Smarhus Cottage is a beautifully appointed two bedroom self catering holiday home, graded 4 stars by Visit Scotland. Set in rural West Lothian it provides a tranquil haven after a busy day visiting all the wonderful tourist sites that central Scotland has to offer.

The Cottage offers a spacious living room/ kitchen area, one double and one twin bedroom with good storage space, bathroom/ shower room with walk in shower, utility area providing a washer dryer, iron and ironing board.

Outside space is accessible from the living area onto a private south facing elevated decked area complete with table, chairs and barbeque.

Situated within a country setting, the Cottage uses a number of environmentally friendly measures to ensure guests are comfortable and leave a minimal footprint. Situated within a country setting, the Cottage uses a number of environmentally friendly measures to ensure guests are comfortable and leave a minimal footprint. With physical features such as energy efficient glazing, natural wood finishes, underfloor heating - controlled on a room by room basis, high insulation values, off peak water heating and the use of low energy light bulbs all contributing to provide a warm and welcoming property. Recycling of domestic waste is facilitated and all waste water is dealt with locally through a reed bed system.

Car parking is provided in the courtyard area adjacent to the Cottage front door. The cost includes all heating and electricity costs, towels and all bedding. A small welcome hamper is provided and as the Cottage is set within the grounds of the owners home there is always someone on hand to welcome you and provide keys etc.

Cots and high chairs can be provided on request. An additional folding bed can be provided for a young child should this be required.

Additional storage and drying facilities are available outwith the Cottage for golf equipment, cycles or walking gear.

The Cottage is set within three acres of private garden and woodland. The garden area to the front of the Cottage is available for guests to use. Leading from the Cottage grounds are a series of pathways which are part of an extensive woodland scheme.

Centrally located with easy 10 minute access the M8 and M9 motorways, Edinburgh and Stirling are 30 minutes away, Glasgow 40 minutes and Perth one hour. Nearest airport is Edinburgh and is a 25 minute drive.

Train services from Armadale 3 miles, Bathgate 5 miles, or Linlithgow 8 miles.

“Superb Cottage”

Top class cottage in quiet rural location.Welcoming,helpful but unobtrusive owners.Ideally placed to explore this part of Scotland.We felt so comfortable that it was a struggle to go out and explore! Rail travel from nearby Armadale to Edinburgh/Glasgow is cheap and reliable with clean trains.

Just returned from a fantastic holiday. Everything about this cottage is lovely. The setting is peaceful and quiet we felt instantly relaxed. The owners are very warm, friendly and you could tell that they genuinely wanted you to have a good holiday.The cottage is very well equipped it had everything you needed.Comfy beds, underfloor heating, good shower, internet access, dishwasher,lovely shortbread in welcome pack!. We didnt want to leave when time to go home! Armadale train station 10 mins away with free car park you can go to Edinburgh or Glasgow easily. Also recommend Falkirk wheel and the pandas at Edinburgh zoo. Would book this cottage again and have already recommended to family.
