The penthouse apartment is situated on Nissi 3, an exclusive complex of 1 and 2 bedroom apartments with both communal adult's and children's pools. Nissi 3 is just 5 minutes walk from the white sands and crystal clear waters of Nissi Beach & Sandy Bay.

The top floor apartment which is on the second floor and served by a lift or stairs is well equipped for comfort and offers excellent views of the pool and the sea from the large south facing balcony.

The twenty eight metre square balcony is equipped with sunbeds, table and chairs, perfect for al fresco dining and soaking up the warm Cyprus sun from sunrise to sunset.

A 25% deposit is payable on booking to secure dates.

The balance of your holiday is due 8 weeks prior to your departure date.

For any bookings made less than 8 weeks prior to departure, full payment is due at time of booking.

There is a "Meet and Greet" service provided by our agents, where they will meet you at the apartment and explain how all of the appliances work, they will also answer any questions regarding the local area.

A call out emergency service is also provided, this is available to you 24 hours a day, 7 days per week.

A refundable breakages deposit of £100 is required with the balance, this will be refunded within one week of your return home, (subject to satisfactory property inspection).

We will do our best to accommodate your needs on departure and arrival, however, if the apartment is to be occupied later on the day of departure, we would ask that you vacate the apartment by 12 Midday.

Airport transfers, baby equipment etc can all be booked through us (additional charge applies, paid locally)

The property consists of one bedroom with patio doors which lead out onto the large balcony. The bedroom has air conditioning, king size bed, bedside tables, dressing table, fitted wardrobes and a safe.

There is a fully fitted bathroom that has a bath with overhead shower.

There is a fully equipped kitchen with the added bonus of a washing machine, the kitchen has excellent views over the open countryside.

Also there is a lounge area which has air conditioning, two double sofa beds, TV with English speaking satellite channels and a DVD player.

There is also a dining area for four.

The large south facing balcony has a table with four chairs and a parasol, four sun loungers and there are also separate loungers for the pool and beach.

There are also Ipod speakers - so don't forget to bring your Ipod!

The apartment is located on the top floor and has a large balcony which overlooks Nissi Bay and the communal adults and children's pools. The balcony is south facing and benefits from day long sunshine, perfect for that long drink or meal whilst soaking up the Cypriot sun.

The communal area has 2 pools and gardens, there are also communal showers and toilets in the blocks adjacent to the pool areas and each block has a communal toilet.

The restaurants, bars and shops are within two to three minute walk and a twenty minute stroll will get you into the resort of Ayia Napa.

Wedding guests are also well catered for as the popular wedding venues of Adams Beach, Nissi Beach Resort and Atlantica Aeneas are just a few minutes walk away.

There is also a health club and spa within walking distance, that can be used by guests staying at the apartment (additional charge applies, paid locally.)

Should you wish to hire a car, there is a dedicated covered parking space.

From the first contact with Gill the owner to arriving home, absolutely first class. arrived to a lovely clean well maintained apartment. lovely spacious veranda. Costas the local agent contacted us to see if the wifi we booked was working correctly. Just cant wait to go back

“Superb apartment in an excellent location for beach and amenities”

This was our second visit to this fab apartment. The location is perfect for visiting the stunning Nissi beach and only a short walk or bus ride from all the other beautiful beaches in the area. The shared pool area is lovely and kept very clean. Most days you can expect to have it to yourselves too! There are a number of excellent restaurants and bars very close which cater for all tastes. The owners are very helpful before, during and after booking. They have really thought about everything you will need to make your holiday special. The apartment is well equipped with all you will need......and more.....for your stay. We have no hesitation in recommending this apartment and will definitely be going back again!

Daughter getting married at Nissi beach hotel, so wanted somewhere close by. Couldn't have chosen better. Lovely apartment, clean, plenty of room and a spacious balcony. Someone to meet you and was only a phone call away if any problems was great. Beach towels, lovely, more room in your case for clothes that you never wear! Books to read and lots of information of the island was lovely. Even a washing machine. Very pleased with everything. Thanks Gill.

Gill was very helpful throughout and answered all my questions promptly. The apartment had a pool and sea view and was very well equipped, even had towels which you could use for the beach! I also liked having the portable sunbeds which you could take to the pool and beach. It is in an ideal location for all the restaurants and Nissi beach, not very far to walk to either. All in all, a very relaxing break in the Cyprus sunshine.

Found this to be a great location and an excellent appartment, the owners were both helpfull and accomodating when booking, and the local restaurants food was exceptional, especialy the gardens restaurant which was a two minute walk from the app. We hired a couple of bycicles to get about each day as there is a cycle path all the way into Ayya Nappa and also in the opposite direction, this allowed us access to some great little beaches just a little cycle ride away, and found a great little beach (Kandy Beach ) which was nice and private and there were no more than 20 people on it each day, also the bar there offered a great menu for a beachside bar. I think hiring the bikes was the best thing we did much better than a car, and much safer with the cycle paths. Looking forward to our next stay at Nissi Beach. Billy and Colette Regan

My husband and myself stayed in this beautiful apartment.we enjoyed every minute of our two weeks holiday.Comfort and clean and the views was excellent..Communal pool very appealing.Only a 5 minute walk yo the beaches.Owner is very nice,we have talked several times,.gave us lots of information .We will be back next year .What else can we say .AMAZING ,AMAZING,AMAZING

We have visited Ayia Napa many times over the last 2 decades and stayed in this apartment a couple of months ago. The complex is in a good position, close enough to Nissi Beach and local amenities. A 20 minute walk takes you into Ayia Napa town and The Square where all the night time action is. The apartment was well equipped, very clean and very comfortable. Gill, the owner was very informative about the area, transport needs and apartment information generally, and this (and the sunshine too), helped to make our stay in Ayia Napa another good one. Would definitely recommend this apartment to friends and family, and would stay again.

myself and wife just spent an excellent week at this wonderful apartment. from booking the apartment to the arrangement's for airport transfers Gill was very helpful.the large balcony with sunbeds and all day sun was superb,A/C was great, could not fault the accommodation.Location excellent and all amenities very close by, We shall be returning to Cyprus and we wont be looking any further than this apartment when we do Thanks Gill

We travelled to Nissi Beach in July for a family wedding and stayed at this apartment after finding it though Holiday Lettings. The apartment was spotless and finished to a very high standard. The balcony was spacious with an ample amount of sunloungers and sunbeds to relax overlooking the sea. The apartment complex also has a pool which guests can use. The distance to the Centre is approximately a 5 minute walk, with the beach on your doorstep. Excellent accommodation and would highly recommend!!!!
