Our house is set on 25 acres on a secluded bend of Commissioners Waters. Extensive and private gardens surround the house leading down to the water. Birdlife in the garden is bountiful and provides constant enjoyment.We have three queen sized bedrooms available with a shared bathroom at one end of the house. Kitchen and lounge rooms are shared with the owners who live at the other end of the house.

Continental breakfast can be provided for an extra cost of $10 per head. Hot cooked breakfast of bacon, eggs, tomato and toast costs $15. Dinner can also be catered for with prior notification at a cost of $25 per adult and $10 per child under 10 years for a two course meal.

Arrival time can be reasonably flexible if your booking is made well in advance. Time of departure is 10am unless otherwise prearranged.

Payment: Upon receipt of confirmation, a 50% direct deposit is required. The remainder is to be paid on arrival when any extras can be calculated. Payment is to be

Payment is to be made by cash, or direct deposit as we do not have EFTPOS facilities, nor do we accept cheques. Visitors comment on the quiet and relaxing atmosphere of the property. We cannot see any of our neighbours although they are about 1km away.

The cultural city of Armidale, home to the University of New England and three private schools - PLC, NEGS and TAS - is just 10 mins away. We are 5 mins drive from the Blue Hole and Gara Gorge, both popular natural tourist attractions for visitors to Armidale. Mobile phone reception is limited although achievable if you stand in the right spot!! We have five charismatic geese - Eeny, Meeny, Miny, Mo and Zac.

When you arrive, please drive down towards the garage ignoring the parking signs we have for our Cafe on Sundays. There are often kangaroos on the drive into our property too so it is best to obey the 10kph speed sign!

The New South Wales region

The New England area of New South Wales is unique in many ways. It has four distinct seasons and the colour changes are reflected in glorious gardens across the region. It is Australia's highest city as well as being home to the University of New England.

Beef cattle, sheep, wineries and mixed farming cover the region.

Armidale has a long held reputation for the educational opportunities available at preschool, primary, secondary and tertiary levels. Three private schools - PLC, NEGS and TAS - add another dimension to the education choices within the city.

The New England Regional Art Museum provides access to high class exhibitions. Theatre and music tuition and performances accommodate beginners to talented participants.

Sport features strongly as a leisure activity with many major sports being available in strong local and regional competitions. Fantastic facilities further enhance the experience.

Armidale

Our property is 12kms from Armidale and not far from the popular tourist attraction of the Blue Hole at the Gara Gorge. This area is frequented by families and bush walkers keen to explore the natural beauty of the gorge area or just to enjoy a lovely picnic in a national park. A one hour circuit walk allows visitors to see the impressive gorge and to walk through native forests.

The climate is cool temperate but visitors can expect changes in weather in any season - that's all part of the beauty of the area.
