The property has been refurbished and is suitable for short and week-long breaks.There is a t-shaped hall, large lounge with a dining area. The dining table extends to seat eight. There is oil fired central heating throughout and also an electric stove fire in the lounge.

The kitchen is fully fitted and leads to a utility room and rear porch. There are three bedrooms, two of which have fitted wardrobes. The largest bedroom contains twin beds and a folding bed with a thick mattress.

Further details

Lets commence on Fridays or Saturdays and are for short breaks (Friday to Monday) or week long. Arrival time is 3 pm and departures are at 10 am. A ten percent deposit is required on booking. The balance is payable 6 weeks before the let commences. If booked less than 6 weeks before commencement the total is payable in full.

All heating and power costs are included in the tariff as is the free wifi.

The house is located within a small quiet street and has picnic area to rear. A two minute walk to river, there is a pathway which runs along the river behind the golf course, which is a picturesque walk to the village.

There is a garage which can accommodate the storage of outdoor equipment. The private garden has an outdoor setting with umbrella for shade and a barbecue.

The Aberdeenshire region

Aberdeen is the nearest city to Ballater and is less than one hour's scenic drive travelling east, passing through many lovely villages in the way. Places of interest in Aberdeen are the beach, Old Aberdeen and university, the old fishing village of Footdee, parks and galleries.

Inverness, the highland capital, is about one and a half hour's drive from Ballater. A boat trip down Loch Ness for some Nessie spotting and a visit to Urquhart Castle can be done here. Other places of interest are Culloden Battlefield and the Falls of Foyers.

Ballater

Balmoral Castle is a ten minute drive. There is a variety of shops in the village (some with Royal Warrants). There are many restaurants and pubs. An abundance of leisure facilities include fishing, walking, horse riding, tennis, golf and in the winter skiing at Cainrgorm, Glenshee and the Lecht.

Ballater is set amidst stunning mountainous scenery. Distilleriesand many other castles are also within easy reach. The Ballater Golf Club welcomes non members.

The former railway station has been reopened as a visitor centre which shows the long association between the Royal Family and the Deeside village. The Braemar Gathering, which is the first weekend in September, is a very popular event.

“Excellent holiday home.”

We spent a most relaxing and enjoyable week in this lovely holiday home which was tasefully decorated and had absolutely everything we needed including television and internet access. It has a lovely big garden at the rear and backs on to the path which leads down to the river, where there are paths for walking and cycling. It is situated just a 5 minute walk in to Ballater Square where we enjoyed dining in the evenings. There was a nice selection of shops and cafes to cater for most peoples tastes. I would have no hesitation in recommending this to anyone thinking of visiting Ballater.

Smart, well equiped house on a quiet street within walking distance of all Ballater's ameneties. We enjoyed our stay and would recommend it to our friends.
