Rose Farm is a stunning 5 star, Gold award, 17th century large country house in a spectacular location with amazing views. Aga, roaring log fire and Free Wi-Fi that extends into the garden.

This spacious, luxury, detached & secluded house has 4 large en-suite bedrooms and is located in the small village of Rosgill in the North East Lake District National Park.

Rosgill is just over a mile away from the nearest villages of Shap and Bampton and 20 minutes drive from Ullswater lake.

Our prices are based on renting out our cottages for the following options:-

1. Full week from a Monday or Friday.

2. 2 night weekend from a Friday or Saturday.

3. 3 night weekend of Friday to Monday.

4. 4 night mid-week break of Monday to Friday.

The only exceptions to this is Christmas, New Years Eve and from mid-July until 1st of September when we only offer 7 night bookings.

Prices include Egyptian cotton bed linen & towels, gas, electric and a welcome pack.

DOG OWNERS-Please note that we charge £20 for 1 dog or £30 for 2 dogs per stay. Please ensure you inform us at the time of booking if you intend to bring a dog with you.

LOGS and COAL can be pre-ordered. These are charged at £8 per basket. If you wish to order logs, please inform us how many baskets you require at the time of booking.

Rose Farm is a stunning house in a stunning location with truly spectacular views. It really does have the triple wow factor and the guest comments posted on our 'reviews' page reveal that many guests believe that the house, views, scenery and location are actually even better than they appear in our photographs.

The house is presented and equipped to the highest standards and still retains much of the character of the original old farmhouse. The house is heated by a new state of the art oil fired central heating system that provides thermostatically controlled under floor heating. There is also a roaring double log burning stove in the large sitting room and lovely warm Aga in the kitchen. Heating is included in the price and the Aga is left on all year round.

Rose Farm has 2 bedrooms downstairs and 2 upstairs. The spacious, oak beamed 'main bedroom' occupies what was once the entire upstairs of the original farmhouse. Originally 2 bedrooms this lovely room has a super king-sized bed, plenty of storage space and a gorgeous en-suite bathroom at the end of its own short, private corridor. The bathroom has a cast iron roll topped free standing bath with 'claw feet', separate shower, lavatory, basin and heated towel rail.

The 2nd upstairs bedroom is equally lovely and spacious. This bedroom has windows & wonderful views on 3 sides and is furnished with quality solid oak furniture, a solid oak king sized sleigh bed and the en-suite bathroom has a powerful high quality German made shower, lavatory and basin.

The large beamed sitting room is full of character and runs the full length of what was once the original main attached barn and looks out to the garden on one side and on the other side has spectacular views across the valley, river and to the mountains beyond. This sitting room has 3 separate seating areas, a roaring log burning stove the delightful study/library off the main sitting room overlooking the beautiful garden is another ideal place to relax and unwind. For those wanting a different view, a 40” LCD TV and DVD are also provided. Further entertainment comes in the form of the watching the red squirrels, deer and other wildlife that frequent the garden and grounds on both sides of this gorgeous room.

Wi-Fi is include free of charge and even extends to the 2 seating areas in the garden.

Downstairs the newly fitted country cottage, 'shaker' style kitchen has an original Westmorland green slate floor and is fully equipped with everything you will need for luxurious, modern living and entertaining.

The classic twin oven Aga is left on constantly throughout the year providing a lovely ambient warmth and the unbeatable taste of Aga cooking. The kitchen also has a twin oven electric cooker with 4 ring ceramic hob and grill, a microwave and dishwasher.

Quality German appliances are fitted and the kitchen has 2 large fridge freezers including a new double-door, American style fridge freezer to ensure you have plenty of chilled and frozen space. Quality crockery, glasses, cutlery, kitchen equipment & utensils for 8 people are all supplied and the long oak dining table has ample space for 8 people.

Red squirrels often join the dozens of wild and rare birds that come right up to the 4 kitchen windows to feed from the bird feeders.

The 3rd bedroom has a beautiful antique burr walnut king sized bed, en-suite bathroom and spectacular views out of the 2 windows.

