Very Good

“Beautiful old farmhouse in the mountains, with a pool with amazing views.”

Reviewed 28 Jul 2017

We have spent a lovely week relaxing in the villa, enjoying the beautiful views and chilling in the pool. It's a great place for a family holiday and an excellent base to explore the surrounding area, Pisa, Lucca and Bagni di Lucca especially. We have stayed in the height of the summer and have enjoyed the slightly cooler air up here in the mountains which has been very welcome. The views are stunning in every direction.

“Secluded, peaceful and well-equipped villa”

Reviewed 11 Jun 2017

The location is in a very peaceful location up in the Tuscan hills with stunning views. Bagni di Lucca is a short drive away for the nearest supermarket and shops and Lucca, Pisa and Florence are all easily reachable by car if you want to see the sites. The villa itself has a nice kitchen/living room, on the ground floor, a double room, single and adjoined twin room on the first floor as well as another double on the lower ground floor. There are shower rooms on both first and lower ground floors and an additional loo off the lovely entrance hall. Outside there is a nice covered area for barbecues and then you have the pool with its great views across the valley. It is really well-equipped with all kinds of material about the local area, dishwasher, washing machine, games, dvd player and even rubber rings and floats for the pool. If you want a nice peaceful location then this is definitely the place for you. The only down side we found was some of the patio slabs around the pool are quite uneven and so we had a few stubbed toes over the week we stayed.

Owner's reply: Hi Tim. Thanks for your great review and I am so pleased you enjoyed your stay in this beautiful corner of Tuscany. Sorry to hear about your stubbed toes ! During a long hot summer sometimes the ground cracks up a bit and the tiles can become slightly uneven but now we know we will certainly sort them out.! Thanks again Jane

“superb spacious accommodation in stunning surroundings”

A solidly built traditional three storey house beautifully modernised and furnished, with amazing views over the steep wooded valley where only the sound of goats' bells disturbs the peace. The crowning glory, with panoramic views, is a delectable pool which you can literally fall out of bed into. A delightful patio for eating outside boasts a pizza oven, or you can take a ten-minute walk to the rustic bar for the delicious home-cooked menu of the day. An ideal place to relax completely with friends and family, with short trips out to Florence or Siena.

Owner's reply: We are so glad you enjoyed the villa. We spend our holidays there too, and work hard to make sure standards are kept high, so it's very rewarding to hear from guests that they had a great holiday too.

“An amazing villa with fantastic surroundings and so much available to do”

Reviewed 23 Nov 2011

The location is superb, up a mountain which you access via a winding road. The villa is a very short distance from Lucca and a great base to discover Pisa and Florence. The village of Bagni di Lucca is friendly and welcoming and Livizzano is a beautiful retreat. The villa had everything we needed. The decoration is just what you would expect of a Tuscan villa and the detail was superb. All mod cons were there and the whole family felt very comfortable. The outside patio area and swimming pool was excellent and used daily. The barbeque area next to it was well shaded from the sun and surrounded by herbs and flowers making it a very pleasant eating area where we could keep an eye on the kids in the pool. The information provided on all the possible exursions as well as detailed descriptions from other guests of their experiences made us feel confident to try new things. Overall the vacation was excellent. This is a fantastic villa with everything we needed in a great setting.

Owner's reply: Many thanks for this great review. Lots of guests intend to visit places but end up just lazing by the pool, you sound as if you really had a good look around! We love Bagni di Lucca too and quite often spend ages just having coffee in the main street and enjoying the atmosphere. We always look forward to getting back up to the pool though. We hope to see you again.

“Great return trip - really enjoyed the villa, the views and pool”

Reviewed 19 Nov 2011

Having been before I was full of anticipation for a really great relaxing holiday. This the perfect place to lounge around the pool in the morning and then explore one of the hill top villages in the afternoon, rounding the day off under the loggia with friends or eating out in the village. The house is very comfortable with plenty of room, great open plan kitchen and lounge. We enjoyed Bangi and its market. Cycling round the walls at Lucca was also fun! Look out for uneven cobbled paths in the village.

Owner's reply: We hope to see you again too! We agree about the cobbles, flat shoes are a must in San Cassiano as it is quite steep in places. I think some of them are the original mule paths. Still, no trafic means it's very safe for children. We do have guests aged over 70 who manage with the paths, they take them slowly, but as there's no rush in Italy for anything anyway that's OK. It's downhill from the restaurant, that's the main thing! At least with the hills you get great views.

“Lovely secluded villa in the Tuscan hills, great views, lovely ambience”

Reviewed 13 Nov 2011

This was our fifth visit to La Casa di Livizzano and we hope it won't be our last. We would highly recommend it. The villa has a hillside setting with fabulous views, beautifully set pool, barbecue area, spacious airy rooms inside. The nearby picturesque village of San Cassiano has a traditional Italian restaurant with very reasonable prices, or it won't take you long to get to a whole range of restaurants and shops at Bagni di Lucca. Plenty of great walking in the surrounding hills. A great place to go to just to relax. John and Helen Hutchings

Owner's reply: Many thanks for reviewing your holiday, and great to see the same families returning. We think the pool setting is important too, and glad we had it built conveniently near the house so that everyone can enjoy it together; especially useful if you have children of course. We do hope you visit us again in 2012.
