RECEPTIVE STRUCTURE. Style and elegance distinguish Le Ninfee, an exclusive and unusual country house, set in the beautiful Val d'Orcia, just a few metres from the famous town of Montalcino, known for the excellence of its precious nectar, for its art masterpieces and for the breathtaking views that its high ground offers at sunset. The discreet hillside location, with panoramic views over the village and valley, makes this house the ideal retreat for those in search of a secluded spot, nestled in the beautiful countryside to the south of Siena, among woods, vineyards and expanses of olive trees, yet just 5 minutes from the town centre, reachable with a pleasant walk. The old farmhouse has been recently enlarged and completely restructured with a particularly attentive project, with tradition and modern comforts combining perfectly: the recycled materials used to resurface the stripped ceilings, the travertine from Bagno Vignoni, the open-face sandstone, all with strong links to the territory, have been carefully revisited to give the structure a refined and original style. The rooms, in which the functionality and maximum comfort of the accessories is combined with a collection of valuable furniture, are simple and welcoming, with attention to the smallest details in the finishing touches. The garden, too, full of rich vegetation and embellished by a striking swimming pool with waterfall, has been superbly organized for unforgettable days in this very special natural scenery. From the house picturesque postcard landscapes accompany visitors along the beautiful roads that lead, with brief trips, to nearby localities of great artistic and cultural interest - the villages of the Val d'Orcia, like San Quirico, Bagno Vignoni, Pienza, Montepulciano - or to the localities of Monte Amiata and the Chianti territory. Interior The property takes full advantage of the hilly terrain with terracing on different levels. The house has two floors, connected both internally and externally, with the main entrance on the ground floor, where a system of arches connects the whole living area on this floor: the luxurious and luminous sitting room, with travertine marble fireplace and comfortable sofas, the dining area and the modern and fully equipped kitchen with centre island. All the rooms have French windows which lead directly to the outside furnished areas. The ground floor is completed by a toilet and a laundry room. The sleeping area on the first floor is composed, on one side, of the master bedroom with en-suite bathroom with shower and, on the other side, of a double bedroom, a twin bedroom (with joinable beds) and a bathroom with shower. Park The house stands on one hectare of land, in a luxuriant park that stretches up to the tangled copse towards the perimeter, with the chance of making unforgettable excursions along the many footpaths leading away from it. The access road to the property is part of the network of the Via Francigena and is the main route that leads to the well-known Abbey of Sant’Antimo. The garden is an explosion of extraordinarily varied colours and scents: well-maintained lawn areas, bordered by bushes of Mediterranean herbs and interspersed here and there with oaks, cypresses, fruit trees - cherries, apricots, almonds and olives – alternate with areas paved in stone, delimited by little tracks and paths leading to the furnished areas and the various terracings. The outdoor dining area (with nearby wood stove) where guests can partake of delicious meals prepared with the many typical products that the Val d'Orcia can offer, has been set up in front of the French windows of the house, continuing along a panoramic terrace with an area provided with sofas, perfect for relaxing and enjoying a good glass of wine in good company. On the lower level of the property, next to the parking area, is the romantic lily pond from which the house derives its name (ninfee = waterlilies). Swimming Pool The rectangular swimming pool, with its scenic waterfall, is located on terracing in front of the house and portico, at a slightly lower level and reached along a few steps. Facing south-west, it enjoys the green and sinuous embrace of the Val d’Orcia which stretches to the sea. The pool, lined in quartzite and bordered in stone, as is all the sunbathing area, fits harmoniously into the beautiful surrounding landscape and becomes a mirror of shimmering water during the golden spectacle of sunset. It measures 6 x 11 m with the depth ranging from 1,20 m to 1,60 m. Large steps lead into the water. The pool has both internal and external lighting and is purified with salt. The elegant sunbathing area, bordered on two sides by low dry stone walls and brightened by herb and rose bushes, is provided with sunbeds, hammock and umbrellas; in a panoramic corner stands a romantic gazebo adorned with vines and furnished with table and chairs. A short flight of steps leads to a bathroom with hot-water shower. The pool is open from the last Saturday in April to the first Saturday of October. Additional amenities include: computer available, videogame console (play station), washer / dryer, baby cot, sunbed, wood oven, squeezer, TV with digital earth system in the twin bedroom, books and magazines, internet wireless connection, kettle, mobile barbecue, moka coffee machine, book online, espresso coffee machine, shiatsu massage chair, highchair, yard, decoder sky with card, hair dryer, cable radio, cable / satellite TV, iron and ironing board, mixer, american coffee maker.  …see more

