Call for property free zone along Bulgaria's Black Sea Coast

Experts are calling for a property free zone on Bulgaria's Black Sea Coast. The coastline is one of Bulgaria's most popular tourist areas, but there are fears it is becoming overdeveloped.

The Black Sea Coast is also extremely popular with those investing in holiday apartments in Bulgaria, according to The Move Channel. Investors and tourists alike are attracted by the region's sandy beaches and attractive rocky coastline.

However, some experts feel that the Black Sea Coast has become "a victim of its own success" and is danger of becoming extremely overdeveloped. There are also concerns that local residents are being denied free access to the beaches as tourist developments are built.

As a result, architects and politicians in Bulgaria are calling for a construction free band to be introduced on the coastline, like Spain's Ley de Costas (Coastal Law). This would prevent development within 100m of the sea.

"The Black Sea Coast needs a zone absolutely forbidden for construction," said Borislav Vladimirov, who wrote the planning bill. "Such laws already exist in Croatia, which have ultimately led to the demolition of buildings...Furthermore, municipalities should become owners of the beaches - not only the small, but the main beaches, too," he added.

Supporting Vladimirov, Georgi Nedelchev, deputy mayor of Bourgas on the Black Sea Coast, said: "Beaches are supposed to service the tourism industry and while the state wants to make a profit from them, construction there has resulted in negative trends in tourism."
