EXPERIENCE
* enter from Darling Street via a rustic timber gate - made from a pair of ancient doors from India - into a tranquil & private front courtyard framed by a towering screen of bamboo. Up a single sandstone step onto a timber deck where a small table and 2 chairs beckon you to sit and enjoy a glass of wine once you have settled in.
* double-glazed French doors invite you into the totally restored original worker's cottage. You walk into the living area with its stunning polished timber flooring and walls lined with marine ply, echoing Balmain's stevedoring heritage.
* then through a generous contemporary red and black galley kitchen with beautiful marble benchtop, lots of appliances and bench space for those who like to cook.
* the space then explodes vertically where a generous circular stair adjoins a wall of white timber louvres - which give access to a luxurious black, white and timber bathroom with shower recess, spacious vanity and Italian toilet - on one side and a 2-storey-high window on the other
* climbing the stair alongside the full-height glazing which overlooks a peaceful internal courtyard with Japanese maple tree, you discover a surprisingly large bedroom with comfortable queen-size bed, generous wardrobe, luxurious shag-pile carpet and large glass desk with WiFi access. Timber-clad walls and sloping ceilings - with more-than-adequate headroom - create a cocoon-like effect conducive to a cosy, warm and restful night's sleep.

Once you have settled in you have easy access to a wide choice of public transport to Sydney's CBD and its wonderful and many outstanding attractions. Or you can stroll historic, picturesque Balmain and its fascinating peninsula through its many harbourside parks, bays, and green spaces and sample its truly international cuisine at over 100 restaurants, many of which are within 300 metres of your apartment.

TARIFFS & DEPOSITS
We have 2 tariffs and 2 exceptions:
* GENERAL TARIFF applying throughout the year with the exception of the festive season
* FESTIVE TARIFF applying from December 20 to January 11
* EXCEPTIONS the weekend tariffs (Friday & Saturday night festive rates) apply to the nights of New Years Eve and New Years Day

We ask for a deposit of 25% of the accommodation charge payable within 7 days of confirmation of intent to make a booking in order to secure the booking. This amount is non-refundable in the event that you cancel your booking and we are not able to replace it with another booking of equal or greater value. However it is refundable if, for whatever reason, we have to cancel your booking due to circumstances beyond our control.

The balance of the accommodation charge including our A$75 cleaning/restocking charge and the security deposit is payable by 28 days prior to your check-in date.

SECURITY DEPOSIT
* We ask for a A$250 security deposit per 14-night period or part thereof, which is refundable at the end of your stay on the basis that the premises are left in an undamaged/unspoilt condition and all inclusions remain in place.
* We also ask for a A$100 security deposit in the event that you decide to take secure on-site parking. This is also refundable at the end of your stay on return of the garage door remote control device in good condition.

Balmain lies in a peninsula almost totally surrounded by Sydney harbour and the Parramatta River. It enjoys a premium location very close to the Sydney CBD and has great access to Sydney's magnificent harbour, its iconic Rocks district, The Sydney Fish Markets, Darling Harbour and Barangaroo, Circular Quay, the Sydney Opera House, the Botanical Gardens and Sydney's major Art Galleries (NSW Art Gallery and The Museum of Contemporary Art).

Balmain is an ideal location for travel in an around Sydney Harbour via ferry and also enjoys excellent bus connections to the city. Due to its peninsula topography, the Balmain area has a distinct "village" feel and is home to a quirky mix of art galleries, pubs, flea markets, fashionable boutiques, and some of Sydney's best cafes and restaurants. The area is an eclectic waterfront enclave with its handsome 19th-century sandstone and timber buildings and its colourful working-class heritage and it offers a delightful laid-back, inner-city alternative.