PRIVATE STRUCTURE. The panoramic entrance, along the stone-paved drive way, leads us to this charming, delightful farmhouse in Provençal style, almost exotic, which brings to mind the manors of the past. The white façade, the pergolas covered with antique tiles, the little windows with mauve shutters, the green plants climbing the walls immediately strike one’s eye, creating an almost surreal scene, like a painting. The owners have paid careful and skilful attention to the salvaging of the materials, keeping as much as possible the original characteristics of the structure: the interior finish sees the alternation of white walls alongside bricks, wooden beams and tiles for the ceilings, wooden stairs and terracotta floors. Interior The main entrance, situated under the porch, leads to the ground floor: at the centre are the stairs leading up to the first floor, two dining areas one of them connected with the kitchen and two large living rooms furnished with sofas, fireplaces and TV. Two toilets are outside on the porch. On the first floor, around a wooden landing, are three double bedrooms, one twin bedroom and two bathrooms with shower. Park The garden of about 2000 square metres is planted with rustic lawn and fruit trees (apples, pears, apricots, hazelnuts), cypresses and oleanders. Set against the house is a beautiful large brickwork porch with a cosy conversation area with rattan and brickwork sofas and a dining area with table and chairs. Swimming Pool The rectangular shaped pool measures 14 x 7 m with a depth varying from 1,20 to 2,50 m. It is situated next to the house and is reached by three stone steps leading down from the garden level. The pool area in grès is furnished with sun umbrellas and sun beds. There is an outside hot water shower. The pool is open from the last Saturday of April until the first Saturday of October. Additional amenities include: internet wi-fi connection, cable / satellite TV, yard, slicer, book online, hi-fi with cd reader, baby cot, kettle, mobile barbecue, iron and ironing board, american coffee machine, sunbed, fans, taster, mixer, mosquito screens into the bedrooms, high chair, washer / dryer, hairdryer, moka.  …see more

The charm of the landscape, combined with a well designed, functional house, make L'Infinito the perfect location for an unforgettable stay; guests can choose between beaches lapped by crystal clear sea or pleasant days relaxing by the pool. Aficionados of art and culture will be able to organize short trips to Rome, just over an hour away, to visit the many museums and monuments, unique in the world. Interior The architecture of the three-storey villa takes full advantage of the sloping ground, with each floor having its own access from the outside. From the dining room a staircase leads down to the basement which is composed of a kitchenette, a dining room, a double bedroom with its own bathroom with shower, a double bedroom and a single bedroom sharing a bathroom with shower. From the main entrance an external staircase up to the top floor leads directly to a terrace with table and umbrella. The peculiarity of this floor is that it is divided into two small units, with separate entrances, one with a kitchenette, a twin bedroom with joinable beds and a double bedroom, both with ensuite bathroom with shower, the other, an attractive turret, has a small sitting room with double sofa bed and a bathroom with shower. About 20 m from the main building is a small annex consisting of a kitchenette, double bedroom, bathroom with shower and a small terrace with table and umbrella. Park The house is inside a fully fenced-in property of 3000 square meters. The garden is dynamic and lively, characterized by the ups and downs of artificial terraces, bordered by stone walls and connected by walkways with rope handrails and provided with benches where guests can sit and admire the deep blue sea, surrounded by the typical Mediterranean vegetation of pines, holm oaks, oleanders, palms, cacti and hibiscus. On the same level as the ground floor, next to the main building, is the outdoor dining area furnished with table, chairs and umbrella as well as a fully equipped kitchen with wood oven and brick barbecue where guests can spend the cool summer evenings. Swimming Pool The pool is situated about 25 m from the house, on a lower level in a panoramic position, and is reached by a short flight of steps that crosses part of the garden. La Gelosa is situated in the Siena countryside, on the border