a week at No 31 (wish it could have been longer!) and were SO happy. The property is perfect and could not be more 'home-from-home'. We were provided with literally everything we needed and more. The beds were so comfortable and we slept so well. The area is also great; so peaceful and quiet, with beautiful views from the front of the property and a lovely, sunny and private garden to sit in to the rear. Proximity to Belper, Ambergate and all areas ideal. Thank you so much for our wonderful stay........we hope to come back soon. I have already recommended no. 31 to my best friend.

“Best rental ever”

If you could sum up everything that was excellent in all the places you visited, No 31 not only equalled them it managed to surpass even the very best. Host was friendly and all the little extras just kept coming. Whatever you needed or wanted was available. House was exceedingly comfortable and beds were sublime. Location is ideal, you could spend 12 months in Belper and not see everything that exists within a 10 miles radius Derbyshire really is a beautiful county. If it was possible to give a 6 this rental would deserve it.

We were welcomed by Tracey who was very friendly and made us feel very welcome. She gave us lots of information on sights to see and things to do whilst we were in Belper. The accommodation was immaculate and offered everything we needed to make our stay very comfortable.

“Home from Home”

No 31 is a fantastic property and definitely the best rental we have had on a family holiday, Tracey has made it a real home, everything is catered for which made it a real treat, in a quiet location out of the town, it was perfect. Belper is an ideal location for visiting the Derbyshire Dales and as a town offers some fantastic tea shops, cafes and restaurants and shops. We loved it so much we have decided to return in the new year!
