The Villa enjoys excellent uninterrupted views over the beautiful Lake Annecy and Mountains. There is a private garden and terrace with garden furniture and BBQ.

The Rhône-Alpes region

Lake Annecy is situated 50km south of Geneva, and claims to be France's most beautiful lake, and is Europe's purest, and thus excellent for swimming and water sports. At the head of the Lake is the beautiful 12th Century old town of Annecy, with its picturesque canals, buzzing shops and restaurants is also known as the Venice of the Alps.

The area is ideal for cycling and only 50m from the villa is the purpose built bike path that runs alongside the lake. The Savoie tourist board have marked numerous bike routes through the region. These are signposted and accompanied by a book of routes (supplied at the villa).

Mountain Biking: The villa is a perfect base for a Mountain Biking holiday in the French Alps. We offer Scott MTB bikes for hire.


If you fancy a birds eye view over lake Annecy, there are numerous company's that offer paragliding and hangliding trips. Most of them take off from the Col du Forclaz, opposite the villa. From the villa you can sit on the balcony and watch them


The property is located within easy access to some of the best ski resorts in the French Alps. You have the choice of skiing La Clusaz & le Grand Bornand (30 mins away), Courcheval, Meribel, Megeve (1hr away). The advantage of not staying at one particular ski station is that you can choose a different ski station each day or go where the best snow is.

"Glorious View and Accommodation!"

My husband and I stayed at Residence Perles du Lac last Spring along with two friends and honestly I can’t imagine a more perfect Annecy location. This place has it all… a bright, clean and spacious modern décor , large upstairs balcony and outdoor patio to relax and take in the fresh air and spectacular view, comfy beds, and everything we could possibly need was provided. Just outside the villa’s gated entrance we accessed, with bikes, a trail which is restricted for walking, running or cycling. The trail runs alongside the lake and into the town of Annecy, and offers many beautiful sites along the way. From the house we could see paragliders across the lake and while we were not so brave as to try that for ourselves, we did drive up to the launch platforms to get a more up-close look at those who were. A truly enjoyable outing. I can’t say enough about how much we enjoyed our time spent at this property. We look forward to returning again!

"Beautiful house with stunning views of the lake"

This is a beautiful property with superb views of the lake and mountains. We stayed here last year and have just booked to return again this year. The house is right next to the traffic free cycle path which runs alongside the lake and into Annecy itself. This is ideal for families and there are plenty of routes around the lake and into the mountains for the more serious cyclist. The house itself was plenty big enough for the four of us and would accommodate larger groups. It was clean and everything we needed was provided. The large balcony was the perfect place to eat breakfast whilst watching the paragliders and water-skiers or to wind down at the end of the day, with a glass of wine and watch the sun set over the mountains.

"lovely property but spoilt by traffic noise"

The property was large and airy with lovely view over the lake. There were a number of small issues with the villa which took the edge off it eg no view from the tiny main bedroom, patio doors broken, remote for security gate not working. The major problem with this villa is the CONSTANT roar of traffic from the road just below you. I did enquire of the owner when I saw the proximity of the road on the map and he assured me that there was no noise issue especially as we were going in September. I can only assume that in peak season it must be horrendous! If you intend on going out all day every day you will not mind but if you want to relax in the garden this is not the property for you.

As the owner of this lovely property I would like to reply to the above review. The person fails to comment that they are extremely sensitive to noise and has a medical condition that meant they needed to sleep during the afternoon. I assured her that the property has double glazed windows and full black out blinds to help her sleep on an afternoon. Any noise from the lakeside road is minimal and would not spoil enjoyment of being in the garden taking in this villas privileged views of the lake and mountains, which very few houses have. I have rented this property for 4 years and have never received a complaint about the road noise. Concerning the other issues raised. The main bedroom has a glass patio door access to a large balcony and splendid view of the lake. The downstairs patio sliding door was jamed the week before this client arrived and the remote for the security gate only needed a replacement battery.