with the Val d'Orcia, and has splendid views over all the surrounding hills. PRIVATE STRUCTURE. A stone parlour, where art and nature unite to form a perfect partnership: Cortona is a magical place with a timeless charm that envelops the visitor with its vibrant atmosphere, suspended between the history and legend of its origins, surprising him each time, with the reddish sunsets over the beautiful landscape that its height can offer and with the numerous works of art and Renaissance buildings, squeezed in among the mighty town walls which barely seem able to contain them all: a veritable outdoor museum which generously allows itself to be explored. In this unique context, just one kilometre from the borgo, stands Principessa, a typical Tuscan farmhouse, clad in stone and characterized by the great care given to the interior details that lend warmth and intimacy to the rooms with exposed stone walls where the wooden ceilings and terracotta floors alternate harmoniously with the decorated majolica tiles in the bathrooms and in the rustic, well-equipped, built-in kitchen. The bedrooms are comfortable, with simple upholstery and furniture and with wrought iron beds and romantic canopies. The hillside location overlooks stupendous scenery, with the enchanting landscape stretching from the garden across the tableland of the Chiana, which spreads out below through geometric expanses of olive groves and straggly green brush. A holiday in this special home, immersed in friendly countryside, is an opportunity to discover the rich artistic and cultural heritage of central Italy. Within easy reach along the scenic roads are all the most important towns of Tuscany - Montepulciano, Pienza, Montalcino and those of the Chianti territory - as well as those of green Umbria, close to Cortona, such as Perugia, Gubbio, Assisi and many others: it will be an unforgettable experience, especially if accompanied by the delicious pleasures of good traditional Tuscan food and wine. Interior The property takes full advantage of the hilly terrain, developing along multi-level terraces. The house is on 3 levels and consists of three units, each with independent access: one on the ground floor and two on the lower floor. UNIT 1. The ground floor, with the main entrance, consists of a living area with lounge and dining area, connected to the kitchen (which has direct access to the pergola through a French window) and to a small hallway with a double bedroom, a single bedroom and a bathroom with shower. A wooden staircase leads up to the first floor, consisting of a double bedroom (with two additional single beds) with ensuite bathroom with shower. The second and third unit, on the lower floor, face the terrace to the side of the main entrance, in front of the pool area and have two separate entrances through French windows: the first (UNIT 2) leads into an open-plan living room and kitchenette and from there to a double bedroom (with additional single bed) and to a bathroom with shower; the second (UNIT 3) opens onto a further double bedroom with ensuite bathroom with shower. In the stone annex, about 60 m from the house, is the laundry room. Park The entire property, completely fenced-in and protected by a hedge along the perimeter bordered by dry-stone walls from the driveway, occupies an area of approximately 1.5 hectares. The park around the house is a varied and thriving garden - large well-kept lawn areas with olive trees, cypresses, firs and other native plants. Along the driveway that leads from the gate to the parking area in front of the house, are borders of lavender and other Mediterranean shrubs. A row of hydrangeas frames a low stone wall that bounds the outdoor lounge area in front of the house: a pergola with table and chairs for outdoor dining and a relaxation area with armchairs, coffee table and umbrella. A few metres away from this area is a brick barbecue, next to the annex with the laundry. Swimming Pool Open from the last Saturday in April to the first Saturday in October, the pool is set in a beautiful panoramic position, in a stupendous corner of the property with a breathtaking view over the Val di Chiana. It is situated on terracing lower than the house, in a discreet location, and is reached along a path that leads to the solarium area, bounded on three sides by an enclosure in stone (inner side) and wood (outer sides). The rectangular pool has a stone border, PVC lining and a ladder for access to the water; it measures 6 x 3 m with a depth varying from 1.20 m to 2 m. RICEPTIVE STRUCTURE. An historic estate which years ago belonged to aristocratic Tuscan families: this is the special context in which the elegant house, La Ramugina, originally a Leopoldian farm dating back to the mid-18th century, is located, just outside Chianti. The careful restoration has rendered the rooms comfortable and functional: the bedrooms are delicate and elegant, where attention to detail has harmoniously combined fabrics and colours, which blend perfectly with the precious