Newly Built Architect Designed 3 Bedroom Villa with large pool, set in mature gardens with fruit trees and pine trees. There is a separate 2 bedroom house in the garden that can be included in the holiday rental for self- catering for large groups.

Each Bedroom in the 3 bedroom villa has its own en-suite bathroom, with the downstairs Master Bedroom having it's own access on to the terrace. One of the bedrooms upstairs has a balcony overlooking the pool. The other bedroom has a door opening into the mezzanine area that overlooks the large open plan living area.
The living area enjoys lots of natural light, with a large window at the back of the room and 3 patio doors to the front opening on to a large terrace.
There is wi-fi and TV with all channels available. There is a printer available if needed for printing off boarding passes for flights.
The kitchen is very well equipped with all new appliances including 2 ovens (a fan oven and a microwave combination oven), a fridge freezer, dishwasher, hob and double sink. The kitchen area has a patio door leading to the terrace. the washing machine is located separately off the hall.

The 2 bedroom house consists of 2 double bedrooms , one having an additional single bed suitable for a child. There is a large shared bathroom, with large shower.There are doors from each bedroom on to a shared balcony with beautiful views of the surrounding countryside. Downstairs the open plan living area has a well equipped kitchen with hob,oven, dishwasher, fridge, freezer, washing machine. The living area has a TV for watching DVD's. The patio doors open on to a sunny terrace fully sheltered and private from the house.

The property provides self-catering for 8-12 people.

Places to see: Our villa is in a lovely rural setting close to a village with all amenities.
We are only 15 minutes from the Medieval town of Mirepoix with it's charming architecture. There is a lively market in Mirepoix every Monday that is well worth a visit.
Limoux is a bustling town 20 minutes away. Limoux is famous for it's fine local Sparkling wine - Blanquette and Cremant du Limoux. From January-March there is a carnival in Limoux with plenty of entertainment.
The Pyrenees can be seen in the distance and are spectacular both Winter and Summer.
There are fine restaurants in the area - Domane Gayda in Bruigarolles is just 5 minutes away. Mirepoix and Limoux have plenty of fine restaurants also.
Rennes le Chateau is south of us, a 20 minute drive.
The Medieval City of Carcassonne, 20 minutes away is worthy of a day's visit. The main City of Carcassonne also offers plenty of shopping.
If you wish to visit cities, Toulouse, Montpelier, Narbonne and Barcelona are all accessible by train.

Activities: The area is ideal for walking and cycling.
There is a Golf Club near St. Hilaire. Clubs can be hired for the day and there is a lovely bistro restaurant serving food all day. Even if you choose not to play golf, you will be made most welcome in the restaurant.
In Quillan, you can avail of watersports.

Very Good

“Fabulous Stay”

We headed to this Villa in late August and had a fabulous time. The property was provided with everything you could possibly need and was spotlessly clean. We were a group 8 and all fitted comfortably in the villa and gite. We got great use out of the pool which is a great size and regularly cleaned. The property is situated in a very tranquil area, you could curl up with a good book under the fruit trees for hours! We thoroughly enjoyed this relaxing stay and are already planning our next trip back!! Many thanks to Eileen for being so accommodating.

Owner's reply: I am delighted to hear you enjoyed your stay at La Pinede and I appreciate your feedback, as it is only when we are made aware of any issues that we are able to address them. Thanks for letting us know about the wifi being down. As this was Saturday, the earliest we could log a call with France Telecom was on Monday, and they have a 48 hour response time. Hence, the 5 day wait. To the best of our knowledge, it was working the previous week when guests are there. We were not aware the DVD was not working- we will replace it for next season. After your stay, we were over for week to close up for the winter. We did notice a problem in the downstairs WC. On investigation, we found a leak in a pipe which may have developed over the Summer. We have now fixed this, and will be refreshing the room for next Spring. We are looking in to the pool cover to see if we can provide an alternative safety screen that will comply with French Regulations. Thank you for your 5 star review. We value your custom, and would be delighted to see you back in the future.

“Well equipped villa in beautiful location”

The villa is situated in a typical sleepy French circulade village.The main house has 4 bedrooms, with two en suites.It should be highlighted that one room is a mezzanine overlooking the living room which can only be accessed through one of the double rooms. There are a further 2 bedrooms (one en suite) in the detached gite. The pool is good sized but pool cover very difficult to move and no instructions.The gardens are large and well planted but could do with some tlc. Some of the poolside furniture is also a little old and could do with some updating. Would recommend this property as we had a fab holiday but minor issues noted above and other issues such as very worn towels provided and a rather unpleasant smelling downstairs toilet should be addressed to enhance the experience further.

This is reflected by feedback we have received from other guests. Thank you for your comprehensive review. I take on board the recommendations made that will enhance the experience for future clients. The beginning of the season in July, we experienced a really bad hail and wind storm in our village and there was a lot of damage caused in the garden to flowerbeds and lavender beds. Our gardener did her best to repair this, but it will be Autumn before we can fully address this by pruning all back and get fresh regrowth in Spring. We will be in France for an extended period next Spring, and will be reviewing all inside and outside to ensure all is in order for 2019. This includes checking all bedlinen, towels etc., to see what needs to be replaced. This is something we do every couple of years. Taking on board your comments, we will update this to yearly going forward. We will also check the downstairs toilet- there may be a minior leak that needs addressing. We appreciate the feedback, as this makes us aware of any issues and allows us to improve facilities for clients.

“Excellent property and location for a family holiday”

3 generations of our family stayed with the younger generation using the house in the grounds and the more senior members using the main house. The layout of the property worked perfectly for us and with plenty of outdoor furniture and beautiful weather we had all our meals outdoors. The location was superb with plenty of places to visit by car, Carcassonne, the Pyrenees or the coast. With the quiet location and quiet country roads it was brilliant for cycling. Would definitely recommend this property
