Guardswell Farm Cottage has had a bit of a facelift and is now ready to warmly welcome guests from far and wide. Situated on Guardswell Farm, near Kinnaird, the cottage has panoramic views of the Carse of Gowrie- from NE of Dundee all the way to Glencarse and south to Fife. Personally, we think its the best view in the area- and to take full advantage of this, we decided that we should add a little wrap around deck to the front of the cottage.

The cottage has everything that you could need for a short break- from a coffee machine, to a large selection of boardgames, to a whole farm to explore. And explore you must. The view from the cottage is nothing compared to the view from the top of Guardswell Hill, and if you're a keen walker (or even a geocacher) then you'll have to get yourselves up the hill to explore the abandoned village of Pitmiddle.

The cottage has two bedrooms- a kingsized bed in one, and two twins in the other- and with lots of experience staying in self catering cottages ourselves, we know that you cant beat beautiful bedlinen. Both bedrooms are decorated simply, but with pieces that we feel are full of character and reflect the relaxed way in which we want the cottage to be used. Old kists, antique dressing tables and ancient loved chairs- we think everything should have a story.

The main living space is flooded with light, regardless of time of day. The south facing windows provide a perfect frame to the panoramic view- and being double glazed, help keep the cottage cosy. This living area has a super squidgy sofa and two comfortable chairs- as well as a dining table for 6 (with chairs newly covered in hungarian grain sack material). The television can be found in this room, as well as an Xbox 360- and a basket full of games and DVDs. Although our general ethos is that our guests should explore the outdoors, we know that Scotland can have those days where the weather isn't behaving- and with such a wonderful view, its really the least guilty indoor place you could be on a miserable day.

The kitchen is well equip when it comes to crockery and glasses, as well as cooking essentials. There is a 4 ringed hob and a brand new cooker, as well as a dishwasher and washing machine/dryer. The kitchen window looks onto a field above the cottage where you might catch a glimpse of our pet lamb, Alan.

The bathroom, although small, is cosy and comfortable. A bath with shower- as well as shampoos, conditioners and body washes for you to use.

The garden is really an "infinity" garden, in that it unfenced and leads onto the farm- however, we'd rather you saw the farm as your garden, and providing you're clued up on your Outdoor Access Code (closing gates, keeping dogs on leads etc), then we welcome you to explore where you wish.

Guest Access

The farm is accessed up a private drive and you will have your own parking area outside of the cottage. Please be aware that the farm is a working farm and as such there will be farm activity- such as tractors- using the drive at all times. Please also be aware that at wet times of year, due to the activity on the farm, it is sometimes a little muddier that desirable and you may wish to bring your wellies.

Please do not go into the farm buildings without asking your host, or the farmer first of all

Interaction with Guests

As little or as much as you desire! We are on hand at all times to give you advice about where to explore in the area, or if you'd just like left alone to enjoy your break, we are happy to give you the peace and quiet that you need.

The Neighbourhood

Local venues-

Guardswell Farm is very close to a number of local venues- such as Fingask Castle, Inchyra Byre and Errol Estate- if you are looking for accommodation when attending an event- please do get in touch and we can advise on distances as well as taxi services.

Perth and Dundee are both extremely close- both a 15minute car journey. You can also head North from Guardswell towards Coupar Angus, Blairgowrie, the Angus Glens (fantastic walking) and Glen Shee (Skiing).

The cottage is on a private water supply, however, we have very recently changed the filtration system and the UV filter- the water is safe to drink. If you feel like this will be a problem, please do send a message and ask and we can provide more information/some other options.

Guardswell Farm is a 200 acre grassland farm, based between Perth and Dundee. In 2016 we are planning on opening a number of Nordic style Huttes which will act as their own "tiny farms"- with veg patches, chicken runs and all sorts of other cool things. Then, in 2017- after some renovation, we will open our old steadings up as a rural venue and cookery school- watch this space...
