A large beautifully renovated Georgian Villa in the leafy residential area of Poets Corner close to Bath's city centre. The Georgian Villa is on a very grand scale with high ceilings and huge communal areas. The property has been meticulously renovated in keeping with the Georgian architecture.

The bedrooms have quality pocket sprung mattresses with professionally laundered crisp white bed linen and all 5 of the bathrooms have top quality powerful showers and luxurious white towels. It has 7 bedrooms and 5 bathrooms sleeping up to 20 guests.

Bedrooms: The Dorm, 3 singles and a four poster double with private walk in double shower. Bedroom 1 – Double and one single. Bedroom 2 – Super king and single. Bedroom 3 – Superking and single with ensuite wet room. Bedroom 4 - Superking and single. The Attic Room – Super King. Attic Landing – Single.1 Bathroom and 1 Shower room.

Kitchen: The kitchen is a wonderful space to enjoy breakfast, lunches or suppers at home. It is well equipped for entertaining large groups and boasts a 6 burner Rangemaster and a full size indoor barbecue. If you don't fancy cooking, Cavendish Cooks can deliver gourmet meals right to the fridge; this is a service which needs to be arranged in advance of your stay.

Bar: At the heart of the house is a beautifully panelled bar for you and your guests to enjoy a cocktail, a glass of champagne or your beverage of choice. Fill it with your own drinks or if you prefer we can organise our very talented barmen to create cocktails to inspire you.

Games Room: For home entertainment there is the Games Room, where you can spend time with your friends and guests, there is table football, table skittles, darts and plenty of board games and puzzles to bring out your competitive spirit.

Drawing Room: The large drawing room is perfect to relax in. It comfortably seats 16 with a 50” flat screent TV, equipped with Netflix for those evenings in. Floor to ceiling doors open up into the recently landscaped garden for you and your guests to spill out on to on a warm summer's evening.

Garden: The landscaped garden has a large area for games and lounging. The patio area has modern tables and chairs seating 16.

Getting here:Trains and coaches come into Bath Spa Station which is a 15 minute walk or £5 taxi ride away.If you come by car the house is only 20 minutes from Junction 18 of the M4 and there is ample on street parking available in the road adjoining the property.

Getting Around: Central Bath is a 15 minute downhill walk, but there is a bus service located 2 minutes walk or if necessary a taxi is no more than £5 to the centre of Bath.

Local Amenities: The Devonshire Arms is a stones throw away from the house; a traditional local pub with skittle alley. A 5 minutes walk down the hill is Bear Flat, with DaVinci's Deli, The Bear gastropub, Majestic Wines, Menu Gordon Jones, The Bear Pad Cafe, The Pizza Takeway and Rolfies a local treasure trove of antique and other second hand household items.There is also a Tesco Express within walking distance and a large Sainsbury's 5 minutes drive up the hill.

Catering: The house is self catering, though you can easily arrange gourmet meals with Cavendish Cooks.

House rules: Please treat The Georgian Villa with care. It is a house to enjoy and have fun in. Strictly non smoking, but there is a covered area with a large ashtray outside in the garden. No pets unless approved.This is a residential area and we have good relations with our neighbours...therefore we have the following rules regarding noise:

You are welcome to play music in the games room and living room. No music in the kitchen. Due to it being a residential area please vacate the garden at 10pm.

Please do not park at the front of the house for more than 5 mins to unload. There is plenty of alternative parking.
We are very respectful of our neighbours so we have a strict noise policy.
Music only in the living room and games room.
The garden is a quiet area and must be vacated by 9pm.
If you are arriving back late at night or early in the morning please do not disturb the neighbours.
YOUR DEPOSIT WILL BE WITHHELD IF THERE ARE ANY COMPLAINTS REGARDING NOISE FROM NEIGHBOURS.
