What type of property should I buy?

You've decided where you want to buy, but now you just need to choose what kind of holiday home you want.

Before you make any final decisions ask yourself a couple of questions:

  1. What kind of rental property is going to attract holidaymakers?

  2. What should you avoid when looking for a buy-to-let property?

A few further points to think about are....

  • Cater for the masses. Look at the property from your potential guests' perspective and go for a property with mass appeal. If you want to rent it out when you're not there then try and avoid anything too individual.

  • Be blown away. Look for Unique Selling Points (USPs) - from stunning views to luxurious balconies, every home has them and they'll give your property immediate marketing value.

  • Look to the future. Consider paying a little more to get more back in the long term. Direct sea views may come at a slight premium, but they will also boost your property's appeal to holidaymakers.

  • Hit the target. Think about what kind of holidaymakers you want to attract. If you want to appeal to families, then a spacious villa is better than a studio property.