glimpses of the typical rural landscape that can be seen from the windows, with valleys and hills dotted with ordered expanses of vineyards and olive trees. The spacious and comfortable, rustic-flavoured rooms on the ground floor, with typical exposed-beam ceilings and with the fully equipped kitchen in front, overlook a magnificent inner garden. Less than 2 km from Mercatale and 5km from the medieval hamlet of Montevarchi, in the Arezzo section of the Valdarno, a valley bordered by the Pratomagno and by the low mountains of Chianti to the south, the location of La Ramugina, easily reachable from the main highway (10km away), is perfect for exploring the many interesting places of this rich territory: the Chianti wine route along the cobbled-stoned borghi of Gaiole, Radda, Greve up to San Gimignano and Florence, or the art cities of Siena, Arezzo, Cortona, Montepulciano and Pienza. The extensive estate produces everything that the fertile land of Tuscany has to offer, an extra virgin olive oil and an exclusive nectar with the pure aroma of the typical Chianti Colli Aretini, Merlot and Chardonnay wines which guests can taste directly in the estate cellars. On request guests can book Tuscan cooking class in the spacious and professional kitchen of the villa, they can also visit the tavern, inside the estate and just a few metres from the house, to sample the typical dishes of the local cuisine which, over the years, continues to speak the same language: the simple and essential language of tradition. Interior The villa has two floors which, in the style of this typical construction, are connected externally. The ground floor is composed of the living area: the entrance, communicating with three toilets (including one for the disabled), leads into the dining room and, from here, to the large kitchen, living room and study. The garden contains cypress trees lining the driveway and again olive trees, pines, holm oaks and acacias. Just outside the house a spacious paved courtyard, bordered along its perimeter by bushes of forsythia, rosemary, jasmine and oleander, contains the outdoor lounge and dining areas. PRIVATE STRUCTURE Set in the absolute tranquillity of the Umbrian countryside, close to the banks of the river Nera, the origins of Podere Torricella are lost in ancient history. It was built at the end of the 18th century on the remains of one of the lookout towers of the Castello di Bufone but, almost certainly, the first construction was the site of a patrician villa, as evidenced by the discovery of a well of the Roman era. A careful and original restoration, completed in 2013, brought to light the old stones and, thanks to some reconstruction and to the right choice of furniture, bestowed on the house an intriguing and evocative medieval atmosphere, severe but balanced at the same time, without being in any way heavy or excessive. The massive outer walls in open face stone, the wooden-beamed ceilings, the antique furniture and, especially, the large living room on the ground floor give guests the feeling of a return to the past, as what probably happened to the famous writer CS Lewis who drew inspiration from such places for his Chronicles of Narnia. Coming out into the large garden, surrounded by the silence and the feeling of relaxation, one’s gaze is lost among the gentle and, in places, wild hills of the Nera Valley in which the tiny villages of Gualdo and Guadamello are embedded like ancient precious stones. The restful little thicket with reading table, the large swimming pool, the regulation-sized beach volley court and the pleasant portico equipped with bar, barbecue and pizza oven, enrich the outdoor spaces and provide guests with relaxation, sports, elegant aperitifs and enjoyable convivial moments, away from the chaos of everyday life. At the same time the podere is located just 13 km from the Magliano Sabina motorway exit which takes you to Rome in less than an hour. Within a few kilometres are numerous other attractions: the town of Narni, the Marmore waterfalls, the archaeological site of Carsulae and many more. In the turret, reached by an external flight of stairs, is an apartment for the exclusive use of the owners who may sometimes be present, providing assistance to the guests to whom, however, complete privacy is guaranteed. More than 200 m from the property, on the north side, are some electrical pylons which, however, as ascertained by appropriate monitoring, do not constitute any electromagnetic danger. Interior The property consists of 2 buildings: the main house and an annex a few metres away. MAIN HOUSE: The main entrance on the ground floor opens into the large open-plan lounge and dining room on to which open the doors of 3 double bedrooms, all with ensuite bathrooms (one with a Pompeian bathtub), air conditioning and access to the external portico. This floor is completed by a further bathroom, the pantry and the kitchen which can also be accessed through a secondary entrance. An external staircase in terracotta