The 4th bedroom has 2 French antique single beds, en-suite bathroom with separate shower and bath and also has spectacular views across the valley to Swindale and Riggindale.

A separate, large utility and cloak room has a washing machine, built in cupboards for coats and boots and as the boiler is sited here, it's also an excellent drying room too.

Rose Farm has a unique location high up on the side of the Lowther Valley with views up the unspoilt and spectacular valleys of Swindale and Haweswater. The stunning mountain horizon and backdrop of Kidsty Pike (2533ft), High Street (2710ft) and Harter Fell (2438ft) offer magnificent Lakeland views that you will never forget. England's 2nd longest and arguably most beautiful lake-Ullswater is just 8 miles away.

The stunning location is ideal if you want to explore some of the Lake District's quieter yet still spectacular scenery & walks

Even though the house enjoys such an enviable secluded location, visitors are not spoilt for good quality places to eat and drink locally. The picturesque villages of Bampton and Bampton Grange are less than 2 miles and 5 minutes drive away. Here you will find a useful village shop and post office and a great traditional village pub serving great quality locally produced food and real ale. There's several other great country pubs within a short drive, many offering great food and drinks.

We send all our guests our list of our favourite places to eat, drink and buy great local produce giving you some wonderful 'inside' knowledge and a valuable head start.

All of our holiday cottages are provided with lots of information on the local area, the Lake District and Cumbria with several books, folders, leaflets and our own personal recommendations for places to visit.

The beautiful and large Lakeland garden to the back of the house are landscaped and stocked with a variety of plants, shrubs and wild flowers. The garden overlooks open fields with great views across to the mountains & high fells and catches the sun from early morning to late afternoon. This is a lovely secluded area with table & chairs and is ideal for outdoor entertaining. At the front of the house, the south & west facing sun terrace has a large table and chairs and where drinks, dinner and barbecues can be held late into the evening and watch the sunsets over the mountains views.

The night sky in this part of the Lake District is absolutely magical and on clear nights the amount of stars viewable are mesmerizing due to the complete lack of light pollution-you might even be lucky enough to see the illusive 'Aurora Borealis' (Northern lights)!

We are happy to welcome up to 2 dogs if you notify us before booking. We just make a charge of £20 per stay for 1 dog or £30 for 2 dogs.

All the local are dog and child friendly.

Part of the information pack we send our guests includes details of some quick walks from the doorstep for dog owners and a guide to all our favourite pubs, restaurants and places to buy local food. We have indicated on here the pubs that I know to be dog and child friendly.

This is a great area for dogs with great walks from the doorstep and there are plenty of mountains, fells, fields, footpaths, woods and riverside walks where your dog can have a great holiday too. There's also a large enclosed and partially sheltered dog run in the rear garden.

Rose Farm is located in the small, quiet and very picturesque hamlet of Rosgill in the North East corner of the Lake District National Park Cumbria.
Rosgill is just over a mile away from the nearest villages of Shap and Bampton and 20 minutes drive from Ullswater Lake where Trip Advisor have located Rose Farm (we've asked them to move their location, but no success).

Ullswater has a huge range of activities, including sailing, kayaking, fishing boat trips and a voyage on one of the Ullswater Steamers where you can relax and enjoy spectacular panoramas including Striding Edge and Helvelyn, England's 2nd highest mountain as you sail the length of the lake, calling at different landing points en route.

Walk, cycle, sail climb, ride, scramble or just relax, this amazing place has so much to offer so many people. From woodland walks to fell and mountain trekking, cycle paths and quiet leafy lanes. Whether your pleasure is the physical challenge of conquering one of England's highest mountains or a stroll with someone you love through beautiful scenery, this landscape of ours will leave you on a natural high.

Bampton

We send all our guests our list of our favourite places to eat, drink and buy great local produce and visitors are certainly not spoilt choice with plenty of good quality places to eat and drink locally. The picturesque villages of Bampton and Bampton Grange are less than 2 miles and 5 minutes drive away. Here you will find a useful village shop and post office and 2 great traditional village pubs, both serving great quality locally produced food and real ale. Further up the Lowther Valley is the much photographed and beautiful village of Askham where you will find 2 more great village pubs serving great local food and real ale.

