Proud to have been awarded a Certificate of Excellence in 2014, 2017 and 2018 Souters consists of a converted barn on a track leading to the owner's small farm. It provides an exceptional, secluded and very comfortable place to stay. Souters has one bedroom with a king size bed. The living space and kitchen areas have space for up to 4 people. Inside is a wood burner - perfect for cosy winter evenings; outside is a wood fired pizza oven - perfect for summer evenings (and don't restrict yourself to cooking just pizzas). The private garden is surrounded by woods teeming with wildlife and provides a peaceful place to relax.

We are in the heart of Dedham Vale AONB and Stour Valley. There are very good restaurants and bistro pubs in the locality and an award winning farm shop in the next village. Souters is a good base from which to explore the countryside and other East Anglian delights, being just 5 minutes drive from the A12 midway between Ipswich and Colchester. The historic market town of Hadleigh is 5 miles away with buildings of interest and an individual high street with varied shopping opportunities.

Ideal for a quiet break to enjoy the surrounding Constable countryside by foot or bicycle. Dedham is an attraction for artists and is just 2 miles away with art gallery and shop, Munnings museum and tea houses. Dedham has become a very popular base recently for "wild" swimmers and for other water based activities.

Interaction with guest

We like to have personal contact with all our guests from initial enquiry to booking, through to arrival. We live in a cottage just down the track on the smallholding and like to welcome all visitors to Souters, are always available for assistance or information but leave guests in the privacy of the setting once they are settled. We do all we can to ensure that every visit is enjoyable and comfortable and ask that if any issues arise during your stay that we are contacted at the time to sort it out - we can't do that after the holiday.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How do I cancel my booking?

Go to Manage your holiday booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I edit my booking?

You can request to change the dates or number of people on your booking via the Manage your holiday booking page. To change your holiday dates use the Edit booking button. If you need to change the number of guests staying then send Nick and Cath (the owner) a message.

If Nick and Cath (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
