“Fantastic Place & Owner” This home we stayed in was wonderful. The entire property is well presented and was incredibly clean. The room had everything we needed and were told we had access to a large, warm living room and kitchen dining room. We had access to food for breakfast (a good selection of options). Overall, very happy with our choice to stay here. Finally, Babs the live in owner is a gem. Such a friendly and warm person who made us feel right at home. She was most helpful with the questions we had about what to see and how to get around Brighton. Thanks a million Babs.

“Heaven” I already fell in love with the apartment at Embassy Court when I saw the photos for the first time. After booking it I could hardly wait to get there. Often, when expectations are that high, you're going to be disappointed. Not so in this case. Everything was even better than expected. When I entered the apartment I was surrounded by light and brightness (I was really lucky with the weather!), and I immediately felt welcome and at home. I felt like this every single time I opened the door to the apartment, and I was looking forward to going "home" every day of my two-week stay. At this point I should perhaps mention that Brighton and Hove have so much to offer that you could stay there for weeks without wishing to get back inside. But Embassy Court is situated in the perfect spot, right between Brighton and Hove, and convenient to walk to every place you could imagine. Great restaurants, cafès, shops and supermarkets are literally just around the corner, as are bus stops and of course the beach! When you stay at Embassy Court you can enjoy the busy life in a great city and yet, within a minute, you can be up in heaven, in a peaceful and quiet apartment at eye level with the seagulls. The bathroom and kitchen are much bigger than you expect from the photos and extremely well equipped. Everything is new and shiny and spotlessly clean, and the whole apartment is very tastefully furnished. Sheets and towels are provided, and as I was staying for two weeks I was even offered a fresh set of towels for the second week. And the bed was very, very comfortable! The giant flatscreen TV is much better than the one we have at home and allows you to watch hundreds of channels. Theoretically, because in practice you will only want to look outside and enjoy the amazing sea view! By the way, most reviews forget to mention that there is also a fabulous view over Brighton and Hove from the rear! What also made staying at this apartment such a joy was the fact that the whole booking, arriving and checking-in-process was so simple, and dealing with the owner, Olivia, was always a pleasure. She responds to every question you might have within hours or even minutes and is extremely friendly. The same is true for Haley who greeted me on arrival and showed me around. Thank you both very much! I could go on for hours praising the apartment, but who wants to read such long reviews? There is only one last thing I would like to point out: the apartment is also heaven for everybody who is interested in modern architecture. Embassy Court is a landmark of Modernist architecture which has been restored to its original beauty only recently. It's a joy just to walk through the gorgeous entrance door, and if you let yourself in for it, a stay at Embassy Court can even take you back in time. Heaven indeed!

“Brilliant Base for Brighton” Great location just outside of central Brighton. Only 5 mins walk to the nearest bus stop and train station. The place itself is amazing. Everything in it is practically brand new. The rooms are very nice and well furnished. Kitchen was well supplied and beds were very comfortable even the fold out sofa.

“Peaceful” Though it was stormy outside, the house is quiet and cosy, and watching the wildish weather from the front conservatory in the warm was quite a winter treat. Accommodation is very good, and position for Brighton and surrounds perfect. We love a sea view and that is exactly what you get. There are immediate walks outside the front gate, and there are also the promenade walks a very short distance to and beneath the chalk cliffs. Don't know if this is the norm, but we had a warm and personal welcome from Geraldine on arrival - whatever, the accommodation itself and position provide all you will need for a great break.

“Great break” 8 of us stayed in this property with a dog. Everything was thought out so well. We only needed to take food and ourselves. The house was like home from home. Beautifully laid out with every possible thing we needed. Including tennis rackets, balls, books, bbq every utensil possible. Nothing was not there. The house is in a perfect location just far enough out of town you can walk to and so close to the park and beach for the children.lots of lovely restaurants and bars nearby. We even walked to the railway station on several occasions and went into Hastings. We had the perfect weekend. I would recommend this to any family. Was so nice to be able to take the dog too.

“Excellent location in Brighton” This basement flat was in an excellent location in Brighton, being only a couple of minutes walk to the seafront and five minutes from the main attractions, shops and restaurants. There was a bus stop outside the gate to the railway station. The flat was we'll decorated, had two TV's and the bed was very comfy. The free wifi was very handy too. Carl, the owner, was very helpful and answered all our queries promptly.

“Fantastic flat, quiet, beautifully appointed and close to Brighton” Spent 3 nights here with fiance and parents. Quiet, spacious, spotlessly clean with everything we needed for a great stay. Really comfortable bed, lovely bathroom and large lounge/dining/kitchen. 30 minutes pleasant walk into Brighton and also v close to bus and train. Great communication and information from our hosts, who were incredibly accommodating - couldn't fault it or them.

“Excellent,Babs was fantastic” I would thoroughly recommend this B and B.Ideal position close to town and beach .Babs was wonderful and we wouldn't hesitate to come back.There is plenty of free parking but may be useful to guests if Babs had a map to highlight these for future guests.

“Great stay” Fabulous apartment in a brilliant central location. Had everything we needed and was in walking distance of everywhere we wanted to go. The only negatives were the broken bin and extra door locks hanging off but didn't ruin the stay. Would definitely stay again
