“Brilliant Home from Home.” This lovely house was a pleasure to stay in. Everything that you need to stay away was provided and in a spotless condition on arrival. Comfortable beds and a safe garden for children and or pets. Good information pack provided and excellent contact info provided if you should need to speak to owner directly. Clever touch was a folder left by others who have stayed giving info on places to visit and where to eat. The situation of the property allows walking into Silloth within minutes. Having stayed in many cottages in the past this one sits as one of the top ones to revisit. Value for money and more besides.

“fantastic clean cottage in a lovely, friendly village” great communication with owner.lovely clean cottage, everything you need is there. regular buses to grange and kendal and further afield, only £25.00 for a week mega gold bus ticket that you can go anywhere in cumbria with, no need for a car. lindale arms pub is great and only 2 mins walk away. small shop in village sells everything you need and only 1 minute from cottage. fantastic butchers and bakers in grange over sands. lots of lovely walks on doorstep. when the evenings draw in you would be best carrying a torch with you as there are not many street lights and some roads unlit.

I have already apologised to this guest and given a refund for the problem with the cleaning. I was horrified to find out about his experience.
In fact, for the first time in 7 years, our cleaner had made a mistake with the date and the cleaning had not been done at all.
Usually the cottage is very clean and tidy for guests' arrival as can be seen in previous reviews.We only wish that the guest had telephoned me again to let me know and the cleaner would have gone straight around.
I am also sorry if I sounded abrupt. I think the line was not too clear and I was puzzled about the problem with access.
All the directions and full access details are sent to guests the week before their visit along with the other information described in this review.
The cottage is not really suitable for people with limited mobility but just to clarify, it is the steps to the garden that are steep. There are no steps to gain access to the cottage. This is described in the cottage details.
(For spider phobics like me, I would say that we have had some very skinny spiders, not giants and if they don't frighten me, I doubt if anyone else would worry. It is a country cottage after all.)
About the fighter jets overhead, there is no airbase nearby but from time to time they do fly low through the Lake District central fells on training exercises, possibly from Lossiemouth or Valley in Anglesey.

“Lovely Stay at New Close Cottage” Cottage was very well presented and in a lovely rural area. A convenient location to the Dales and also to Harrogate. We recommend the walk at Malham Cove, which is a reasonable distance. Bolton Abbey is also a lovely location to take a picnic in nicer weather. York and Harrogate are also not too far and are nice days out. We enjoyed the Bronte Museum at Haworth which again is not too far to drive. Overall, a very enjoyable week away. The owners live next door to the cottage and were very welcoming and friendly. I would definitely stay again.

“Clean, friendly, wonderful views, perfect place to stay.” What a wonderful place to stay. The owner was there to greet us with a friendly welcome. Beautiful fresh locally baked bread, butter, milk, biscuits etc. were all left out for our arrival, a very nice surprise. The rooms were clean spacious and well furnished. “Great!!” This is the second time we have visited this little bungalow and there will be more times. It was home from the first time and even more so this time. It's so well equipped, extremely comfortable and a super space! Just love the huge thick towels that are provided. Bit chilly to use the lovely garden this time. “Just Delightful” For many years I have seen these apartments and wondered about the view and what they were like, well now I know, JUST DELIGHTFUL.
I don't care that the parking was a bit awkward at times or the 38 steps,( it's good for you) it's so nice to have a lovely apartment, with a decent sized and comfy bed. A tv that has more than 2 1/2 channels that you can view, all the mod cons you could wish for and comfort and space.
We thoroughly enjoyed our stay here , just wish it could have been for longer!!

