As Charles has stated one of his party put a hot item on the arm of the sofa, melting the soft faux leather leaving a round burn mark in the arm. This sofa is less than a year old and coasters were left on the arms so that guests do not place hot cups immediately on the sofa. Photographic evidence was supplied along with receipt for replacement sofa, which cost far more than the £100 damage deposit. The damage was permanent and not something that could be cleaned or "puffed out" as claimed by Charles.
The guests complained about the opening times of the hot tub, which are very clearly stated in the description for the property and the purpose is two fold, for health and safety purposes, it is not suitable for guests to use when it gets dark and secondly for cleaning purposes, after applying chemicals the hot tub can not be used for 12 hours, so I apply these in the evening after guests have finished using the hot tub, so that it is available again in the morning for their use. The opening times are probably more generous than most spa hotels.
The guests also complained that they didn't know the garden was a shared garden (which again is also in the description of the the property), although we do not use the garden when we have guests other than for maintaining the hot tub and the gardens (watering plants, mowing lawns, cleaning tables, etc), just as any hotel would do. We always endeavour to keep a very low profile when guests are staying.
On Charles' arrival, 8 guests entered the property, all carrying bags, etc. I did not see any guests leave, therefore I simply advised Charles that he was only permitted to have 6 guests stay as per his booking.
At no point was I rude to the guests via email or face to face, unfortunately some guests fail to read the description properly of the property they are renting and do not always look after the contents. As a result of the damage caused I was out of pocket having to replace a damaged item which far exceeded the nominal security deposit and the booking for 2 nights. The damage caused was arbitrated by Holiday Lettings and they determined that the guests had caused damage to the sofa and that the evidence I supplied of the damage and of the replacement was sufficient to rule in my favour. There was also other lesser damage caused by the guests such as breakage of kitchen items and spillages on carpet which I had to clean and made no fuss about.
However, on a final positive note, 99% of our guests have been very respectful of our property and hospitality and this is reflected in the 5 star reviews from the majority of our guests, for whom we thank and would welcome back anytime.
A fabulous, comfortable and well-designed caravan with entrance lobby (so not directly into the main room, which is unusual). Sited beside a large field (see photos) on Hoburne Naish Caravan Site and 10-15 minutes walk from Highcliffe beach.

We are disappointed that the guest was not happy with her 2 day stay at our property. The cottage is a 400 year old, protected Grade II listed building, retaining most of the original features and it would be rather incongruous to have modern furnishing.
The staircase in question is typical of the period and is fitted with a safety gate. Although the majority of our guests obviously have young children, the staircase has never posed a problem. All bedrooms have their own access.
Regarding the location of the cottage - it is exactly as described on the site. Perhaps, as all over the Forest, during peak hours on a hot August weekend, the traffic may have been more intense.
On reading our visitor book, guests will find it is full of enthusiastic compliments written by both children and adults. I would also like to add that many of our guests are returning clients.