Our nearest Michelin starred restaurant is the iconic Sharrow Bay which is just a 20 minute (8 miles) drive north and is located on the shores of England's 2nd longest and arguably most beautiful lake-Ullswater.

“Charming cottage”

Me and my family booked this cottage for Christmas and we all thoroughly enjoyed our stay. The cottage is just beautiful and very well equipped with plenty of room for us all, including 3 children and 3 dogs!! The cottage was tastefully decorated for xmas and the bottles of bubbly was a very pleasant surprise upon arrival! We enjoyed some lovely walks right on the doorstep with gorgeous views even in the rain! Would thoroughly recommend this cottage and would love to stay again!

Rose Farm - Rosgill (not Watermillock) Cumbria is an absolute gem of a property that cannot fail to impressI From our initial enquiry to completion of our holiday all correspondence has been both professional and personable. The house offers such palatial luxury and comfort within a setting that is truly magnificent! (Check out the owners wonderful website for an array of photos and specific property details: Holidaycottagescumbria.com) What the website cannot illustrate though is the peace and tranquility on offer here, which in this day and age is becoming a very rare commodity. The awe inspiring night skies with the abundance of shooting stars - magical! You don't need money in your pocket to provide entertainment here, just a pair of eyes and ears in your head - and if you feel like it a pair of walking boots and the entertainment will come to you in the form of nature! Thank you Simon for giving us a taste of a lifestyle I have dreamed of for as long as I can remember and we will certainly be recommending your properties to all of our family and friends!

“Stunning property”

Rose Farm is probably the best rental property we've been to. Beautifully furnished, every facility you could want and a lovely location. Bedrooms are large, the kitchen with Aga is great and the living room upstairs is fantastic. Garden is lovely with lots of little areas to sit in or hide away. So good we've already booked for next year.

“Most perfect holiday cottage EVER!!”

How do I describe this most perfect of holiday cottages? I watch the TV programme 'Escape to the Country' all the time and never quite got it when some people get tears in their eyes - but now I do!! It is just so stunning it made me feel a little emotional. When imagining the house of my dreams, this is it - simply perfect! Great location for walks with the nearest 'local' a short stroll through the fields, dog friendly too (ask for the wi-fi code as there is no coverage otherwise). We used a supermarket delivery for our main groceries, they found the cottage easily. The views are breathtaking and we were blessed with beautiful spring weather throughout out stay. It was so perfect that we extended our time there by an extra day. Would we return, you bet, in a heartbeat! In fact you may find that I have never left, there were a few cute hidy holes that I just may be stowed away in as this house certainly has my heart. Thanks must go to Simon of www.holidaycottagescumbria.com for all the organisation - try his other cottages too - they are just as lovely and quaint...

“Most comfortable and spacious house we have ever rented”

For an extended family group what a wonderful place to stay, everyone had space to relax or join in as they chose. We stayed in to eat more than usual as the kitchen was so lovely and easy to cook in and everyone wanted to spend evenings at the farm to make the most of it. Fantastic location with easy drives to everywhere we wanted to go, but the farm itself was a major part of the holiday cant recommend it highly enough. I am sure we will visit agin.

Combining traditional style and high quality furnishings, Rose Cottage is in a fantastic location and was even better than we were expecting from the description. You had the feeling that no expense had been spared in converting this property from the original farm house and outbuildings. The fact that it is also lavishly furnished and equipped adds to the charm. Lots of space to relax in and all four bedrooms would justify a 'luxury' tag. Very highly recommended.

We were delighted on arrival at Rosé Farm to find everything was spotlessly clean and the house was so well equipped for our 5 day holiday. The kitchen is extremely well equipped including a large dining table & 2 fridge freezers, one an American style. The upstairs lounge is so warm & inviting with plenty of seating and a fabulous open fire. The lounge is divided into 3 areas so if someone wants a quiet spot to read then there is a comfortable one for them. All 4 bedrooms are en-suite with excellent showers & plenty of hot water. A fantastic week & we will return.