leads up to the first floor with an open-plan sitting room, dining room and kitchen. The corridor opposite the entrance leads to a bathroom and 3 other bedrooms (2 triple and one double), these also with air-conditioning and ensuite bathroom, two of which have access to the balcony. ANNEX: an elegant flight of stairs in front of the portico on the ground floor leads down to the annex, which is actually a suite with kitchen, dining room, double bedroom and bathroom. Park The 3-hectare park, enclosed with wire fencing and boxwood hedges, surrounds the house. At the rear of the house, on the side of the entrance gate, is a large parking area in white gravel and lawn with a stone well which converges towards a small thicket, an area equipped with a marble table and benches in the shade of a large oak, an old cypress and other tall trees, ideal for relaxing with a good book or simply contemplating the soothing rhythms of the surrounding countryside. In front of the house, opposite the portico, is a large well-kept lawn interspersed with paved pathways, illuminated by simple lanterns, which lead to the pool and with flower beds, olive trees, boxwood hedges and dwarf palms. Near the swimming pool is a portico with 2 wood ovens (one for pizza making), a barbecue, tables and divans and, at the back, the changing room and bathroom pertaining to the swimming pool. Next to the portico is a regulation-sized beach volley court in special sand, perfect for exciting summer matches. Swimming Pool (open from the last Saturday in April to the first Saturday in October) The swimming pool, south facing and with sun throughout the day, is located in front of the house, about 30 metres away and at a lower level but visible from the ground floor portico and from the first floor balcony. Rectangular in shape and measuring 7 x 16 m with a constant depth of 1.60 m, it has semicircular Roman steps for access to the water. It is lined with blue mosaic-effect PVC, has chlorine purification and is equipped with both internal and external lighting. The 200 sq m solarium area surrounding the marbled-bordered pool is paved in stone and is set up with sunbeds, tables and 2 showers: a cold-water one and a solar one. Next to the solarium is a cosy portico furnished with sofas, tables and a functional bar counter and, at the back, a changing room and a bathroom. Additional amenities include: ping pong table, washer / dryer, kettle, babycot, sunbed, videogame consolle, espresso coffee machine, cable / satellite TV, juicer, high chair, electric adapter, book online, moka, yard, iron and ironing board, mixer, decoder sky, fire estinguisher, air conditioned in all the bedrooms, american coffe machine, wood oven, i-pod station, books and magazines, table soccer.  …see more

PRIVATE STRUCTURE. The recent renovation of an old ruin, once used as stables, gave rise to Monterzi, a pretty farmhouse perched on top of a hill, in a discreet position in a property surrounded by vineyards and olive trees yet not far from the lively medieval borgo of Montisi, just a short, pleasant walk away, and from San Giovanni d'Asso, famous for the production of the delicious white truffle. During the restoration works, the stone turret, which was originally the main body of the structure, was expanded and completely renovated in accordance with the typical Tuscan style, rendering the interior comfortable and functional. From the top of the hill on which the house stands an extraordinary 360° panorama opens out: directly in front is the picturesque village of Montisi then, turning one’s gaze towards the west, is the magical lunar landscape of the Crete Senesi and then, towards the east one’s gaze travels slowly across Radicofani, in admiration of the geometry and the ever-changing shades of colours of the entire Val d'Orcia, to Montalcino beneath the towering background of Mount Amiata, creating an impressive backdrop which represents the authentic, seductive essence of the territory of Siena. Thanks to the excellent road network, the house is the perfect starting point for visiting the major art cities of the region, such as Siena and Florence, and the borghi of greater artistic interest, like Montalcino, Pienza, San Quirico d'Orcia, Montepulciano and Trequanda, and also for relaxing at the excellent thermal spas of Rapolano Terme, Bagno Vignoni and San Casciano dei Bagni. Interior The house has two floors, connected both internally and externally by staircases and, being built on sloping ground, both floors have direct access to the outside. The main entrance is on the ground floor consisting of the living room with dining area, a double bedroom, a twin bedroom with joinable beds (with direct access to the outside through a French window) and a bathroom with shower. A short flight of stairs leads down to the lower floor with laundry and kitchen with direct access, through a French window, to the outdoor dining area. Park The house is set in an estate of about two hectares, for the most part vineyards and