This sandstone steading enjoys an elevated position with commanding views of the surrounding rolling counrtyside. It has great outside entertaining areas in the form of a west patio and a large east patio. The house is located in rural Perthshire but is within 20 minutes of Perth or Dundee city centres. There are shared gardens and a shared tennis court. The property is on a very small farm.

The steading building is in an L shape and can sleep up to 10 in 5 twin or double bedrooms. . There are 2 patios for eating and entertaining, one is on the west side and the larger one is on the east side. Both have glorious views of the surrounding countryside.

We have tried to be as environmentally friendly as we can with our holiday houses. When we converted Pitfield (Pitmiddle and Outfield) from farm buildings into accommodation we kept the same footprint so some stables are now bedrooms! We have used reclaimed wooden flooring and the houses are powered by a geothermal ground source heat pump. Our water supply comes off the hill and is filtered in our water treatment area before going to the houses. All our fixtures and fittings are sourced locally.

In order to increase our green credentials even more we are now excited to announce that we have just put up a small 18 m wind turbine on the hill behind the holiday houses. It is only an 11 kw turbine but we hope that after its first year we will have generated enough kw hours to cover our on site electrical needs.

The main sitting/dining/kitchen area is open plan and is on the east side of the house with double doors leading onto the larger patio. The sitting area has huge tall windows and patio doors effectively bringing the outside views in. There is an open fire place and luxurious leather seating in this sitting area with a double height ceiling.

The kitchen area is large and a counter separates it from the sitting area. The dining table is just to the side of the kitchen. There is a second open plan sitting/dining/kitchen area which is effectively in the middle of the 2 houses just as you go through the inter connecting door. It is furnished to the same high standard as the other living area and its patio doors face west. This room normally becomes the dedicated dining room when the house is sleeping 10.

The accommodation is on 2 levels at the eastern end of the house. Here you will find one of the 2 master bedrooms with its en suite bathroom. The beds can be a superking (6 foot wide) or they can be separated to form 2 singles. The second master bedroom is right at the other end of the house facing south towards the river Tay. The 3 further bedrooms have twin zip and link beds which can convert to superking size just like the master bedrooms. There are also 2 further bathrooms well equipped with separate showers, baths and toilet.

“Fantastic cottage in a fabulous location”

The cottage is very well equipped & very well decorated. There is lots of room for ten people. The location is beautiful with a stunning view from the living room. We particularly enjoyed the table tennis & pool tables. I had a thoroughly enjoyable time celebrating my 40th birthday & loved everything about it.