This was a nice group of people, who wrote several emails following their stay, all stating what a wonderful house and a wonderful time had been had by all. The only mention of any problem was that some of the showers had been “temperamental”. This is from the lead guest’s email following this group’s stay: (shower) … it did seem a wee temperamental, but I fully understand the problems with caring for a house with such character, it did not spoil our stay.
I explained on arrival at the house that there had been a problem with Severn Trent Water with water pressure and that there may be problems if all the showers were used at once.
The group were clearly delighted to be meeting up without having their children with them and did not raise any issue during their stay. No one mentioned anything being dangerous, and as we spoke to the group several times during their stay, they had the opportunity to do so. To state that people were scalded is defamatory as well as untrue. I am currently seeking legal advice on this matter. If the group disagree, I would be pleased to receive copies of their hospital reports.
They did break several antique dining chairs, but as it was unclear to me that this damage was solely their fault, I did not make any charge from their deposit.
There are 5 keys and gate keys available, which is enough for most groups. 2 are usually enough. No one has ever had to act as caretaker!
No representative from this group or any other visiting group has ever made any complaint about the beds being uncomfortable. All of the beds were new 2 years ago. Bins and mirrors are in all of the bedrooms.
There were no building works being undertaken at the time of the visit. We had just completed the landscaping of the lower acre, and I completely accept that due to the hot weather, the grass had not grown as planned. This has now fully grown and provides a lovely grassy promenade with apple and pear trees either side. I did offer the group £200 off their next stay here, because of this. However, there is still another 4 acres that they enjoyed during their stay.
The place that I suggested to eat was actually a pub rather than a restaurant that caters for people on a budget and offers great food at a great price.
The interior of the house has had an immense amount of money spent and works undertaken to preserve this wonderful 1840 house. This lady infers that this is a place of faded splendour and that renovation needs to be done. This is untrue. The house is a wonderful meeting place for families and single groups and we have around 20% re-booking rate over 2 years.
There is an insinuation from this comment that the website pictures are misleading in some way, which they are not. Far from it – we have recently commissioned a video to show the house off, in response to these comments, primarily.
So why would a nice group of people leave such unwarranted comments? Simply this. The group used the BBQ and didn’t clean it afterwards. There is a charge of £25 in the contract if this occurs. Unlike the damaged chairs, I could be certain that the BBQ was used by this group and left in a very dirty condition. I explained this to the lead guest and received a total of 7 emails and 2 phone calls demanding that the £25 be returned as no-one had used it. This is the sole reason that this lady has written this review, which is very different from the feedback that they gave at the time of their stay and afterwards in their emails. It is really a little sad that this couple have decided to behave in this way.
However, we continue to improve and restore this wonderful house to its former glory and people continue to book (and re-book!) and enjoy their stay for roughly the per person cost of a Travelodge!
We have also installed a state of the art gas central heating system ready for this Winter. The grounds have been fully fenced along the railway side, so making the grounds safe for children. The Gatehouse Lodge in the grounds has been completely renovated, new central heating, new carpets, flooring, kitchen, bathroom – providing additional accommodation for 4 adults in the grounds, now also available for rental to accommodate a larger group.
I hope that you will take this into account when reading the review left by this lady. We work very, very hard to make our guests welcome and to make our house a wonderful venue for a group retreat.

We seek to provide a first class stay for our thousands of guests staying at the Manor. We very rarely suffer any damage at the property. Unfortunately, Mr Peter Ellis caused significant damage to our beautiful 1840 property by making 2 large holes in the ceiling. Mr Ellis initially demanded compensation from me for his stay, as a smokescreen for the damage caused to the house. I visited the house following a phone call from him on the Saturday morning and resolved his reported issues within 2 hours. I refute all the allegations in his review, other than the leaking ceiling in the games room, which is awaiting repair. I have placed this matter in the hands of our solicitors, who have been in contact with Mr Ellis. Although never a preferred route, we are more than happy to meet Mr Ellis' legal action.
“Beautiful country retreat” The house is lovely-comfortable and attractively furnished. The kitchen is huge and well equipped. It was too cold to use the conservatory, but it certainly was an inviting space. The views from the living room and main bedroom are beautiful with a well kept garden and fields beyond. The gas fire meant we could quickly warm up the living space in the evenings. The bedrooms are very comfortable and the bathrooms luxurious. Communication with the owner was timely, friendly and informative. We found everything as described on the website. We did not spend much time in the local area as we were commuting to Durham; both Durham and the Newcastle area are within easy reach by car.

“A fabulous apartment with great views” Apart Met was brilliant. We stayed over the Christmas period. The apartment was ultra modern yet cosy and warm and was spotless. It was well equipped with all mod cons throughout and there was written instructions for all the amenities. The owners were very helpful leaving their contact information should it be needed. The views from the large windows looking over the sea was spectacular. Hopefully the balcony will soon be sorted.
