Description

We think that Orchard Barn has a really nice feel about it; not just a 'barn conversion' but a family home. Converted with the idea of families and friends enjoying time together in a Cotswolds holiday cottage. You enter into the large, entrance hall; to the left is a spacious sitting room with leather sofas and chairs (seating 8 comfortably) with scatter cushions and throws, to the right is a fabulous kitchen with all mod cons. Both rooms lead to the dining room that has a large table and chunky chairs that go well with the style of this farmhouse to seat 8. There is a smaller table too so with a bit of jiggling you can seat 10 for dinner. A glazed door from the dining room to the enclosed terrace makes this ideal for summer dining. There are two garden benches and a BBQ. These rooms can be entirely private or you can create a real sense of space and open them up and walk right through. Also downstairs is a large twin/triple bedroom with 3 single beds and an en-suite shower. The utility

Location description from owner

The Oxfordshire region

From Windsor to the Welsh Borders our area offers a taste of what was and what is...fabulous properties of historic and architectural interest that sit alongside pretty tea rooms, gastro pubs, shops, restaurants etc etc!

In a simply stunning Area of Outstanding Natural Beauty are the Cotswolds with the unique honey-coloured stone, ancient woodlands and miles of rolling hills and over 3,000 miles of public footpaths. The rivers Windrush and Coln trickle their way through some of the prettiest Cotswold towns and villages you will ever come across, Burford, Bourton-on-the-Water and Bibury. Royal Berkshire and the Thames Valley are on the doorstep of the Capital. Stay in Windsor (with a royal neighbour!), be close to Henley-on-Thames famous for Henley Regatta or walk The Thames Path as the river meanders through rural villages, historic towns and peaceful water meadows before it reaches the Thames Barrier in the heart of London. From your 'own' front door you can explore the contrasts of Worcestershire, Herefordshire & Shropshire. Visit the theatres at Stratford-upon-Avon, walk the Ridgeway Path from the Thames in the west through to the atmospheric Chiltern Hills.

Our towns and villages optimise the English rural scene...cricket on the green, a glass of locally brewed beer, peace and quiet - lovely!

Bampton

This small rural hamlet is ideally located for some of the simply lovely walks in the county of Oxfordshire. The immediate surroundings are level farmland so a little easier on the legs! You can walk to the River Thames and The Great Brook, a tributary of the Thames. Witney slightly to the north, Oxford to the east and Burford to the west, Cote is a quiet spot in the middle of it all!

“Superb in every way”

Reviewed 17 Feb 2013

We had a late Christmas get-together and it was perfect the rooms were spacious and plenty of facilities, 3 bathrooms and a fantastic kitchen with everything you need right down to baby cutlery. There was soap in every bathroom and the kitchen, toilet rolls and even flannels. The owners have thought of everything. The grandchildren enjoyed their romp in the puddles too so even the winter weather was put to good use. The location is perfect for a total chilled getaway and Witney is a fabtastic little town only 10 -15 mins drive, with free parking and a good selection of shops and supermarkets. I cannot recommend this holiday home more highly. We thought coming back in the summer to full use of the decking and BBQ would be a brilliant idea. Thank you very much and also to Christine who made us feel very welcome.
