Ballater is a pretty Royal Deeside village with shops, cafes, restaurants and a supermarket. Originally owned by the Balmoral Estate, the 19th century 1 Knocks Cottages is at Birkhall, just 1.5 miles out of Ballater on the quiet road towards Balmoral castle and Braemar. It is newly refurbished and extended with ample private parking, large secure shed, large private garden, central heating. There are 3 en-suite bedrooms - all with TVs. One has a double bed, one a kingsize and one a super kingsize bed that can be made up into 2 twin beds There is also a cot/crib for a child up to 3 years old. Yhere is a futon for another adult in the largest bedroom..There is a fully equipped kitchen with a breakfast bar, a dining room that seats 6, a cloakroom , a utility room and good Wi-Fi reception.

The location is perfect for walking, cycling ( there are cycle hire shops in Ballater), golf, skiing and salmon fishing(by appointment).

Everyone welcome, including children and dogs.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Ann (the owner) a message.

If Ann (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