olive groves which characterize the surrounding landscape. PRIVATE STRUCTURE. Podere Pisinano is a rustic Tuscan farmhouse surrounded by the centuries-old olive trees of a prosperous farm estate which produces an excellent extra virgin olive oil, at the foot of Montepulciano, an old town of Etruscan origin which, with its precious artistic and landscape heritage and with its culinary specialities, is the pride of the Val di Chiana. The house, sited on a hill, enjoys a beautiful view stretching as far as the eye can see around the surrounding valley where alternating green rows of olive trees enclose the property itself, with the ancient walls of the town standing on the south-eastern slope. The original building, dating back to the eighteenth century, has been modified over time and expanded to become, after the recent, skilful restoration done mainly with salvaged materials, a comfortable country residence, characterized externally by open-face stone walls. The interior, with the walls painted in pastel colours, the ceilings with exposed beams and the floors in natural Tuscan terracotta, is furnished simply and functionally, inspired by the colours of nature. Podere Pisinano, an exclusive holiday destination immersed in uncontaminated nature, away from prying eyes although only 5 minutes from town, is within easy reach of the many picturesque medieval villages in the area, such as Montalcino, San Quirico d'Orcia, Pienza and Cortona as well as the main art cities in Tuscany and in the neighbouring region of Umbria. Finally, for a holiday dedicated to wellness and beauty, guests cannot miss a relaxing visit to the nearby spas of Montepulciano, Bagno Vignoni and Chianciano, true natural oases surrounded by the unique landscape of the Tuscan hills. Interior The house has two floors, connected both internally and externally by stairs, plus a liveable tower. RECEPTIVE STRUCTURE. The building dates back to the second half of the 19th century. It was renovated for the first time around 1890 and already then the owner wanted to give the farmhouse an atypical structural characterization, modifying the interior according to the style of the “owner’s farmhouse” yet maintaining the typical rural character of the Umbrian country farmhouses. Very particular, given the type of building, is the splendid panoramic covered terrace on the first floor. It was renovated a second time in 2006-2007, making large use of reclaimed materials such as beams and tiles of the period. Located on a green hill, it has a nice panoramic view over the valley in front and, thanks to the location, it is particularly suited to those wishing to visit the most characteristic spots in Umbria, such as Perugia, Assisi, Todi, Lake Trasimeno and the nearby Tuscany. Interior The house has two floors. The main entrance on the ground floor leads to a small hallway. In front is the terracotta staircase leading up to the first floor whilst on the left is a large open space characterized by the presence of two arches. This open space is divided into a sitting area with divans and TV, a dining area and kitchen and from it one can go directly to the outside. From the dining room a corridor leads to the sleeping area on the ground floor composed of two double bedrooms and one twin bedroom, all with bathroom with shower. One of the double rooms has access to the outside. The staircase up to the first floor leads to a landing. On the left is a large area with sitting room and kitchen corner whilst on the opposite side are a double bedroom and a twin bedroom, both with ensuite bathroom with shower. The upstairs living room leads out to a large covered terrace with a wonderful view. Park The property extends over about 7 hectares. The 6.000 square metres pertaining to the house have twilight lighting. The park is composed of about 1.800 square metres of garden with different types of trees such as cherry, pear and peach, olive, pine, elms and bushes such as rosemary, hawthorn, wild rose. Another 4.000 square metres are cultivated as a garden. The splendid pergola in front of the living room, furnished with table, chairs and divans, is the ideal spot for relaxing and enjoying traditional Umbrian dishes. Swimming Pool The pool, about 30 metres from the house, is sited in a higher position and is reached by a paved walkway. It measures 12 x 6 m with a depth varying from 1.30 to 1.90 m. Access to the water is by Roman steps and the border is in travertine. The solarium area is partly paved in terracotta and partly lawn. The pool is in a panoramic position and is equipped with deckchairs, sunbeds and umbrellas and an outdoor cold water shower. The pool is at guests’ disposal from the last Saturday of April until the first Saturday of October. Additional amenities include: hairdryer, yard, 2 satellite TV, cable / satellite TV, kettle, iron and ironing board, american coffee machine, external barbecue, sunbed, book online, mixer, washer / dryer, internet wireless connection, moka, hi-fi with cd player.  …see more
